I purchased a house *** four years ago in May. It went through an inspection that was done by this company. They said everything was fine. I put my house up for sale on December 2, 2019. The potential buyer had their own inspection done and it did not pass because the furnace system was too large for the house and not vented properly. A-Pro Home Inspection should have caught both of these items but did not. Myself and the potential buyer each had an HVAC professional come out and both stated that the furnace is too large,runs too hot, and was not vented properly. I spoke to the owner of A-Pro and he was very rude and said it was just the HVAC person's opinion. I had to replace the furnace at a cost of $1,590.00. Had A-Pro done a proper inspection these items would have been noted and I either would not have purchased the home or the home owner at the time would have had to replace the unit.

First- I was never rude. She just doesn't want to accept my answer. This inspection occurred four years ago. We can not guaranty any house forever. We offer a 90 day guarantee not a lifetime. The system performed as designed the day of the inspection. Home inspectors do not rate efficiencies only that the system performs correctly. Apparently this system worked fine for four years else we would have heard from the client earlier. No resolution will be forthcoming from us.

I am rejecting this response because: The furnace was too big and it was overheating. The inspector said I have to install a smaller furnace before I can get approved for selling the house. This was confirmed by 2 separate HVAC companies regarding the furnace being too big for the house. They both said it should not have passed inspection when I bought it.

These guys came out to inspect the house I subsequently purchased, and they missed a lot of issues. I just had to buy a new HVAC system. The companies that gave me bids on the replacement said that the inspector should have seen the problem when they were inspecting the house. When I called the business to let them know about it, he got "offended" when I mentioned the fact that they are a Christian business. If it is such a problem, maybe it shouldn't be a major selling point on the homepage of their website. The upstairs thermostat was not attached to the wall, it was just hanging. There was a leak in the laundry room sink and it cost $100.00 to get a plumber to fix it, One of the french doors was completely stuck shut. This was a botched inspection, what else did they miss?

This inspection was performed on 4/1/19, 8 months ago. Any number of things could have occurred in the time. As per the inspection agreement that was signed by her:

Client agrees that any claim alleging Inspectors failure to accurately report a visually observable defective condition of the subject property shall be made in writing and delivered to the Inspector within two (2) business days of discovery. Client further agrees that, with the exception of emergency conditions, neither Client, nor anyone acting on Clients behalf, will make alterations, modifications, or repairs to the subject of the claim prior to a re-inspection by the Inspector. Inspector agrees to re-inspect the alleged condition within 48 hours ofreceipt of written notice by Client, exclusive of weekends and holidays. Client further agrees and understands that any failure to notify the Inspector as set forth above shall constitute a waiver of any and all claims for said failure to accurately report the condition.

But lets break this down:

HVAC- This system was a 1997 system. Typical life expectancy of any HVAC system is 15 -25 years in perfect conditions. Additionally, ground source heat pumps have a higher level of failure. She stated that the system was installed incorrectly in accordance with her HVAC person and that it was leaking in the yard. During the inspection, the system performed as designed and the septic leach field was actively leaking in the same general area as the ground source heat pump field. We cannot predict how the system will perform beyond the day of the inspection. With the septic leach field leaking, it masked any problems with the HVAC system ground field. We noted in the report that there was a leak as well as verbally communicated this with the client at the time of inspection. Further evaluation at that point was up to the client.

Thermostat- My inspector assumed it was for any older system. It did not affect ANY condition or performance of the HVAC.

Leak- Again, the inspection occurred 8 months ago. We cannot guarantee the future performance of any system. We were not notified as per the agreement.

Getting offended- I was not offended that she pointed out that we were a Christian business, I was offended that she tried to use that as a tool to try and manipulate me. We do try to ALWAYS do the right thing. Saying your a Christian business does not mean too roll over and let people take advantage of you!

In closing, we did our job and did it well. No refund will be forthcoming.

I want these facts to be on record:

1. The lateral field for the septic system was nowhere near the ground source field and had no bearing whatsoever on it.

2. Two separate heating and cooling companies stated to me, "This should have been noted on your inspection" in reference to the severely rusted coils in the furnace and to the presence of outside water lines into the unit which indicated the ground source field was leaking.

