A J Home Inspections Inc

Hiring a professional Home inspector who knows in advance he won't be responsible for any mistakes he does to a home buyer .Dishonest, Incompetent, and 100% negligence.

In Sep. 2015 I called A.J.Home inspection Inc. of Deland FL. to perform an inspection on a house I was planning to purchase. When I moved into my new house 2 months later I discovered a whole long list of very costly misses and mistakes that were never included in the final report. When I contacted the owner of A J home inspections (who was also the Inspector). His response was:
" Inspector's Liability for mistakes or omissions in this inspection report is limited to a refund of the fee paid for this inspection and report. The liability of the inspectors principles, agents and employees is also limited to the fee paid. This limitation applies to anyone who is damaged of has to pay expenses of any kind because of the mistakes or omissions in this inspection and report. This liability limitation is binding by Client and Clients spouses, heirs, principals, assigns, and anyone else who may otherwise claim through the client. Client assumes the risk of all losses greater then the inspection fee paid for the inspection. Client agrees to immediately accept a refund on the fee as full settlement of any and all claims which may ever arise from this inspection."

In short: A.J Home inspections is never responsible for anything only the buyer who hires him, Since unintentionally and being unaware and trustfully, I signed it not noticing this small printed paragraph at the bottom of the page of the contract.
Warning me or even Mentioning any of this to a customer, during the inspection or maybe before signing, would of course work against the of A.J Home inspections interests, getting Scot-free when huge mistakes are discovered later on.
John the owner says now that "IT'S NOT REALLY A SCAM" or a 'dirty trick', because it is 'done by every home inspector'.
Here is his MO: After a short one hour inspection, he tells you everything is fine, nothing really major, and assuring you that the house is "One of the clean houses he has seen". He ask you than to sign a tiny printed one page 'contract' with out reading it or mentioning anything about misses, he claims than that the signature is needed to let him 'By Law' release the final report to the buyer or his agent. Mr. John Mackrodt knows that no one actually reads this 'contract', because everything looks quiet normal. After a few seconds of diverting your attention to small unimportant details, he snaps it quickly, asks for his payment, saying he is in rush, and that he is very busy and has other jobs to attend to. He again repeat that everything is fine and promise to send you the report by email.
Again, he never mentioned that by signing you as the buyer, have just released him of any responsibilities for all mistakes as an inspector.

I have offered to settle if he pays at least half of the thousands of Dollars in damages he has cause as a result of his all his misses (currently $6,500. - $8,000.) ,- he refused. Also he refused my request to provide his license and insurance info. He insisted that by refunding his fee he is not responsible for anything, and would have nothing ever to do with this matter anymore. Finally, in bold letters proclaiming that It was strictly "all my (buyer's) fault".
With this complaint/review I am trying to warn any potential and future home buyer about this particular Home inspection company unprofessional behavior, incompetence and dishonesty, While exposing the industry's hidden secrets.
