What a company! AJF is an outstanding home inspection company. We work with them daily and recommend them to all of our clients. Not only are they very responsive to us but to our clients as well. They will answer any and all questions someone may have when it comes to the inspections of their homes. Sharon and Paul are sensational to work with and I would personally recommend their services to anyone.

I have worked with AJF for several years. Being in the termite industry you meet with a lot of home inspectors, some good, some bad. AJF clearly has built a team of inspectors that have been highly trained and are excellent in all aspects of inspecting a home. I have personally referred clients to them and they all have be very happy with the service. Five star company in all aspects.

I was referred to AJF through The Matheson team while purchasing my new home. We had a very good experience while working with the inspector. He was very professional and knowledgeable as he presented his findings from the inspection. We felt the inspector discovered and discussed with us all relevant matters, and after being in the house for over 6 months there has been nothing identified that was not already brought to our attention from the inspector. We would highly recommend AJF to any of our friends or family in need of a home inspection.

AJF Engineering offers the following response to Mr. [redacted]’s complaint:

1. On February 19, 2014, AJF Engineering conducted a termite inspection for the buyers of Mr. [redacted] home as part of the real estate transaction.  Mr. [redacted] is the owner of the home that...

AJF Engineering inspected.  Mr. [redacted] is not our client and did not pay for the termite inspection, nor did he hire AJF Engineering to treat the property for termites.  Since Mr. [redacted] did not hire AJF Engineering to inspect or treat the property, he has no right to complain about a service that was not provided to him.

2. AJF Engineering completed the termite inspection on the home Mr. [redacted] owns at 233 W. Leah Avenue; Gilbert, AZ.  The AJF Engineering termite inspector is licensed by the Arizona Department of Agriculture (DOA) and must follow all Arizona laws and regulations that apply to the termite inspection.  A Wood Destroying Insection Inspection Report (WDIIR) (so-called termite report) was prepared by AJF Engineering (see attached report).  Section 8A. identified evidence of termites as shelter tubes or stains and the graph on page 3 of the report indicated the shelter tube/stain was located at the garage east foundation stem wall.  Section 8A., line 2 also stated that no active insects were observed.  The Arizona DOA requires that the termite inspector identify any evidence of termites – either an actual shelter tube or shelter tube stain (i.e., tube has been removed and stain is left behind).  The AZ DOA does not care whether there are active termites at the property.  They require the termite inspector to identify under Section 8A. all shelter tubes and/or stains observed by the inspector.  The termite inspection and WDIIR were completed in accordance with the Arizona DOA requirements.

3. When the termite treatment company ([redacted]) arrived at the property, Mr. [redacted] alleges that “he could find absolutely no evidence of termite activity whatsoever.”  AJF Engineering contacted [redacted] and obtained a copy of the termite treatment proposal (see attached).  The termite treatment proposal clearly shows that subterranean termites were observed at the garage wall (T with a circle around it).  I spoke to [redacted] and verified that the T with a circle is the symbol that they use to identify evidence of termite activity.  Based on the above, Mr. [redacted]’s contention that [redacted] could not find evidence of termite activity, is not true. 

4. Mr. [redacted] (and his realtor) alleges that AJF Engineering has a monetary stake in finding evidence of termites.  His complaint alleges: “In speaking with my Realtor, he said there are home inspection companies out there that will say they found issues with a home even when there are not in the hope they can 1. Be part of the re-certification. 2. They provide the actual service that would rectify the issue they supposedly found or 3. They hope to refer the work to someone they are in alliance with to receive referral monies from that business.”  AJF Engineering has been conducting termite inspections since 2005.   AJF Engineering does not treat for termites, nor do we have any monetary interest in the treatment of the property.  We are simply asked to conduct a termite inspection in accordance with state standards.  We could care less whether Mr. [redacted] treats the property or not.  That is his decision.  His allegations that we have a monetary interest in the treatment has no basis in facts, is a bold faced lie and slanders the reputation of my company that I spent 18 years building.

In conclusion, Mr. [redacted]’s complaint is fabricated and has no factual basis.  I can only assume that he complained to the Revdex.com in an attempt to extort AJF Engineering into paying for a portion of the termite treatment.

AJF Engineering has been a member of the Revdex.com for more than 15 years and has an excellent rating and reputation.  I respectively request that the Revdex.com remove this complaint because AJF Engineering did not provide a paying service to Mr. [redacted] and the facts do not support his complaint.

Folks,

if you are buying a house and you are relying on this group to provide you with " what might be deficient in the property" ,,, so you may be prepared to seek remedy from the seller...

do not fall under the expectation that you will find out everything..

During my home inspection their inspector completely overlooked a few cracked floor tiles..... so I buy the house and later discover the cracks ....

Well.. that little over-site will now cost me a grand to fix!!!..

when I ask the ajf owner bout this ... They hide behind their mantra of ,,, " we don't report cosmetic issues"....

Well,, they state that the cracked tiles and grout lines are cosmetic and ajf will not make note of them...on the inspection.....

.. a burnt out light bulb,... yes

...a faulty light switch... you betcha..

but a 4 foot crack running through the main hallway..

THAT'S COSMETIC!!!..