3. When I called this company and was told 'we only look at the surface', all it took was for the door to be opened to see the additional water lines and pressure valve/gauge but apparently there was a lack of knowledge as to what these pipes indicated (that the ground-source field was leaking.) In addition, the large hole in the ceiling would have required only looking upward. Other surface items that were not noted: that the upstairs thermostat was not even wired into anything but merely hanging on the wall AND that the drain on the laundry sink leaked.

4. To replace the entire ground-source system would cost about $30,000. I agree with the HVAC companies who believe this should have been called out during the inspection as it is a major component of the home and I should have had the opportunity to negotiate the selling price with this information.

5. This is a company that has chosen to hide behind the fine print to attempt to justify their shoddy workmanship. Don't be fooled by the prominent claims on their web site of being a 'Christian company'; they are no better than any other company. In fact, I have been treated more fairly and honestly by companies who make no such claim.

6. I had no expectation that their response to this complaint would be anything other than what it was. My hope is that anyone shopping for a knowledgeable and trustworthy home inspection company will read the experience I have had before making a decision to use them.

In July, 2016 A Pro Home Inspections conducted an inspection of the home I was trying to purchase ***. The inspector found mold issues under the home and the seller agreed to and claimed that he did eradicate the mold. After a few issues with the seller not complying with other issues that he was supposed to repair, I paid A Pro Home Inspections to come out and reinspect under the home to ensure the work truly was completed. The employee of A Pro Home Inspections assured me that he *** "fixed the problem and fixed it right!" Now I am trying to sell my home and it was under contract. On Wednesday, May 22, 2019, the prospective buyer had an inspection done prior to purchase and the company *** found the presence of Mold/fungal growth in many areas of floor structure. I relied on A Pro Home Inspectors when they advised me that the mold was eradicated, and due to their negligence, I am unable to sell my home; the buyers pulled out of the contract and I am left with a costly mess to clean up because they did not use due diligence in conducting my reinspection. When I contacted the company I was told my problem was with the seller who repaired the problem, however if the reinspection was done properly, I would not be in this mess.

This inspection occurred three years ago. Mold growth can be visible to the naked eye within 8 hours. Any treatment that occurred is only as effective as the conditions that original caused the mold growth. If those conditions were not addressed, of course the treatment will "fade" and the mold will return. We can only tell you the conditions that where presented at the time of inspection. We cannot predict future events.

I am rejecting this response because: The issues are thus: There was no mold removal, it was only painted over with *** The reinspection was done several months after the treatment, so the inspector should have seen the mold during the reinspection if, as they say, it can be seen as little as 8 hours after treatment. There was no vapor barrier, which I'm told is imperative to prevent further recurrence. The fact that the inspector reported that the problem was "fixed and fixed right," (his words,) leaves me to believe he was negligent in the performance of his duties. I want a full refund for the reinspection as I feel the inspector did not even enter the crawl space.

I called A-Pro Home Inspections to schedule an inspection. They quoted me a price for an inspection and a higher price to add an air-quality test if it were needed. They sent me an e-mail thanking me for trusting them with my inspection. They sent me another e-mail reminder for my inspection appointment and giving me the procedure for cancelling my inspection if necessary. They sent an inspector who did an inspection. The inspector told me after inspecting my crawl space that there was mold in my crawl space around the area of my improperly-installed vaper shield (btw-he has a side business to repair vapor shields-so he gave me a quote on that). I specifically asked whether there was mold on my supports or flooring because I was concerned that it was getting in the house. He told me no, but recommended the air-quality test to be sure so he did an air-quality test. I called in the following day to pay my bill and paid the higher amount as I had agreed to the air-quality test. At that time, they told me my air-quality test results were in and e-mailed them to me, along with another e-mail thanking me for trusting them with my inspection. They gave me the inspector’s direct line to contact him to interpret the results. I reached out to him for the interpretation and never heard back from him. I then had a mold-remediation company come in to give me an estimates on getting rid of the mold. After the mold-remediation company showed me pictures of my crawl space with mold on my supports and flooring, I reached back out to A Pro to express my displeasure with their services. At that time, they took the position that I had never scheduled an inspection, was never to receive an inspection and that I had not paid for an inspection. They insisted that the inspector had done the inspection "out of the goodness of his heart" and was "doing me a favor" by doing the inspection. They sent me a link to leave them a review. I told them via e-mail that if they made things right, I would leave a review saying that they stood behind their work, or if they didn't, I would leave a review of the facts about how shoddy their operation was run and would report them to the Revdex.com for further action. They responded with an e-mail basically threatening me with criminal charges for slander if I left them a bad review.

