Banks require an inspection to make sure the home has no structural problems now or in the future before they make a loan, because the home is collateralI have performed Inspections to-dateHome owners love me even though I fail 33% of the inspectionsI tell them what needs to be done and help them fix it: maybe downspouts or rain gutters are needed to keep water from accumulating under the foundationcrawl space vent is required for each square feet of floor spaceThis home had insufficient ventilationIt was wet under the homeMold was visible and the wood joists may dry rot before the loan is paid offI showed the home owner how to replace the crawl space doors with a screened door, to allow air flow to dry out the crawl spaceHe told me his home had been inspected or years ago and it passed inspection(He did not know what kind of inspection, electrical, mechanical, sewage ?) He insisted because it had passed an inspection then it should automatically pass any inspection now, no matter what problems I foundBut he admitted being sick from mold and missing weeks of work last yearHe insisted the inspection must be approved under a "grandfather clause" since it had passed a previous inspectionHe also admitted he had been sick last year because of mold growthHe ultimately decided to replace the crawl space doors with ventilation screens and the home was immediately approvedcraw

After reviewing the gentleman's response, I am in disagreement with his version. He makes it out that I was ill last year from the mold under the house. I also disagree with his statement that there is mold under my house. He never told me that there is mold under my house when he was here. As far as my illness rom 2013, it was from black mold that was discovered inside my house while doing a remodeling job in my utility room. This mold was black mold from my old water softener.
I still stand by my statement that this inspector made a threat to fail my inspection if I did not have his required work done by a certain date.
As far as asking him whether I could be grandfathered in with respect to the ventilation codes, this was because my house had been inspected by a fully qualified building inspector prior to the purchase of this house.  This question was asked because my home was manufactured in 1972 and has been on this current lot since that time to my knowledge. While I fully admit to not knowing what current codes are, I do not believe that if the code in question was enacted after this house was placed on this lot, that I would be required to add more ventilation to my house.
I also find it questionable as to why I would have to replace steel trap doors for my crawl space with said screen doors that this gentleman told me that I had to have in order to pass his inspection.
Finally, I would request The Revdex.com, to assertain if this inspector has the proper credentials, and training, and certification to prove that he is a qualified building inspector.  As to my knowledge most building inspectors do have to have some form of proper training. If not then maybe I should get my flashlight and clipboard and start inspecting as a side business.
