Revdex.com: I have reviewed the response made by the business in reference to complaint ID 11492017, and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below. The response that was given by the business is full of untrue statements We were never informed about not having decking on the house until the job was complete The only reason we found out about this issue is when my husband drove up to Georgia to give Mr [redacted] his last check and there was a huge mess inside the house He asked about the mess and that is when he informed him that there was no decking on the roof which allowed dirt to fall into the house We were never given the option to put decking on much less told in the beginning that we needed it We upgraded our roof to a commercial roof instead of residential so spending an extra $on decking would not have been and issue and would have made sense On top of this when he called me to tell me they were finished he asked for an additional $extra His reasoning was that the material was more than expected We ended up settling on $on top of the contract price hoping that we would have a good relationship with the company and they would come back if there was ever an issue but ultimately we spent an extra $and they did not fix the problem they were hired to do We hired him because we had a leak in the roof and after he was finished we still had leaking problems We did not cut corners and we expected the contractor we hired to do the job correctly and fix the problem as we did not live in Georgia at the time I understand that the house was built without decking which we did not know when we purchased the house but we should have been informed of this and given the information we needed so we understood what needed to be done and why as soon as the roof began to be removed Had we been notified of this and he had explain what needed to be done we could have made the decision to have it done correctly We thought what we were doing was what needed to be done to fix our problemIf we didn't care about the leak and just wanted a pretty roof I could have painted the old one and saved my self a lot of trouble This was not the case though We wanted to save our new home from anymore damage and were willing to do what ever needed to be done We tried to get him to come back to the house to fix the problems we had and they never showed up to do so After they sent someone out to look at it they never returned to do anything like they said they would We had no choice but to hire someone else to fix it so we did not have any further damage The new contractor did indeed reinstall the same metal that WE paid for but not before having to replace some parts of it due to the fact that when installed the first time nails and screws that were not meant to be used on that roofing system were used causing damage to the metalWe can go back and forth all day but we hired him to fix our leaking roof and all we received was a new metal roof that served as a band aid to the real problem and we still had leaking issues We hired him to do a job and he only did half of that job We were taken advantage of due to the fact that we did not live there and we trusted them to do the job correctly We tried to communicate with them and they stopped responding In the end we were never given the option to have decking put on as we were not told about it until after the roof was replaced and ultimately they did not complete the job they were hired to do We feel we should be reimbursed for the amount that we had to spend extra due to the fact it was not done correct the first time As for the metal supplier, they stopped supplying him with material due to the fact that he bounced so many checks with them They were not slandering him due to the fact they wanted to take business from him As this has moved forward we have heard from homeowners in the area that we are not the only ones that this has happened to I don't think the other roofing companies spreading a bad word is the reason the work has declined in North Georgia Regards, [redacted]

We were first called out to this house about a leak that they had They informed us that they wanted to put a new roofing system on Because this home was built prior to building inspections, the original builder did not use decking They used lathing with the intent of putting a metal roof system on Upon inspection of the roof, we informed the homeowner that the roof system had no decking The roof system had lathing spaced every feet Due to their budget, and the expense, they opted not to re-deck the house So, we proceeded and installed the standing seam metal roof to the existing lathing Furthermore, I explained to them about osmosis and the fact that metal sweats There was a moisture barrier between the lathing and the metal roof system Due to the fact that the lathing was spaced so far apart, we had to install more lathing at the ridges to accommodate the new standing seam roof system Nowhere in our contract did it state that we would re-deck the house This was an unforeseen expense that they were not willing to encumber We had been to the location after receiving a complaint and went to the property and rectified the situation Months later were called again about a leak they were having When we got to the residence, we observed that there had been foot traffic over this roof system, causing dents and bends We could only assume this was due to some inexperienced person walking around on the roof stepping in areas where there was no decking Again, let me say, from the beginning we informed this homeowner that there was no decking under this roof system, nor did we contract to re-deck the entire house They wanted a new metal roof system on the existing roof structure and that is what we gave them Furthermore, we have thousands of satisfied customers in this region where we installed metal roof systems It is a very common in this area, on cabins especially where the roof system was installed with no decking Several of our customers/homeowners have been made aware of this exact same situation and opted to re-deck their entire house, which was stated in our contract and the work was performed I'm sorry for the [redacted] 's situation, but this could have been avoided had they not chose to cut corners in the beginning We work all over the entire southeast and only in the North Georgia area have we encountered these types of issues In other counties and other areas, there is code enforcement and building inspectors that would never approve or pass a house built with no decking But again, this is a practice that has taken place all over North Georgia Our company does not feel we are reliable or responsible for any reimbursement due to the fact the homeowner made the decision not to install decking because of the cost and here it is almost years later and they have had another contractor taken the roof off, put decking in and re-install our roof system The very same roof that we installed We have several means of communication E-mails, mail and telephone They chose to cut corners in the beginning and now have had to pay for it As far as the metal roofing supplier goes, they sell x lathing and recommend putting metal roof systems on with it They have also gotten into hiring our competition to do roofing for them Our company has felt biasness from them They are the only metal roofing supply house in the area We do a substantial amount of metal roofing in the area to this date and no longer buy our metal from them now that they themselves have become one of our competitors Out of the hundreds of metal roofs that we have installed in the north Georgia region, this is the only roof installation where we encountered no decking and the homeowner chose not to re-deck their house or had some other contractor come in and remove and re-install the same roof we installed And without ever contacting us or making us aware that this is what they were doing Now, almost years after they have had their roof installed, they make this complaint to inform us that they have recently had their house re-decked and re-installed our roof Our company had dominated the market in the north Georgia region for the past years and a lot of our local competition has slandered us to try to take business from our company From the remarks from the complaint, I could only imagine this has happened in this very situation without being aware of all of the facts They themselves have showed the cost of decking a house It was a great expense that they initially thought they could forego We are the professionals and we informed them of this We are sorry that they did not listen and had to experience the very thing we warned them about Had they paid us in the beginning for decking, there would've never been a complaint Sincerely, [redacted]

