Sydes construction for Indigo Ridge in Richlands NC. bought this home as our forever dream home and Sydes started out great, but that did not last long. Everything we had on our 30 day "punch list" did not get done, and trying to get them to do anything else has been like pulling teeth. The front desk people esp. Mindy will lie to your face and on the phone. One of the brothers Anthony is at the Plantation office, and if you think you will get professionalism, compassion and understanding from him in person-WRONG! Nobody really acts like they give a poop about you and what's going on except Dave G. but often his hands are tied. Look at others sites for reviews on them, you will see bad ones also on Google, Yelp, and the Revdex.com as well, unless you like throwing money away on people who could care a less about building a quality home and your concerns, stay far away from any Sydes home or you WILL regret it!

Company did not stay true to their words. Want problems fixed the right way.We have purchased a House from Sydes Constructions in 11/2014. House was sold to us with 4 Encroachments that we did not know about until Closing. Closing Attorney informed us that it was illegal for a Seller to sell a Property with Encroachments. We have been battling this Issue for over a year now with Sydes Construction to have them remove the last Encroachment. As of now it is still standing. Syde's does not reply to our Emails and when we call we still get the run around. hey state that they will talk to [redacted] Sydes ( who is the seller) and then get back to us but they don't. When I call back I get the excuses such as, [redacted] has not been in the Office yet, [redacted] is out of Town, I did not get a Chance to talk to [redacted] yet.And then we do no get a Phone Call back. They are clearly ignoring us and the Issues we have with the house that they are responsible for to fix.The Stairs that lead upstairs to the Bedrooms are squeaking and we are constantly stepping on Tack Strips with the Nails sticking out. Our Master Bedroom has a big dip as you enter and the floor is also squeaking terribly. Sydes Solution to the squeaking problem in the Master bedroom was to drill 7 Screws through the Carpet which still did not resolve the Issue. The floor is still squeaking. The Carpet in the living room is pulling away from the tack strips, fraying and we are constantly stepping on Nails. We have been complaining about this for over a years as well. I have called Sydes Constructions in Regards to this and have sent Emails. I also called [redacted] in Jacksonville and the Owner of that Company is also [redacted] Sydes. I started calling in regards to this Issue shortly after we closed on the house. They constantly put us on the Backburner with the Excuse I do not have anyone in your Area right now, I won't have anyone in your Area for at least 2 month etc. They came out to try and fix the Issue 3 times and have been unsuccessful. They even cut the Carpet too short. I suggested to extend the Laminate so we don't have to constantly step on the Nails and get hurt.We were told by [redacted] Girlfriend who runs the Business [redacted] that it is Normal to step on Tack Strip Nails. When I emailed Sydes Constructions in regards to it, I was told by [redacted] that [redacted] will be coming out to look for himself. Made an Appointment. They she called and cancelled the Appointment and said she will get back to us. Shortly after I emailed again in regards to [redacted] coming out. We did not receive a reply on that Email but we did receive a letter that was sent over night that Sydes Construction will not deal with our Carpet Issue anymore since they had technician's out here numerous times. As I have said before, we have made numerous Phone Calls not only to [redacted] Office but also to [redacted] Cell Phone and I have spoken to [redacted] personally. Many Emails were send including to Sydes Closing Attorney that we were required to use. Every time were put on the Back Burner and none of the mentioned Issues have been resolved.Desired SettlementWe would like for Sydes Constructions to stay true to their Word and fix everything that needs to be fixed in regards to the Carpet and flooring Issues. We would also like for Sydes Constructions to remove the Encroachment themselves at their expense. They will have our permission to enter our property. This has been going on for way too long. We expect this to be done within 30 days of this complaint. ( Deadline 04/02/2016)Business Response We are not sure why the [redacted]'s have felt like Sydes Construction has ignored their complaints. Their homeowner file is one of the thickest in our office. Our company provides a one year builder's warranty. This warranty covers structural items and does not cover cosmetic items or items found to have occurred due to living conditions in the home. Before purchasing homes, buyers conduct an initial walk thru. At this time, the [redacted]'s also opted to have a home inspection report completed. After a buyer has been in the home for 30 days, a 30 day walk thru was conducted. Finally, at the one year anniversary of closing, we conduct a final 1 year inspection. At the time of the initial walk through and the 30 day walk through, there were some items that were repaired including a tub repair, adjustment to cabinet doors, cabinet