Not accurate at all! She requested air quality sample long which we did and sent the results to her. She asked my guy where the mold was coming from and he checked out the crawl space for her as a courtesy for her. He told her that there was mold in the crawl space. No refund will be issued.

No normal human being would call an inspection company, schedule an inspection, RECEIVE MULTIPLE CONFIRMATIONS OF THAT INSPECTION, pay for that inspection and not expect an inspection.
I feel this company's dogged stance that there was to be no inspection is outrageous and their support of the shoddy services they provided via "the boss's nephew" is ridiculous.

It was made apparent during a self-inspection of the roofing that there was a failure to report an observable defective condition of the shingles in the home inspection report number: *** prepared on October 30, 2018 by ***

The shingles are not properly installed where the two roofs meet. This obvious need for repair could have been addressed during purchase negotiations. However now that I have taken possession of the house as of December 4th, it will be an out-of-pocket expense to repair.

My wife and I put a contract on a home and our realtor suggested hiring A-Pro Inspection Services to do the inspection. *** from A-Pro came out to the house to do the inspection. *** seemed very thorough and knowledgeable, and the inspection lasted almost 4 hours. My wife and I were concerned about the jacuzzi tub in the master bathroom, as the seller had listed it on the disclosure as "leaking in the past, down into the basement" but had since "been fixed" and working properly. *** assured us that he filled the tub up and let it run for 15 minutes and he didn't see any leaks. *** was more concerned about the roof, which he said didn't have any felt paper under the shingles. That caused a new concern for my wife and I, and we almost cancelled the contract on the house due to the comments that *** kept making about the "bad" roof. Our realtor had 3 different roofers come out to inspect the roof, and all three found that there was in fact felt paper under the shingles. This caused a great amount of stress on not only us, but also the sellers. After getting the "all clear" on the roof, we proceeded with the buying of the house. On the day of closing, (Oct 8, 2018) two hours after closing to be exact, my wife went in to clean the master bathroom and the jacuzzi tub. My father in law and I were outside unloading boxes. I walked into the garage and noticed a large amount of water on the garage floor. When I came in the house and saw that my wife was cleaning the tub, I told her to turn off the water, as the tub was leaking into the garage. The tub is on the other side of the wall from the garage. I immediately called our realtor and told him that we had a leak in the jacuzzi tub. He said to call ***, the owner of A Pro and speak to him. I called A Pro and was told that *** was on vacation, but the secretary made an appt. for the following Monday, Oct 15, 2018, for *** to come out to my house. When *** arrived on the 15th, he said he saw where the jets in the jacuzzi tub were pushed in, which would cause it to leak between the tub and wall, and that he would have a guy come out to fix it that same week, either Thurs or Fri. He also said the guy may have to run to Lowe's to get the parts to fix it. Nobody showed up on Thurs or Fri, so I called *** Friday afternoon the 19th, and asked if someone was coming out. His response was "there was a miscommunication" and he would call the guy. Never heard back from him that day. Since the jacuzzi tub is not useable, my wife decided to take a bath in the bathtub in the guest bathroom, which is on the other side of the house. The next day, we noticed there was a leak in the ceiling of the bathroom in the basement, which is directly under the upstairs guest bathroom. The leak was so bad that the paint was peeling off the wall in the downstairs bathroom. My wife sent the pictures to our realtor along with a message that we now have a leak in the guest bathroom down to the basement. Our realtor forwarded the pictures to *** at A Pro and on Monday morning the 22nd, *** called and said he would send a plumber out that Friday which was the 26th. I was expecting a plumber to show up on the 26th, but instead *** sent *** out (the original inspector). *** looked at the jacuzzi tub, fixed and reseeded the jets so they weren't pushed in anymore. *** filled the jacuzzi up with water, turned it on, and once again it started leaking. Not only did it leak into the garage, it also leaked into the basement. *** went into the basement to the mechanical room where it was leaking and found a small crawl space behind the furnace. When he entered the small crawl space, he saw a piece of carpeting that was wet from the jacuzzi leaking, saw it leaking from the ceiling, and immediately said "the sellers knew all along that this has been leaking." Apparently, *** missed the small crawl space area on the original inspection. *** checked the upstairs guest bathtub and concluded that when the sellers put in a new stopper, it wasn't sealed properly and that's what caused it to leak into the downstairs bathroom. *** told me a plumber needed to be called, and he would go back to the office and let *** know to send a plumber out the following Friday, which was Nov. 2. After not hearing from *** or a plumber all week, I called *** Friday morning Nov 2 to ask when a plumber would be here. ***'s response was "*** didn't tell me anything about sending a plumber out." He then told me that he wasn't going to send anybody out, and that he was DONE. He said due to the fact that the sellers were still in the house after the inspection, and there wasn't any leaks found during the inspection, he wasn't concerned about it anymore and wasn't going to make it right. *** claims to be a caring "Veteran and Christian man." I am a retired Veteran after serving 25 yrs. in the Army. In my experience, "Veterans and Christians" follow thru with what they say they will do, and look out for their fellow man. Now I have had to call a plumber to come fix these problems, and will be paying this plumber $85 per hr. to fix these problems. The professional plumber that will be doing the work, noted that silicone was used around all the pipe joints for the jacuzzi tub. A GOOD inspector would have noticed this upon inspection, and would have noted that it needed to be fixed by the sellers, BEFORE selling the house! By the way, we didn't buy a fixer upper house, nor did we want a fixer upper! This is a 375K home, not a price we would have paid for a fixer upper!!