After being called out about the leak and discussing their desire to replace the roof system, they had informed me that they had just bought the home and they lived in Florida. I met with both homeowners at the location. We discussed in detail about this roof system. They wanted to put the most expensive metal roof system on their house. I discussed with them both options, the traditional master rib roof system. This is the roof system that is on 90% of the cabins in the area. This is a residential metal roof system, as well as its cost is substantially lower, almost half the price of a standing seam metal roof. They chose the most expensive metal roof and most expensive color, Copper Metallic. I discussed with them that their walls and transitions were not flashed and the flashing would have to be cut in to their log siding. While at their resident, I called the metal roof supplier (co-owner) and discussed with him the cost difference. He gave me a general per square material cost. Trying to give the homeowners what they wanted and meet their budget, I gave them a price for roof replacement only. After calling in the material order, and the supplier calculating the trim associated with this roof system, it was substantially higher. I called the homeowners and informed them in the price difference in material. They did not want to pay it. They stated to me they were at their maximum budget on this roof replacement. I spoke with the husband many more times than the wife concerning this roof replacement. When giving them the initial estimate for the roof replacement, while at their residence, I stood on their roof, standing on the screw lines, I indicated and demonstrated to the husband that there was no decking between the screw lines. He asked me about it and I even informed him that it was a common practice in that area and informed him at that time that we had re-decked houses before and it would be approx10,to re-deck his house. He told me it was not in their budget and seeing how it was a common practice for contractors installing them in this manner in this area, he opted to forego re-decking the house. The contract clearly states that we were to replace the roof only. No where in our contract does it state or price re-decking their home. During the roof replacement process, when we removed the old roof, we discovered that the prior roofer had not installed lathing at the peak of the home. The lathings used were x 4's. We had to install x 4's on the peaks on the entire house for fastening purposes. During the roof removal process, dust and particles fell between the rafters onto the back of the ceiling. The ceilings were done in a cabin style, using a x wood for ceiling. The entire ceiling of the house had gaps in between the x 6's and dust particles fell between them. There was no way to prevent this from happening due to the types of ceiling that were in the cabin. Which again, I informed the husband. After the roof system was complete, I set a time to meet him at the house to receive final payment. He praised me for what a great job we had done and we walked the entire property, inside and out. He explained to me how he understood why there was dust in his house. I offered to clean it and he stated to me do not worry about it, it was no problem. Furthermore, he wanted me to come back and put the same roof on a free standing garage that they could not afford to do at that time. From the previous response from the homeowner, on just the cost issue related to the metal roof itself, it is clear to me that they were reaching outside their budget to put such an elaborate roof on their house. This is why they did not want to compensate me for the difference in the cost of material, and I agreed to settle it for an additional $1,000.00. It was not in their budget to deck the house. It was not in their contract to deck the house. Everything that was listed in our contract was performed. We even went further to make them a custom chimney cap to match their new metal roof system. What was not in the contract that was performed was the additional lathing at the peak of their entire roof system that had to be installed. Now they have stated they have paid someone to remove our roof system, install decking on their home and re-install that same roof system. The metal roof package alone cost nearly $11,000. Again, our contract reflects a price for roof replacement only. If we would have contracted to deck the house in the roof replacement process, our price would have been increased by no less than $10,000.00. The homeowner has stated that she has heard from homeowners in the area that they are not the only ones this has happened to. That entire statement is false. For the past years, our company has replaced more than 1,roofs in this area. This is the only situation we have encountered with a homeowner opting not to deck their house and trying to hold us accountable for itWe have dominated the market in this area and still have a high demand for our services. Having letters of recommendations and are constantly being referred by satisfied homeowners and repeat customers. The homeowner has stated she hired us to do a job and we did only half of the job. This statement is untrue. The contract reflects what work the homeowner wanted and was agreed to be performed, and our contract was satisfied. We are not obligated or responsible for any compensation

They said it would take day and turned out to be 3, they rushed at the end when the boss came he had to help and didn't inspect the roof, the shingles did not line up correctly and they didn't cut the overhang ,just left them, when I contacted them to come back out and fix they said we will send the pictures to corporate and I have never heard from them, they the salesman Josh just kept saying the important thing is it doesn't leak, I made a Bad Choice