touch-ups, scratches in the flooring were touched up, and some tiles that had cracked were also repaired. At the one year mark, vents were adjusted by the hvac installers, some vinyl that was bowing was repaired, two posts on the back patio were replaced, along with the vinyl wrap and a work order was sent to the plumber to check the toilets and sewer lines but the [redacted]'s declined to have them go out when the plumbers informed them that they would be charged a trip charge if anything they found was deemed to be caused by them. All of the items that were repaired were done so due to them being structural nature. The problem with the flooring seems to have started when the flooring company was out repairing the cracked tile. The [redacted]'s showed them that they had multiple scratches on the floor. At the time, it was noted that the scratches were caused by their dog but after the [redacted] complained and due to the fact that floor scratches was noted on their initial punch list, the laminate was eventually replaced. It was not until June that they began complaining about the carpet at which point they had been living in the home and walking on the carpet for many months. There is nothing on the home inspection report written by a third party inspector, on the initial punch list, or even on the 30 day punch list that even mentions the carpet. Even though not structural in nature, the same flooring company that repaired their tile and replaced the laminate went to the home again to help with the tack strip nails and also requested that a Shaw carpet representative take a look at the carpet to see if their was a manufacturing flaw. The same company went back again in December to try again to appease the [redacted]'s and nailed down all of the tack strips, including those on the stairs. They did mention that they would like to have their carpet replaced with matching laminate to avoid any further issues but that request was denied due to the fact that anything wrong with the carpet was due to wear and tear and carpet does not fall under the structural warranty. They were sent a letter notifying them of such.As for the fence issue, the attorney's office did draft a letter in October of 2015 and sent to all four of the homeowners whose had encroachments on the [redacted]'s property. Three of the four did rectify the encroachments within the allotted time of 30 days from the date of the letter. After 30 days one encroachment remained. As per the letter sent by the attorney, the [redacted]'s could seek "judicial relief for its removal" from the homeowner. The [redacted] chose not to do that and they contacted our office instead. A second letter was sent from the attorney's office on February 15, 2016, giving the encroaching homeowner another 30 days or again, the [redacted] have the right to seek judicial relief from them. It appears they are choosing again not to do that.In closing, we have done everything we can under the umbrella of our warranty to take care of the [redacted]'s complaints.

Drainage issues in backyard and sideyards, especially since new home built next door. Any rain results in flooding. We first contact Sydes about our drainage issue on or around 1/5/15. Manager [redacted] said he would forward the issue to the superindentent [redacted]. Contacted Sydes again on 1/20 as we did not hear from anyone. Told that landscaping guy [redacted] should contact us. Contacted Sydes again 1/27, were told they would follow up with [redacted]. 2/27 Emailed Sydes again as nothing had been done. We were told it would be fixed when new home build next door was sodded. In March, landscaping crew dug small trench between two homes, cut bottom of fence and added small amount of dirt in backyard. Emailed [redacted] w Sydes again 4/20 as it did not fix the issue. 4/21 [redacted] responded back that [redacted] will do something more aggressive. No one has shown up or anything done to fix problem. Grass is getting mold and dying off. Yard is spongy and there is no drainage. Water stands very close to AC unit. Water standing by foundation of home. Any amount of rain takes at least a week to dry up. The yards of homes on either side of ours is high and dry. Can visibly see water draining from their yards into ours. Desired SettlementDrainage fixed ASAP even if it requires redoing the entire landscaping of our yard.Business Response The [redacted]' first complained of their yard in January. The landscaper was contacted directly by our office on January 20th. Typically a subcontractor has 10 business days to respond and fix the issue. Mr. [redacted] contacted the office again on the 21st asking if we had heard from the landscaper, [redacted]. [redacted] indicated to our office that he would be going by either the 22nd or 23rd of January. On the 27th, Mr. [redacted] contacted our office to say he had not yet been contacted by [redacted]. Our office gave Mr. [redacted]'s phone number to contact him directly to schedule. Our office did not hear from Mr. [redacted] again until February 27th saying that [redacted] had indicated that the grading of the neighboring yard would resolve his problem. Later that day, our office spoke with [redacted] who told our office that the neighboring yard was being sodded which should resolve the issue and that he had meant to call Mr. [redacted] himself