We do not accept this statement as we are still unsatisfied with the work as our bathroom was left unfinished.  We continue to pursue the extra $1000 we paid for our bathroom that was not left as we agreed upon in the proposal. The bathroom was to be paint ready and free of leaks. I will fax the proposal, project scope of work, the contractor’s summary of events, my personnel notes during the remodel, job invoice, and [redacted]’s plumbing and heating bill. We requested and itemized bill of the job invoice as we paid $1000 as a down payment (copy of check provided) and not reflected on the bill.  Provided extra $100 cash for the tub surround as we purchased the wrong one.  Contractor returned the wrong tub stopper we purchased and the contractor purchased the one we needed.  We wanted an itemized bill to show the extra we provided as well as their costs and were not provided to us.There was a miss communication about the “materials provided” as my husband only stated we were buying the tub/shower, vanity, lights, facets, and mirror.  The typed project scope of work was what was discussed except for the added note of furnishing all materials.  Not once did the contractor or his worker question where our materials were and why they were not provided so we were unaware of this miscommunication until now.  We did not have the proposal to refer to so, we were unable to reflect upon and clarify with the contractor throughout the remodeling process.   The typed proposal stated was for the existing plumbing to be inspected therefore if materials were needed it was not communicated to us the customers.  My husband was at home taking care of his 6 month old and 2 year old as he works second shift.  It was not communicated once to him that materials or supplies were needed. As previously stated in the initial complaint “Thursday April 24 (project started April 6). The contractor returned my phone call reassuring me that he was professional and was not out to screw anyone. The contractor then proposed that due to faulty shut off valves in the basement that is why we had multiple leaks in our upstairs bathroom. On the third week, a leak was found under our new vanity when telling the contractor he stated he was aware of and told his worker to fix it the day he found it April 23, but all workers were gone and leak was still present.  He stated his worker must not have fixed it. My husband and I were unaware of the faulty shut off valve until the end of the third week and the contractor suggested other types of plumbing at the third week after multiple leaks and us as home owners unaware why.”  The husband repaired the shut off valves that weekend of April 25 and 26.  We again were unaware we were to furnish materials beyond tub/shower, vanity, lights, facets, and mirror.  When the worker asked to use some glue the husband provided what was in the basement to be nice thinking they forgot to buy some, not we were to furnish proper materials.   The husband is not a plumber, was not informed of a detailed list of materials we were to provide, and/or what was provided was wrong (except we did accidently buy the wrong tub surround and the contractor took care of that for us). Roto Rooter informed us that it was not the correct glue for the piping they were using. As for previous leaks.  As stated in the initial complaint  “Prior to this remodel we had no leaks! (Yes a bucket was left under the upstairs tub by the previous owner, but no water in the bucket since we owned the house in 2010.)”  Yes, the dining room ceiling had a leak BEFORE we owned the house.  So since we owned the house in 2010 we have not had any leaks.  Prior to us purchasing this house there were repairs as those paint marks the contractor is referring to were present when we moved in.  Since we lived in our home October 2010 to April 5 we have not had one issue with leaks.  At the beginning of the second week we were verbally told the bathroom would be done that week.  We purchased flooring with a company that professionally installed flooring.  We were under the impression that when purchasing and scheduling the floor laying by April 22nd the remodel would have been completed.   I am not going to play this he said she said game.  The contractor has his summary of problems described as I have my own summary of problems described.  The husband and I do not have any problems paying for correct and completed work despite all the problems and miscommunications we were having; however the contractor knowing when my husband left for work Tuesday  April 28 ask my husband going out the door for the bill to be paid in full as he was pressed for money and he had people to pay and this project was going on too long. He did not give time for a walk through and/or review the paperwork he provided. My husband in a rush paid the contractor in full and an extra $1000 so he would not be late for work.  The contractor left our bathroom unfinished and would not return our phone calls.  The overall agreement was for the bathroom to be paint ready.   It was not.  Therefore we want our extra $1000 back due to the extensive amount of labor my husband had to put in after they left.  The project is still not completed.  I want to know why the work was never completed.  Here is the list of problems: The walls were not smooth or dry wall screws exposed.  Therefore walls needed sanded again, spackled again, skim coated, and sanded again. Since the complaint filed we have found extensive amounts of more problems.  My husband works long hours and with small children it is taking a long time to complete the bathroom.  The ceiling they installed is now cracking where the exhaust fan was installed.  We hired May 1, 2015 [redacted] Electric due to deficits with GFCI’s triggering when plugging items in.  We assumed that it was standard that a GFCI’s were to be installed upon any remodel close to water.  Due to the condition of the bathroom [redacted] Electric did not charge us for their minor repairs to the outlets as they felt bad. They offered advice to contact the Revdex.com. We do not have a statement as they graciously did not charge us for the minor repair. Our shower was still not used as of June 1 due to walls being completed and painted.  When attempted to use June 1st it was gushing water out of the access panels.  The Husband contacted Roto Rooter to see if their work was guaranteed to fix the shower head.  