Your complaint has been reviewed, and in no way have we violated the contract that you signed, or the standards of practice set forth by the International Association of Certified Home Inspectors standards of practice ( https://www.nachi.org/sop.htm )We have determined that no refund is warranted as the inspector followed all guidelines outlined in the INTERNachi SOP which was made available to you along with the agreement you signed Specifically I will point out regarding the crawlspace section article IV line Adetailing that the inspector is not required to enter a crawl space that is not readily accessible, or where entry could cause damage or pose a hazard to him/herself, and regarding the roof section article III that the inspector is responsible only for reporting observed indications of active roof leaks, and article IV line Bdetailing the the inspector is not required to predict service life expectancy of a roof If you were confused about what a home inspection was, a simple look at section states: A general home inspection is a non-invasive, visual examination of the accessible areas of a residential property (as delineated below), performed for a fee, which is designed to identify defects within specific systems and components defined by these Standards that are both observed and deemed material by the inspector The scope of work may be modified by the Client and Inspector prior to the inspection process The general home inspection is based on the observations made on the date of the inspection, and not a prediction of future conditions The general home inspection will not reveal every issue that exists or ever could exist, but only those material defects observed on the date of the inspection If you need further clarification of the agreement you signed, and the rules set forth for lisenced home inspectors I will be happy to help

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this does not resolve my complaint After reviewing past claims against "A Better Inspector", I do not accept these documents as any resolution to any of my complaintsI personally have been able to review the crawlspace and attic of my residence that you once claimed you could not fit and later notated that you were not responsible for inspecting per your agreementWhen a homeowner hires a home inspection company they (I) expect that the complete residence be inspected as if you the inspector were buying the property yourself, otherwise the inspection is uselessWhy hire a home inspector if they cannot inspect the bare bones of a property? Your company is a piss poor excuse of a home "inspector"There would be no issue if you simply would have completed the simple inspection a home buyer would expect regardless of any contract or agreementIn terms of an agreement, maybe you should consider explaining the technical details of what you will and will not inspect as a homebuyer initially contacts youI have purchased a home that needs a $8k roof and has plumbing issues due to a shady inspectionI expect a full refund to my original form of payment Regards, [redacted]

I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this does not resolve my complaint.
It would be beneficial that this "home inspection" company provide a refund to me in the full amount as they have provided an unethical service. On a separate note, the "chimney" that needed the mortar cap had leaks around the perimeter/flashing and was not secured to the structureIt would actually wobble as pressure was applied

Your complaint has been reviewed, and in no way have we violated the contract that you signed, or the standards of practice set forth by the International Association of Certified Home
Inspectors standards of practice ( https://www.nachi.org/sop.htm ). We have determined that no refund is warranted as the inspector followed all guidelines outlined in the INTERNachi SOP which was made available to you along with the agreement you signed.  Specifically I will point out regarding the crawlspace section 3.3 article IV  line A. detailing that the inspector is not required to enter a crawl space that is not readily accessible, or where entry could cause damage or pose a hazard to him/herself, and regarding the roof section 3.1 article III that the inspector is responsible only for reporting observed indications of active roof leaks, and article IV line B. detailing the the inspector is not required to predict service life expectancy of a roof.  If you were confused about what a home inspection was, a simple look at section 1.1 states: A general home inspection is a non-invasive, visual
examination of the accessible areas of a residential property (as
delineated below), performed for a fee, which is designed to identify
defects within specific systems and components defined by these
Standards that are both observed and deemed material by the inspector.
The scope of work may be modified by the Client and Inspector prior
to the inspection process.
The general home inspection is based on the observations made on the
date of the inspection, and not a prediction of future conditions.
The general home inspection will not reveal every issue that exists
or ever could exist, but only those material defects observed on the
date of the inspection.
If you need further clarification of the agreement you signed, and the rules set forth for lisenced home inspectors I will be happy to help.

We are only required to enter crawl spaces with clearance of 36" or greater. The crawl space on this property only had 17" of clearance, a small enough entrance that the very skinny termite inspector could not even gain access. The inspector did report and photograph everything he could see. The...

roof was in good condition, and newer in age, and this is shown in the picture in the report, however there were structural problems in the attic that were reported that may have led to problems if they were not fixed. There were no plumbing problems at the time of the inspection, and we do not have the ability to predict the future. As for the report, we never said same afternoon, our terms of service clearly state it will be made available within 48 hours, it was sent the next day and viewed on that day by his Realtor, however he had only provided us with his work email, which he claimed was not receiving the report email, we were given a second email address the next day, at which time it was sent, and viewed by the customer, our report system clearly shows all the dates of when emails were sent, and when the report was viewed, and it is logged. The fee for the inspection was $430, not $500, and this included $50 for the termite inspection, his check was deposited on Monday,  since his inspection was on a Saturday, and banks were not open on Sunday , we do not control the speed that the banks process checks