but had not done so. [redacted] ended up adding dirt to the low spots of their yard and the work order we placed with him was closed out. Over a month later on April 20th, Mr [redacted] contacted the office again saying that their yard still isn't fixed. His wife contacted the office again on May 4 and after speaking with her, a new work order was created on May 7th. Again, subcontactors have 10 business days to make contact and complete their work. On Monday May 11th, Mrs [redacted] called stating she had not heard from [redacted]. I placed a call to him and he said that he was going to try to get them on the schedule this week weather permitting (we did have a tropical storm last week so he was probably behind schedule). [redacted] called me on the 12th saying that he would be out there but it was too wet at the time to do anything, again due to the tropical storm. I called him again today and he stated that he had cleared his schedule on Monday to work on their yard. We feel that we have done everything we could on our end to take care of the [redacted]' complaints as we became aware of them. The landscaper we use is a subcontractor-an entirely separate business from ours. Not only can we not entirely control subcontractors' schedules, when dealing with landscaping itself, we cannot control the weather. All of that aside, their yard will be dealt with on Monday, May 18, 2015.

Home inspection conducted prior to buying the home, a copy was sent to Sydes construcion to correct all discrepancies prior to signing.Water settles in front of main entrance of home Concrete cracked at entrance. All doors are hung improperly. Stone wall bad /no workmen ship. Dry wall tape visible thru paint, dark paint trim light wall paint cracks in drywall . Structure beams visible celing. Window screens beat in with tool. Replace Siding rear of home. Replace sinks.Desired SettlementThe only resolution is to make repairsBusiness Response We have been working with Mr. and Mrs. [redacted] on items they feel have been or continue to be an issue. In regards to water at the main entrance of the home, it has been deemed that there is not an issue. Builders standards deem there is an issue if water continues to stand after 48 hours of ideal conditions and that does not happen in this case. Builders standards also dictate that some cracking of concrete is normal due to changes in temperature and ground settling. The remedy for this is to seal the affected area which will be done by a Sydes representative will seal. The [redacted]'s have also complained about their door and in response, we did have our trim carpenter meet with them and he adjusted the doors as much as he could. He did let us know that any further adjustments would need to be made to the actual door hardware that was installed by another subcontractor. The work order to have them look at that issue was sent to them 11/25. The stone company has been to the home on 2 occasions and on the last occasion, pressured washed the stone to help remedy the mortar on the stones. When that did not remedy the issue, the project manager had them go back out and are replacing stone today (12/4). A work order has also been sent to the drywall contractor to look at the drywall tape seams showing in the hallway. There was also a work order sent to our vinyl subcontractor for a piece of vinyl that was coming loose on the back of the house. That was submitted to our office as complete on 11/13. One window screen that was bent was notated on their initial punch list and will be replaced if it has not already been done. As far as structure beams being visible in the ceiling and sinks needing to be replaced, those two items are not on either the initial punch list or the 30 day punch list and there is no record of a complaint in the office regarding these items. Consumer Response Please thank Mr. Sydes for making the repairs to the stone's. I have spoke with Miss [redacted] who informed me as to what actions are being taken to remedy this issue. I request that Mr. Syed's post all repairs tickets on this site to ensure compliance. In reference to standing water on the property crack in the sidewalk, inform Mr. Sykes to review my emails relating to water and flood zones, I expressed great concern about water related issues. Please inform Mr. Sides if we are unable come to an understanding I will be forced to file a complaint with the consumer protection agency. All Veterans and Marines who reside in this community! Final Business Response In response to Mr. [redacted] and his concern about the water standing in the flower bed in front of his home, we have found that there is not a significant amount of standing water but we are continuing to monitor the area. We are unclear as to his reference of a flood zone as his property does not lie in one according to the plot plan. As to the other items in his complaint, the only outstanding one is in regards to replacing the window screens but they are on order but have not arrived yet. Both the trim carpenter as well as well as the hardware contractor have both adjusted Mr. [redacted]'s interior and exterior doors and Mr. [redacted] has received touch-up paint. In closing, it is our sincere hope that Mr. and Mrs. [redacted] enjoy their Sydes home as we consider them not just homebuyers, but a part of our Sydes' Community.

