My problem is a very bad property company called A&M, run by Mr. [redacted] who was introduced to me as the management company for houses purchased from American Dream Investments who sold properties in Syracuse NY. I purchased one that was said to have around $4,000 of minor repairs and redecoration before it could be rented out to tenants. I wished to let it for a while as I was still studying at University in the UK and hoped to continue studies in Syracuse University later. In the meantime I would let it out. We gave Mr [redacted] the initial amount he set down in his initial cost breakdown. 2 sets of tenants moved in a couple of months later. Then Mr. [redacted] began to ask for more money to do what he said were repairs or replacement of items that were no longer in working order, or there were bills to pay for the city etc. all of which seemed reasonable. Then we he suddenly made a huge demand for an extra 6,000 to cover further costs that he suddenly asked for. As you can see from the photos the house is a small one and should no ahve needed huge outlays. Why did he not mention that in his cost breakdown then at the out set? We then got ever more demands which he said he could take out of the rent. From that point on we never saw any income again other than $386 one visit, in 2010Then we heard that other owners had had their houses trashed by tenants [redacted] was renting to. So we immediately moved to a new management company. They went in to view the house and discovered that the house was waterlogged, that the ceilings were fallind down, that the paint used to redecorate was pulling the plaster off the walls. [redacted] had not been near the property for five months in answer to tenants calls. The tenants were refugees on p/a so the city just sent their rent direct to [redacted]'s office and he had abandonned them. We then had around $12,000 more to do urgent repairs to put the property to right and it still needs further things done in the downstairs bathroom and toilet where the floors were damaged and further repainting of the downstairs to rid it of the bad paint used by [redacted]. This requires the walls to be stripped. My total costs so far have been in the region of $30,000. Insurers came and took photos so did the new agents. We did discover that A&M is not registered as an LLC and can give your proof of this and I feel that he was just robbing me intentionally and playing me for a fool.