The gentleman was nice, but declined due to the contractor “A OKAY PAINTING” not providing them with a billing address and not paying their bill. They recommended we contacted the Revdex.com.  We were quoted on our bill (the customer) from AOKAY PAINTING that he paid an estimated $200.00.  June 11, 2015 we hired [redacted] plumbing and heating to repair the leaking shower head with an extra cost of $121.14 and more holes in our wall due poor installation of the shower head and piping.  Below are the pictures of the work (all pictures are time stamped in snapfish if necessary access of the Revdex.com is needed please contact me):Picture one: the access panel wall with large clumps of spackling Picture two: The wall above the access panel rough and unfinishedPicture three: A wall rough and spackling all over (the back wall)Picture four:  Above the shower head the wall not even spackled Picture five: The tub was not even aligned properly and they slapped trim around it (caulking was incomplete – only half the tub was caulked)Picture Six: Outlet cover placed after my husband completed the walls and painted-  outlet Very crookedPicture seven:  Verbally was told our dining room ceiling would be painted before he left April 28 due to the leak and was not donePicture eight: The crack that has developed in our new ceiling stemming from the exhaust fan base Picture nine: The access panels removed and additional hole added to the wall where [redacted]’s plumbing and heating needed to gain access to repair further leaks.  The access panel ripped out of the wall when they gained entry to the plumbing due to poor installation.

First question I asked while performing my walk thru (with each and every customer), "Would you like me to include the material costs or are you buying the materials?" The husband is who I met for the walk thru and he was on the jobsite everyday (exception of one day), right up until...

I sat down with him at his kitchen table to go over the costs. He said they would be supplying all materials for the project. I replied, "Ok, I will just figure up labor costs and explained how there could be more costs seeing how the plumbing is not visible. Day 1: We began getting existing vanity out etc... I sat on the customers stairs to have him sign the proposal. He then said She (wife), wants a swirl ceiling, I explained how I did not figure that additional cost in my proposal. I then offered to have a swirl ceiling done at no extra charge thanking them for there business. He read over the proposal and signed it after I included the swirl ceiling as additional at no additional cost. I also explained from the get go, before ever returning to there residence, that they can simply attach all emails as verification towards a blank contract which I would get to them by the end of the project. My sub-contractor was the one performing all plumbing. He went to the basement with the husband to shut off the water supplies. When he returned to the second story basement he explained how the cold water was hard to turn, rotted, dripping and afraid to break it. I explained for him to turn very slow until it would not turn any further. There is no way the wife could not notice this was leaking seeing how it was at the one o' clock position just above her washer. I had asked the husband where is the glue (he was to furnish all materials), he said he didn't buy any because he had one in the basement he had been using. Sub-contractor used the glue to cap off the water lines for the vanity. This was after we had spent a good hour or so trying to suck all the water out of the water line with shop vac. It turns out that the supply was so bad that it would not turn off all the way (reason being there was a slow leak). The wife called and left quite the rude voice mail, I returned call immediately with concern. She was all happy and said her dad was there they just put some T-shirts under it. This happened once again on a Saturday morning, once again, I returned the call and sent Sub-contractor to address this issue. Sub wasn't even there ten minutes and said it wasn't as bad as she was freaking about. I had 21 trips to [redacted], including returning there new shower surround. The customer purchased wrong unit. I had to purchase joint compound ,screws and many other items. These people were misleading me from the get go. I was also told by the husband he would be doing the priming and painting as well as installing the new floor. Half way thru the project the husband added that he would like the switch replaced for the exhaust fan. Then the next day or so he wanted the receptacles changed over to GFCI and then another day, he wanted all the gang boxes replaced with the plastic ones (existing where the old metal gang boxes). So with all the additional work (including the swirl ceiling) my joint compound was not drying with in the 24 hr period due to all the excessive rain/moisture in the air. Plus having to recut the patched drywall to address small leaking. I suggested we install access panel for the shower for easier access to plumbing, husband did not want that additional cost. Turns out they say that I can not return to finish my project seeing how the flooring guy was coming to install new floor for they didn't know how long it would take. On top of the additional work, the slow joint compound, the flooring guy and everyone being sick I could not return to work on time as scheduled. I explained to the husband that I would get a licensed plumber in there to address the out dated plumbing at no cost to them and if there was any additional leaking etc... they could call Roto-Rooter. Roto-Rooter immediately explained to them all the issues that I tried explaining and repairing. The cold water would not shut all the way off do to bad guts in the shutoffs, existing P-trap was never installed correctly reason being there was a bucket and dish water container placed under the P-trap in the drop ceiling. Roto-Rooter had me run to [redacted] to get access panels to install etc... I di charge for the materials I was running to purchase that were to be onsite and for the additional electrical. While this was going on before I even hired Roto-Rooter , I was standing on the stairs discussing with the husband how he had previous leaks and he replied yes. I said the reason I know this is because there is a light offspray on the crown molding where they had sprayed the water stains from the acoustic ceiling before. I am a home inspector and hold a certificate. I will forward the cost breakdown to the Revdex.com.