I have complained several times about Electrical Issues in my home. A [redacted] showed to my house and says he is not a Electrician,witness was here. .I am a disable Vet having electrical issues and very concern of a Electrical Firer. Circuit breakers tripping even when no one in and nothing on in home.Desired SettlementRepairBusiness Response OUr records indicate that the first time that our project manager inspected the breaker tripping issue Mr.[redacted] was having is October 26th when his breaker in his garage tripped. The electrician was notified and observed that Mr.[redacted] has multiple items plugged into his outlets in his garage including a small refrigerator, television, speakers, electric wheelchair, exercise equipment, and several other items. When buyers are initially walking through the home, our superintendents make the buyers aware that garage and outdoor outlets are on the same breaker, therefore, we do not recommend having refrigerators, freezers, exercise equipment, etc plugged into the garage unless a dedicated breaker is installed to avoid overloading and tripping the breaker. Mr.[redacted] continued to complain about what has been deemed "nuisance tripping" which is common with GFI outlets that are installed in homes according to the building code. After several more visits to Mr.[redacted]' home by both the project manager and the electrician, an appointment was scheduled on 12/15/15 to replace the breakers in Mr.[redacted]' home and that work was completed 12/16/15, although the breakers would never trip in the presence of anyone from our staff or subcontractors. After the breakers were replaced, Mr.[redacted] was told to call the office and/or the electrician if a breaker tripped and not to turn the breaker back on so the electrician could see firsthand what was happening. We have not heard from Mr.[redacted] since the last service call and we feel that we have done everything we can to resolve any issue he was having as of the date of this response.Consumer Response Thank you for your help. I am so glad I had a witness and I had a separate Person come in about my electrical issue. Thanks again for your help. Good thing I keep things in writing.!Final Consumer Response

Sydes in Jacksonville built our home and we have had nothing but trouble since we moved in. We have only lived in our brand new home 5 months.Our home is not level. Our walls are cracking, our flooring has spaces in it and bubbling. Our counter tops are peeling off. Our ditch has collapsed and caved in several times and when they "repair" it it's a "quick" repair and it continues to happen. Some of our doors will not close and some are very loud when they do close. Our back year is weeds nothing but sand and weeds. We cannot even mow it because of all the sand. We seriously have red weeds in the back not grass. Our wooded area at the top of our stairs has seperated from the wall because of how uneven our house is. This house was a dream for us and it has turned into a nightmare. We have had people schedule to come out and not show. That is time off of work for us. The wall all the way up the stairs has cracked all the way up. I'm sorry but only having our house up for 6 months it should not be this much wrong with it. Desired SettlementWe really want our house fixed the way it should have been from the start. Our house is very unlevel. You can lay a marble in our floor and it will roll all the way down our bathroom floor. We want these things fixed. This is been an ongoing process for us and it's very unfair to do people that trust you to build their homes like this. We want these issues fixed as soon as possible.Business Response Item 1: Home not level - Prior to closing, an extensive inspection report was written by a third party inspector who was chosen by the buyer. There is nothing mentioned about the home being unlevel but there is a tolerance of 1/16th inch per foot slope on the main house slab allowed. Item 2: Walls are cracking - Drywall cracks in the walls and molding separating from walls is a common occurrence in new homes. This is a result of the continuous drying of the wood inside the walls, expanding and contracting of the wood inside the walls and the trim, and settling of the home itself. It is impossible to predict how much and how long a new home will settle and we have no way of controlling mother nature (humidity, heat, cold). We did receive an email from the [redacted]'s on April 9 and one of the issues they mentioned was the "gaps" in the wall. Our superintendent who went to the home did re-caulk several area where the caulking had separated from the wall, despite such items not being a warranty issue, but a general home maintenance issue. Work orders were placed for drywall repair but they were for "nail pops" and to our knowledge they were completed on December 31 when