A-Concrete Inc., [redacted] was contacted by the [redacted] during the first week of May in and requested an estimate on the front porch and step replacement A time was confirmed with the customer and Mike, A-Concrete Inc.’s estimator, came with me to the [redacted] ’ residence Mike and me measured and gathered more information for a proposal that was later sent the same day via email The architectural changes were discussed with both Mrand Mrs [redacted] at the initial meeting about placing concrete in the area around the window well where a flower bed had been prior At this time in the appointment Mrs [redacted] went into the house Further discussion of slope and meeting the existing heights of the two doors and driveway were discussed with Mr [redacted] only Mr [redacted] was in agreement with what was going to be created and what need from the original pour of the concrete in when the home was built I recall Mr [redacted] stating that the concrete may have been replaced in due to sinking A proposal was sent and accepted by the [redacted] Work began on May 18th The old porch was removed by using a jack hammer and the torn up concrete was placed in a wheelbarrow and hauled away Road base was placed and compacted and then forms were placed where the concrete was going to be poured The front step was formed Mr [redacted] had come home and observed the process Mr [redacted] did not say anything to any of the crew members at this point about any of the forms which is an outline of what the concrete porch will be Concrete was delivered and placed in the formsThe concrete was troweled and broomed and forms were pulled by 4:pmOn May 19th 2016, A-Concrete Inc., received a call from the [redacted] requesting me specifically to come out and look at their front porch Upon arrival, Mike and I met with Mrand Mrs [redacted] I explained that we have four existing elevations to work withThe first was the height of the door to the houseThe second was the height of the window well The third was the height of the man door into the garage and fourth was the drastic slope of the existing drivewayI explained that we have step riser codes to follow so that if someone fell on their steps it would not create a liability for them We talked about several options such as, removing the top section of the driveway so that we could eliminate the porch’s side slope We agreed to remove two-thirds of the porch and also the top section of the driveway Mr [redacted] agreed that this would help with walking in front of the garage during the winter because the driveway is very steep and hard to maneuver during the winter months I explained that fixing the driveway would be an additional $1,The [redacted] accepted and work was scheduledMay 24th A-Concrete Inc., was contacted by the [redacted] and they requested I come back out again to discuss the job further At this point they were still concerned with leaving the step So I agreed to take out 100% of the porch and step and still do the portion of the driveway I had to explain several times what it was going to look like, and used my level to demonstrate the new elevations They were very slow to understand what I was explaining however, Mr [redacted] seemed to understand that we built it to code and why we built it the way we did Mrs [redacted] never entirely understood and repeated the same statement over and over that it is poor workmanship I explained that the finish, structure, and integrity of concrete is good, and it’s ascetically pleasing Though, Mrs [redacted] disclosed she did not like the designI explained that code regulations were almost non-existent in the 1978, and today’s standards require us to provide services at a much higher standard I agreed to replace the porch and driveway if they paid $2, I never asked for money up front and trusted that the customer pays in full at completion of pouring Mrs [redacted] left and went into the house after she expressed her upset with her husband for agreeing with our solution I asked him for payment regarding the work completed and he went into the house and got $1,When Mr [redacted] returned, he asked if I would accept that amount and I agreed Mr [redacted] had me sign a paid invoice for the porch and stated he would pay for the driveway portion once completed Once again the job was placed on the schedule for the next day On May 25th Mr [redacted] called A-Concrete Inc., and requested to take the job off the schedule and he would call to reschedule at a later dateHe never called to reschedule A window well cover can be purchased to fit inside the window well I also agreed to make the small porch 1/feet larger just to make more room for their rocking chairs at no extra charge I feel I have made every effort to make Mrand Mrs [redacted] a satisfied customer I would offer to redo the porch at the already paid price and we would not disturb the driveway The porch would slope drastically where it meets the driveway because the driveway is very steep This might be the solution they are looking for Reimbursement is not an option because I do not feel I have been given a chance to change the design and that is the complaint Also, the lesser slope increases the chances of water not draining away fast enough and going into their window well There is associated risk with the design the [redacted] are asking for, water intrusion, and also side slope matching up to the existing driveway This could be a problem in the winter months since the porch is north facing I hope we can work together to come to a resolutionJustin J [redacted] , [redacted]

