Review: This was a home inspection, many items were not tested, it was a half fast job and cost me over 1000 in repairs that could have been taken care of by seller had this inspector done his job. On top of this I was charged for a radon test, he claims he put the canisters in the basement but were no where to be found, instead there was a rug missing and all doors were left open, he was the only one that had access to the house besides the realtor that gave him the lock box code. I attempted to call and left 3 voice mails with no response, because he knew he could not produce the radon cansisters. He claims the realtor would not let him back in which is not true, he would not return our calls to go back in.

I also asked and my realtor tried getting an invoice and he would not give us. He charged me 650 plus 120 for a radon test, I had sent him an email asking for half this amount returned to me, which is very generous considering it cost me over 1000 in repairs and the loss of a rug est 300. He said he would not pay me anything. I feel I was treaded very unfairly and literally robbed...Desired Settlement: I would like a refund of 320.00 which is more than fair on my part, considering the loss I suffered.

I am writing this letter in response to a complaint you have received against my company. Sorry for the delay as I was out of town for several weeks. I was contracted by [redacted] to perform a home inspection, wood infestation, and radon test at the property he was purchasing at [redacted] in [redacted] Pa. The house was a forclosed property and bank owned. The bank agreed to the inspection but was not going to fix anything according to **. [redacted] real estate agent [redacted] and the inspection was to be used to insure there were no major issues with the house. **. [redacted] paid $575.00 to me for the cost of the inspections, not the $650.00 he claims. I will be glad to email you the report as it is 50+ pages in length and includes the invoice. **. [redacted] claims that there were items that did not operate after the inspection was performed such as a microwave and amount of fuel in an underground propane tank. These items are not part of the inspection under the National association of home inspectors standards of practice which was given to **. [redacted] prior to the inspection and again in the inspection report itself. I had left radon canisters in the home to be retrieved 2 days later during that time I received a phone call from [redacted] saying the bank had removed the lockbox due to **. [redacted] freely going in and out of the house at will and the house had been left open. [redacted] stated to me that a represenitive from the bank would allow us to perform another radon test, but I never heard from them. I did agree and told **. [redacted] in a return E-mail that I would do a radon test for him at no charge. **. [redacted] said that I never responded to him, enclosed is a copy of the e-mail that I did respond to him and did indeed offer to test the radon for him. I feel that I have performed my job well and deserved to be compensated for my performance and will not issue a refund, however the offer to perform a radon test still stands with no charge at all.

I am rejecting this response because:

I closed on the house on July 1st, he did not leave canisters and his email was in response to mine on 10-31, 4 months later after I left 3 voice mails, bottom line is I do want him back in my house since there was an item stolen and he lied about ever putting canisters in the house, instead a rug was missing. Job was half fast did not go on the roof, did not check all the other items I had mentioned and it is up to me to see what the bank would cover, not an opportunity for him to decide he will not do a thorough inspection because the bank was not going to pay for anything. Its obvious nothing will happen from this and its a shame that their are contractors like this doing business out there.