Mr. [redacted] signed the work order. In the email from April 9, there is no mention of a crack in the wall at the top of the stairs other then the base board "separating" which again was a caulking issue, not a drywall issue.Item 3: Flooring Issues: On the 30 day punch list, The [redacted]s indicated that there were some marks in the laminate caused when the refrigerator was stolen from their home prior to closing. The affected boards were replaced by our flooring subcontractor. That was completed on 12/30/14. In the email sent on 4/9/15, they did mention a loose transition strip and gaps in 2 boards and 2 boards that have bubbles under them. When our superintendent went on on 4/16, he did look at those areas and a work order was placed the following day. The flooring subcontractor has 10 business days to complete that repair.Item 4: Countertops: The [redacted]s notified us they brushed against the end of the island countertop and a piece of laminate top used to cover the cut end of the countertop simply came unglued. Work order was submitted for that item and completed by our cabinet contractor on 4/16/15.Item 5: Ditch: The [redacted]s are correct in that the ditch has been repaired several times. The landscaping contractor stated that every time he fixed it, it would rain before the sod could stabilize the repair, which in turn, caused the repaired area to wash out again. We are still working with the landscaper to remedy the ditch issues.Item 6: Doors: The email dated 4/9/15 is the first time we had heard about an issue with the doors. The superintendent who met with the [redacted]s' on 4/16 did adjust several doors for them to their satisfaction.Item 7: Grass in back yard. Yard was seeded prior to the [redacted]s' moving in. When a yard is seeded, homeowners are advised that it generally takes 3 years for the grass to fill in. However, a superintendent is visiting them this week to determine if further action with the yard is needed. Item 8: Subcontractors not showing up for appointments - Our subcontractors are not our employees. Their businesses are separate from ours, and as such, they control their own schedules, employees, etc. We have no control if they schedule appointments that they do not keep. We do have a policy in place of dealing with subcontractors who do not complete work orders after the given 10 business day period. Overall, we feel that we have addressed all of the [redacted]s' concerns as they have been brought to our attention.

A refusal to return money after they were not able to honor a contract.In February 2016 Sydes Construction and I entered into a contract in which he was to reserve a Lot at [redacted] in Jacksonville, NC. The contract was that I was to pay $1500 to hold that Lot for forty five days while the county record the plats. The agreement was that Sydes would hold the property and build the home in which I had selected by the first of September. They were not able to honor the contract for the land because the county had not recorded the plats. Ninety days later the Plats was not recorded and the home was not being built. When the county did finally record the Plat and maps Sydes Construction stated that it would November before the home would be completed, which was a deal breaker. I asked for my $1500 back and was told that I could not get it back because I broke the contract. I did not break the contract because first of all the land was not available for them to reserve. Second they was not able to complete the house in the time agreed upon. Sydes Construction do not honor contract nor will they return money the people put down in good faith.Desired SettlementI only request that Sydes Construction return my $1500.Business Response We did sign a Reservation Agreement, but a completion date is not listed on the agreement. The agreement also states that if the reservation is terminated that the deposit will be forfeited by the buyer.Consumer Response Yes I did terminate the agreement because Sydes Construction could not complete the house on the agreed time. The agreement was that they would have the house completed by the first of September and they would not agree to make minor changes to the house they would not change the value. instead they wanted me to put more money down for the changes. They already had my $1500 and could have used that as an deposit for the changes. They refused to work with me. That is why I asked for my money back and they refused. They did not honor the agreement in any way. Final Business Response No where in our agreement is any date notated for completion of a home. We kept all agents aware that we were waiting on the county for the recordation of the plat. We could not begin any homes until that occurred. As far as changes go, we do not have a list for him, but changes do require payment up front (especially if it is an upgrade).