You’re not being honest and you’re questioning my integrity as a Christian and vet. I too served and would never throw a temper tantrum to get my way while trying to destroy someone’s business. That being said here are the facts as I see them.

When *** did the original inspection he ran that jetted tub for several minutes and there where no damaged jets or leaks. He used the garage as access multiple times to get tools and equpiment for the inspection and there were no leaks. *** said he talked with you about the tub because the disclosure stated there were prior leaks.

When you contacted us that there was an issue we coordinated our schedules so that I could come out to see what could done. Upon arrival, two of the jets where pushed in. What occurred between the time we did the inspection and when you took possession I do not know or have control over. Unlike your comment that I do not care (paraphrased) I connected *** to have him repair the jets at no charge, trying to help you out. Yes, *** forgot to call you immediately, but he did fix the issue. Regarding the leak in the other tub. It’s my understanding that below it there was an area that had excessive storage and was inaccesible at the time of the inspection. Unfortunately, inspections can be limited due to storage and inaccessibility that changes once the current owner moves out and removes their belongings.

Regarding the felt paper for the roof. The statement in the report clearly says that the area checked had no visible felt paper but that it may be there and to check during future repairs.

Very disappointed in this company. Overlooked a blown compressor on our heat pump which cost me $1500 and also didn't notice a outdoor faucet that had a terrible leak that flooded our basement

Would not use them ever again

A Pro was hired to inspect my home before purchasing. A Pro did a horrible job of inspecting my house. I was under the impression that there Technician inspected under my home. After living in my home since August 2nd of 2017 I have discovered that there has been a sewage leak and mold growing under my home since before I purchase the property. I asked that A Pro come back out to investigate this issue and they refused to go back under the home. The owner was very rude and said that they had prof that they inspected under the house with the pictures that where taken. The pictures are just from the crawl space opening and nothing further under the house. If in fact A Pro did inspect under the home they would have found the leaking sewage pipe and mold. Now I am out tens of thousands of dollars to have my home repaied. If I had know about the problems that could have very easily be discovered by A Pro if the inspection was done properly I would have never bought the home. A Pro refuses to do anything about this issue. The inspection was not done to any standard that is Acceptable to a new homeowner. Because A Pro did not perform the job that was outlined I am now at a major health risk due to mold and sewage under my home that me and my three young children live in.