Review: We hired A OKAY PAINTING to remodel our bathroom. Prior to this remodel we had no leaks! (Yes a bucket was left under the upstairs tub by the previous owner, but no water in the bucket since we owned the house in 2010.) Upon starting the project the original agreement was for the plumbing to be inspected as we were unsure if was suitable for a new tub. My husband signed the agreement and we requested a copy of the proposal from day one and never received the copy until we received the bill on April 28th, 2015. First week of the project the upstairs leaked down into our dining room. Our one week project turned into a 4 week project. We experienced excessive amounts of water dripping into our downstairs bathroom and multiple occasions where the workers left for the day with the tub and/or sink leaking. During the third week of project we had to lay the floor with continued leaks, but flooring was scheduled and we projected the project to be completed. The contractor reassured my husband and I when the leaks occurred he was upset and told us he “reamed his worker out.” His worker left early because of their discussion. I, [redacted] called and left a very upsetting message due to the extent of the reoccurring leaks and the fact that no contract was made available to us to refer as of Thursday April 24 (project started April 6). The contractor returned my phone call reassuring me that he was professional and was not out to screw anyone. The contractor then proposed that due to faulty shut off valves in the basement that is why we had multiple leaks in our upstairs bathroom. On third week, a leak was found under our new vanity when telling the contractor he stated he was aware of and told his worker to fix it the day he found it April 23, but all workers were gone and leak was still present. He stated his worker must not have fixed it. My husband and I were unaware of the faulty shut off valve until the end third week and the contractor suggested other types of plumbing at the third week after multiple leaks and us as home owners unaware why. The contractor also reassured me that were way under budget and not worry he would get a contract to us as soon as possible and he would not “screw us.” The contractor hired other professionals, roto rootor, to come at his cost to fix the leaks. Upon this professional completing the job he stated that the contractor and his workers were using the wrong glue for the type of piping they using and that is why we had multiple leaks. Upon roto rooter leaving April 24 we tried the shower with the shower head gushing water out of the access panel on our new wall. My husband changed all the shut off valves that weekend of the 25 and 26 after we were unaware they were not working properly. The contractor returned monday April 27 and we gave our list of concerns and repairs. The contractor gave excuses saying he hired roto rooter they should have fixed it. The contractor is the professional we wanted it fixed and to have our bathroom back. The contractor made several comments to my husband that he, himself; the contractor should have just done the work himself instead of one of his hired workers. When I returned home from workthe worker came down april 27 complaining he has never seen so many leaks stating this house was a nightmare and he had no clue what to do. Yes, we had hick ups along the way and we understand that with an old home; however the efficiency and the game playing was not well tolerated. Then the contractor knowing when my husband left for work tuesday April 28 ask my husband going out the door for the bill to be paid in full as he was pressed for money and he had people to pay and this project was going on too long. My husband in a rush paid the contractor in full and an extra $1000 (we were unaware of) due to Thursday, April 23 the contractor reassured me that we were way under budget. The contractor left and never returned to finish the bathroom. We gave him Wednesday April 29 to show. My husband called in the morning April 30 with no return phone call, and then I made phone call demanding it be completed by May 1 or we were reporting him. He made no attempts to return our phone calls. It is now May 16 with the contractor making no attempts to make things right. We are lefts with a stained downstairs ceiling. Our upstairs bathroom is unfinished with spackling on the walls very rough and slapped on. The screws in the dry wall still exposed, and the tub put in improper and uneven, the spigot to the tub loose and water running behind it from the shower. We are very upset to have paid the above contracted price with the contractor not completing his job. The contractor even put in our contract there was a guarantee on his work for one year. I took several pictures of the incomplete work. I have been with an unfinished bathroom since April 6, 2015. My husband now has to take off work to try and fix our bathroom to get the job completed. We also asked for an itemized bill and did not receive one.Desired Settlement: We would really like to have our extra $1000 refunded. We will pay the original contracted price for our unfinished bathroom, but we want the extra $1000 back.

The typed project scope of work was what was discussed except for the added note of furnishing all materials. Not once did the contractor or his worker question where our materials were and why they were not provided so we were unaware of this miscommunication until now.
