When Strategic Holdings purchased the property in December of 2017, the seller provided SH a rent roll and lease signed by the tenant showing a zero security deposit therefore Strategic Holdings received zero credit for a security deposit paid by this tenant Strategic Holdings has no record of the tenant ever paying a security deposit for this unit If the tenant can show evidence that a security deposit was paid at some time in the past prior to SH owning the property, SH will refund the tenant's security deposit minus any cleaning or damage fees even though SH never received the appropriate credit from the seller SH has requested a past lease or other evidence from the tenant showing that a security deposit was paid and is waiting for her response

Complaint: I am rejecting this response because:I am rejecting this response because: I received a message from ###-###-#### on November 20, at 3:19PM which stated Hello, Please contact the Leasing Office at Camelot ASAP concerning your expiring leaseMust give a day written notice before vacatingOn November 20, I then reached out to Camelot apartments and spoke with the leasing office manager who stated even though my lease was expiring I would have to submit a day notice and come pick up a move out check listI asked the leasing office manager MrsS [redacted] if I submitted my day written notice on November 20, did that mean that I would be responsible for the full month of DecemberShe stated no the rent would be prorated because my written agreement would end on 12/21/She then gave me the prorated rent amount which was $If the information that I was given was incorrect I do not feel that I should be held accountable or be charged for the office managers incompetenceAfter November 20, I contacted the leasing office and spoke to MrsS [redacted] numerous times to make sure that everything was in order and that I did not have a balance on my account after I moved outEvery time we spoke she reassured me that everything was in order and as far as she could see I did not have a balance everything was paid in fullI have also spoken to Denise which is agent in the company's billing department who stated that I was correct the rent should have been prorated if I did turn in a written notice and I should not have been charged the full month’s rent she also stated that when my move out profile was sent to her it never indicated that the rent was supposed to prorated which was not a major problem all she had to do was reach out to the leasing manager and confirm that I did turn in a written noticeI have read over my lease and I have discussed my lease with the apartment manager and it does stated that there is a specific date in which I have to turn in my day notice long as it is day prior to my evacuation of the premisesI also think that it is very rude that I have been trying to speak to someone in the corporate office for two weeks now I have called countless amount of times and left over a dozen voice message to get no responseI have also tried emailing Susan Levine who sent me an email on February 2, at 8:24AM informing me that the leasing office would be contacting me soonI contacted the leasing office on February 5, and spoke with MrsS [redacted] who stated the email was incorrect they would not have any information on the matter since corporate was contacted and I would have to wait on a response from corporate which I have not received yet Regards, L [redacted]

After reviewing her Letter, Lease, Ledger, and Notice Vacate, I believe that all charges are accurate. Residents lease ended on 11.30.2017, auto renewing on as a month-to-month resident until a renewal lease is signed, or the resident vacate the unit. The resident's signed lease,
Section 2:Term, states, ‘At the end of the lease term, this agreement shall automatically renew as a month-to-month tenancy unless days or more prior to the final date of the lease term, either party gives written notice of termination or intent to vacate as required by this agreement, or unless the parties agree otherwise in writing.’ Resident did not give written notice to the office until November 21st 2017, days prior to the lease ending and only days prior to resident vacating unit. In Section 7: Rent Increases and Lease Contract Changes, The lease states ‘If, at least five (5) days before the advance move-out notice deadline referred to in this agreement, Owner give written notice of rent increases or lease changes effective when the lease term of renewal period ends, this agreement will continue month-to-month with the increased rent or lease changesThe new modified agreement will begin on the date stated in the notice (without necessity of Residents’ signature) unless Residents give Owner written move-out notice in accordance with this agreement. In the resident's Notice to Vacate, she explains that she received notice on November 9th that her lease was expiring. The only notice we provide to residents about their lease expiring is the renewal noticeThe renewal notice shows any increased rent, as well as notifying them of any changes or additional feesOur month to month fee was increased to $100, this information was provided in our notice to the residentPer the resident's notice to vacate letter, it appears that she did receive the renewal notice making the charges valid per her signed lease agreement. The charges that the resident is questioning are correct and valid

We spoke to MsH*** yesterday and explained to her that we would be refunding her the prorated rent that she was asking forWe revised the move out and processed the check request yesterdayWe are sending the check out today via Fedex to MsHannah to her confirmed address

On November 20, 2017 I then reached out to Camelot apartments and spoke with the leasing office manager who stated even though my lease was expiring I would have to submit a 30 day notice and come pick up a move out check list. I asked the leasing office manager Mrs. S[redacted] if I submitted my 30 day written notice on November 20, 2017 did that mean that I would be responsible for the full month of December. If the information that I was given was incorrect I do not feel that I should be held accountable or be charged for the office managers incompetence.