We performed ***’s inspection on 7/10/2017 and there was no vapor barrier installed. We recommended that one be installed in the report. We have pictures showing most of the crawlspace with no disconnected ductwork or plumbing leaks. Some of the pictures were in the report and others were saved to the report file in case any issue were to occur. Someone did enter the crawlspace after we did our inspection and installed a vapor barrier upon the request of Mr..

We did go back to his property on January 5th; within a week of him notifying the office that there was an issue. Upon arrival, we listened to his concerns and then proceeded to enter the crawlspace. This was when we noticed that a vapor barrier was installed. I attempted to explain that we cannot be held responsible for damages that occur after we performed our inspection. Mr. basically accused us of being liars, saying that we did not enter the crawlspace even though there are pictures documenting that we did, proving otherwise. I was very courteous to Mr. but I was stern especially after he made false accusations against my company and employees.

Additionally, we always recommend that a reinspection be performed once any repairs are made to insure that it was performed in a workmanlike manner. He failed to do so. In closing, we cannot control what damage occurs after an inspection.

I am rejecting this response because:
Out is clearly obvious that A Pro did not do a full inspection of the crawl space. I had a plumber come out to fix a drain leak. The plumber found a 8 inch hole in the kitchen drain pipe that had been leaking for months! I also have pictures of this drain pipe. All of the photos that APro have are just photos from the opening of the crawl space. I truly believe that A Pro never went under the home and did the inspection as they say. There for I feel that I should be reimbursed for the inspection.

So I contracted with this company to do a home inspection. We wanted to get some kitchen flooring put in. They missed that there was a problem with the flooring; the rear door to the home was rotting underneath the seal of the door and had gotten into the sub flooring of the house. They came out and cut out a small 12" x 16" area of the flooring, they used a regular board instead of sub floor. There was other areas that were already rotted. They missed this entire problem in their inspection. After this repair was done, the owner, was indifferent to the type of the repair. He did offer to give me back about half of the home inspection fee. I secured another carpenter (who was licensed) to make the repair right. When the home inspection company owner came back to see the work that was done, he was indifferent and refused to see the mistake that was made, or make any financial adjustments. I had to buy a completely new door, on top of the repairs that were made.

We performed ***’s inspection on 6/16/17 and found numerous items that needed to be corrected including termite damage and areas on the exterior that needed to be repainted to prevent future damage. The item in question was some rotted door trim around the rear sliding glass door. We did not call this out specifically and are responsible for this issue only.

A home inspection can only identify those areas that are visible and accessible during an inspection. We cannot rip up vinyl, carpet, drywall, door jamb or remove subfloor insulation. When Mr. moved in, if memory serves, he stated that he removed flooring material adjacent to the rear sliding glass door and found some rotted subfloor. This area was covered during the inspection as well as the subfloor underneath due to insulation.

When Mr. notified us, we returned to his home and found the floor covering removed and there was indeed some subfloor damaged. He had purchased a new sliding glass door and as a courtesy, we said we would repair the subfloor and install the door for him. We did replace the subfloor but were unable to install the sliding glass door as it was larger than the original space and was beyond our capability. We used solid wood for the flooring as it is much stronger than traditional subfloor material. Additionally, Mr. chose to purchase a new door rather than use the existing door. This was his choice as the old one could have been used and the trim replaced instead.

Mr. had a carpenter install the new door that he chose to purchase. We cannot be responsible for his decision to install a new door. We are only responsible to replace the rotted door trim that we did not call out. Hidden defects are beyond the scope of an inspection. As we did replace the hidden damaged subfloor, I would say that we are even.

We had an inspection done on a commercial property we were buying by Brent at A Pro in October 2017. During the inspection we discussed concerns we had about the rafters being rotted in the roof/ceiling, however Brent reassured us that was not an issue because the rafters were steel. Based on what we were told by Brent we went ahead and purchased this building. During the remodel our contractors informed us that the rafters are in-fact wood and are rotten and will have to be replaced. We have left multiple messages with this Company and they will not return our calls. I do not expect them to pay for the repairs, but I do expect them to return our calls. Based on this experience I would not do business with A-Pro. I cannot recommend a company that will not stand behind there name!