Complaint: [redacted] I am rejecting this response because:We REJECT the offer made by A Concrete, Incto redo the porch/step without disturbing the driveway based on the following reasons and inaccuracies in Justin J [redacted] ‘s report:We are including the original complaint here, with a few added comments (in parentheses), followed by numbered inaccuracies and discrepancies.We have lived at [redacted] since the house was built in (years) The cement step had sunk down from the front door and the sidewalk had also dropped down from the landing in front of the side door leading into the garage.We requested an estimate from A Concrete, Inc., [redacted] in May, My wife and I met with the estimator (Mike) and discussed the job There’s a small area of ground around the window well that Mike told us was probably the reason the cement had dropped With his suggestion, we decided to have that area filled with concrete, which would make a nice porch area where we could put two (2) lawn chairs and a small table (That area had always been filled in with paving stones, and accommodated a person glider It was never a flower bed.)We were told there would have to be a slight slope for drainage, which we understood and agreed to We have been planning on attaching a cover to the outside top of that window well.My wife felt comfortable in going back into the house after the major decisions were made for the cement work.We received the estimate via e-mail and decided to accept the $1,charge for the job I called the A Concrete, Incoffice, [redacted] , and set up for the work to be done We had stormy weather that day and the work had to be postponed until 5/19/ I had to work that day but was able to be home around 12:30pm By the time I got home, the old cement had been removed and the forms were being put up to receive the cement at 2:00pm.The work was finished by approximately 4:30pm that same day We went out to look at it before the workers left We were immediately uneasy with what we saw We were told we could walk on it the next morning As soon as we began walking on it, we were dismayed and upset There are NO areas where the cement is not leaning in one direction or another When you step out of the house, down onto the cement slab step, you feel ok until you take a few steps toward the front, then the cement dips unexpectedly right at the front when you need to step down to the sidewalk It makes you feel wobbly and unsure of your footing After you make that step down to the sidewalk, you begin to loose your equilibrium because the sidewalk leans both to the North (front yard) and to the West (the driveway) all at the same time It’s very unsafe and dangerous.We waited another day before putting our new lawn chairs and little table on the new cement When we were able to put them out there and sit on them, we were completely upset They are rocking chairs, and when you sit in them they lean so far to the front that you feel as though you are going to roll right out of them.We put a marble on the little table and the marble rolls off We put the table and marble on many areas of the new cement, step, sidewalk and porch, and the marble rolls at different angles at each place the table is put They put cement clear to the top of the window well around half of it, sloping down to about ¾ inch on one side, making it completely impossible to ever attach the window well cover! Falling into the window well is another hazard (They have actually sloped the cement to such a degree that rain will flow directly into the window well causing possible water damage to our basement.)Down by the driveway there’s an area of jagged cement sticking up above the sidewalk at the edge making it a tripping hazard.We find it impossible to live with this cement job! We called and requested Justin J [redacted] come out to discuss the options We had not yet received a bill or paid any money toward to job MrJ [redacted] came out (for the first time) on 5/18/ The estimator, Mike was with him He listened to our complaints and promptly told us NOTHING could be doneIn total dismay, my wife had to fight back tears.We were told it was done to Code and that’s all that matters He kept saying it wasn’t a workmanship problem We were told that code says the steps have to have a six (6) inch riserAfter what seemed like a long time he decided the only way to fix the over sloping was to tear out the top section of our driveway, make it level for some feet, then slope it down, at a steeper angle, to meet the front part of the existing driveway Then he would tear out 2/of the sidewalk and porch and be able to make it more level This he would do for an additional $1,000.00, making the total we owed him $2, Oh yes, he would throw in a few more feet of concrete to extend the porch further out into our front yard.Again, we were told this was the only fix! We felt we had no choice We agreed to his suggestion and set up for the work to be done the next day.We were never comfortable with what he proposed we do to the driveway It’s already very sloped and this would make it harder to walk up or drive up, not to even mention the looks of it.We were also not comfortable with having to keep this scary and dangerous step After talking to family and friends, we decided they at least would have to remove all of the concrete and start completely over Justin was called again and he and Mike came back over the next morning.This time, during our discussion, he told us the step riser can be anywhere between inches and ½ inches This opened up a whole new area of discussion Justin said he chose to give us the inch riser Had he chosen the ½ inches instead, this would have lowered the entire porch/sidewalk between ½ inched and inches, allowing for less slope everywhere and also allowing room at the top of the window well for a cover to be installed This would have made the cement very much like our original front step and sidewalk, which we always liked until it dropped.He would not budge on anything he said He accused my wife of not even being out side when the first estimate was done When she said, “yes I was”, he remarked back, “well, not very long”He still refused to give us ½ inch risers, but he would tear out all the concrete and start over We still had to accept the horrible driveway suggestion At another point, when he was talking, I shook my head just to acknowledge that I heard him He immediately looked at my wife and said, “see, he’s shaking his head He agrees with us!” My wife looked at me in frustration and scolded me a bit, then looked at Justin and said, “don’t you try to pit us against each other” After what seemed like a long uncomfortable time, we finally felt we’d been pushed into accepting his proposal We told him after the work was done to our approval we would pay him in full He flat refused this and demanded full payment of $2,up front or they would not come back! My wife went into the house I stayed and talked to Justin Again, he wouldn’t budge He wanted all the money up front or they wouldn’t return When I spoke to my wife, we felt we had little if any choice I asked Justin if he’d take the $1,and he jumped at that suggestion We felt harassed and manipulated, but gave him the $1, We requested and received a signed/dated paid receipt.After finally having a little time to think about all of this, we realize we cannot live with this unsafe uncomfortable concrete job.Our friends and family are all shocked at the dangerous uncomely concrete job we now have We have had another professional concrete company give us their opinion and suggestions and have been told they can fix the cement to our liking as well as to code without having to change the driveway.We need our money back from A Concrete, Incas well as to have them come remove all the concrete they poured Justin J [redacted] did NOT come along with Mike (the estimator) when the original estimate was done! Mike came alone! Justin did NOT do any measuring or gathering of information for the original proposal to fix our step/porch That was done by Mike, the only person who came to do the estimate We trusted/believed that A Concrete, Incand the workers were professionals and could be trusted to give accurate advise as well as to do the job well, make it safe for future years of use, be attractive and of course, be done to code The job and communication have proven our trust was not warranted The original step and sidewalk were poured in when the house was built It was done to code at that time, looked good and worked perfect for approximately years until it dropped a little and was replaced with a new step and sidewalk that looked and worked just as well as the original for the following years until needing to be replaced just recently Pictures show the original step/sidewalk to be very nice We expected this cement job to be basically the same in looks with the exception of it being raised back to the correct height and the addition of the area around the window well being filled in with cement That area was NEVER a flower bed We had filled that area with paving stones, making it perfectly suited for our three person glider We never asked for nor desired the cement to be extended further into our front yard That was suggested by Justin in his effort to fix the messed up cement work.His proposal to rework our driveway would have caused an unattractive and DANGEROUS situation from then on Only wheels of any vehicle would fit on the flat surface at the top, with the steeper slope being situated right where the car doors would open Instead of the driveway having one steady slope, as it does now, it would have three different levels, making walking and shoveling nearly impossible We looked out every-so-often when the forms were being set up We are not the professionals, so it looked to us like things were being done correctly The forms seemed to be in the correct place, but the different slopes of the cement were not obvious until we were able to actually walk on the cement the next day Justin claims he was not given the chance to change the design, but this is not an accurate statement We called him two different times, trying to get him to work with us to correct this dangerous cement job to something acceptable He was unwilling or unable to fix the problem that did not exist before his company poured the cement The company did not require any money down before the work was done, however, he demanded all $2,paid up front before they would do any further work He punctuated this demand by saying “or we won’t come back!” What Justin seems to perceive as my wife “never entirely understanding”, is a degrading and demeaning statement She understood full well what was being said, but rather, could not believe it when Justin said “NOTHING” could be done, except to make a mess out of the drive way in addition to the now unacceptable step/porch area Justin led us to believe the code for risers is six (6) inches It wasn’t until his second visit that he admitted the code was between six (6) inches and seven and one half (½) inches Justin makes another miss-statement when he says I gave him $1, I gave him $1,and had him sign and date the Invoice, # We are a couple in our early 70’s on a fixed income, supplemented by my job We plan to remain in this home as long as possible We felt it necessary to have a new cement step/landing/side-walk and landing by the side garage door done now in order to make it safe for we and our company to walk on The cement job A Concrete, Inc./Justin J [redacted] has left us with is far more dangerous to our well being than what was removed It is unacceptable and so is the fix that Justin suggested He has been unwilling or unable to comprehend our concerns, or to suggest any acceptable remedy We have been met with a stubborn unpleasant demanding and manipulative demeanor An effort to transfer the blame for this unacceptable concrete job over to us is obvious in his response when he states, “Mr [redacted] did not say anything to any of the crew members at this point about any of the forms“ It is NOT the responsibility of the customer to oversee the job being done by the crew! We have dozens of photos and many minutes of detailed video showing the poor workmanship, extreme sloping and unacceptable concrete job done by A Concrete, Inc We have five (5) people ready to write signed notarized statements about their opinions and experiences with this concrete Two (2) people have already tripped on the poorly finished concrete We have spoken with our insurance agent and will supply any pictures/video/statements necessary if anyone incurs injuries caused by this concrete We need our $1,returned and A Concrete, Incneeds to remove the concrete they poured without doing any damage to our property! Complaint: [redacted] I am rejecting this response because:Once again, we REJECT Justin J [redacted] ’s (A Concrete, Inc.) response to our complaint.You have misconstrued and twisted nearly every factYou managed to intimidate us into paying you with fear tacticsMediation is out of the question You have demonstrated your communications skills, we’re living with the unacceptable dangerous concrete work done by your company and it’s obvious customer satisfaction is not your priority See attached pictures.We want nothing more to do with A Concrete, Incor Justin J [redacted] with the exception of having our $1,returned immediately so we can have this totally unacceptable and DANGEROUS concrete job removed and replaced!