Revdex.com:
I have reviewed the response made by the business in reference to complaint ID 11492017, and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below. The response that was given by the business is full of untrue statements.  We were never informed about not having decking on the house until the job was complete.  The only reason we found out about this issue is when my husband drove up to Georgia to give Mr [redacted] his last check and there was a huge mess inside the house.  He asked about the mess and that is when he informed him that there was no decking on the roof which allowed dirt to fall into the house.  We were never given the option to put decking on much less told in the beginning that we needed it.  We upgraded our roof to a commercial roof instead of residential so spending an extra $6000 on decking would not have been and issue and would have made sense.  On top of this when he called me to tell me they were finished he asked for an additional $2000 extra.  His reasoning was that the material was more than expected.  We ended up settling on $1000 on top of the contract price hoping that we would have a good relationship with the company and they would come back if there was ever an issue but ultimately we spent an extra $1000 and they did not fix the problem they were hired to do.  We hired him because we had a leak in the roof and after he was finished we still had leaking problems.  We did not cut corners and we expected the contractor we hired to do the job correctly and fix the problem as we did not live in Georgia at the time.  I understand that the house was built without decking which we did not know when we purchased the house but we should have been informed of this and given the information we needed so we understood what needed to be done and why as soon as the roof began to be removed.  Had we been notified of this and he had explain what needed to be done we could have made the decision to have it done correctly.  We thought what we were doing was what needed to be done to fix our problem. If we didn't care about the leak and just wanted a pretty roof I could have painted the old one and saved my self a lot of trouble.  This was not the case though.  We wanted to save our new home from anymore damage and were willing to do what ever needed to be done.  We tried to get him to come back to the house to fix the problems we had and they never showed up to do so.  After they sent someone out to look at it they never returned to do anything like they said they would.  We had no choice but to hire someone else to fix it so we did not have any further damage.  The new contractor did indeed reinstall the same metal that WE paid for but not before having to replace some parts of it due to the fact that when installed the first time nails and screws that were not meant to be used on that roofing system were used causing damage to the metal. We can go back and forth all day but we hired him to fix our leaking roof and all we received was a new metal roof that served as a band aid to the real problem and we still had leaking issues.  We hired him to do a job and he only did half of that job.  We were taken advantage of due to the fact that we did not live there and we trusted them to do the job correctly.  We tried to communicate with them and they stopped responding.  In the end we were never given the option to have decking put on as we were not told about it until after the roof was replaced and ultimately they did not complete the job they were hired to do.  We feel we should be reimbursed for the amount that we had to spend extra due to the fact it was not done correct the first time.
As for the metal supplier, they stopped supplying him with material due to the fact that he bounced so many checks with them.  They were not slandering him due to the fact they wanted to take business from him.  As this has moved forward we have heard from homeowners in the area that we are not the only ones that this has happened to.  I don't think the other roofing companies spreading a bad word is the reason the work has declined in North Georgia.
Regards,
[redacted]

We were first called out to this house about a leak that they had.  They informed us that they wanted to put a new roofing system on.  Because this home was built prior to building inspections, the original builder did not use decking.  They used lathing with the intent of putting...

a metal roof system on.  Upon inspection of the roof, we informed the homeowner that the roof system had no decking.  The roof system had lathing spaced every 3 feet.  Due to their budget, and the expense, they opted not to re-deck the house.  So, we proceeded and installed the standing seam metal roof to the existing lathing.  Furthermore, I explained to them about osmosis and the fact that metal sweats.  There was a moisture barrier between the lathing and the metal roof system.  Due to the fact that the lathing was spaced so far apart, we had to install more lathing at the ridges to accommodate the new standing seam roof system.  Nowhere in our contract did it state that we would re-deck the house.  This was an unforeseen expense that they were not willing to encumber.  We had been to the location after receiving a complaint and went to the property and rectified the situation.  Months later were called again about a leak they were having.  When we got to the residence, we observed that there had been foot traffic over this roof system, causing dents and bends.  We could only assume this was due to some inexperienced person walking around on the roof stepping in areas where there was no decking.  Again, let me say, from the beginning we informed this homeowner that there was no decking under this roof system, nor did we contract to re-deck the entire house.  They wanted a new metal roof system on the existing roof structure and that is what we gave them.  Furthermore, we have thousands of satisfied customers in this region where we installed metal roof systems.  It is a very common in this area, on cabins especially where the roof system was installed with no decking.  Several of our customers/homeowners have been made aware of this exact same situation and opted to re-deck their entire house, which was stated in our contract and the work was performed.  I'm sorry for the [redacted]'s situation, but this could have been avoided had they not chose to cut corners in the beginning.  We work all over the entire southeast and only in the North Georgia area have we encountered these types of issues.  In other counties and other areas, there is code enforcement and building inspectors that would never approve or pass a house built with no decking.  But again, this is a practice that has taken place all over North Georgia.  Our company does not feel we are reliable or responsible for any reimbursement due to the fact the homeowner made the decision not to install decking because of the cost and here it is almost 2 years later and they have had another contractor taken the roof off, put decking in and re-install our roof system.  The very same roof that we installed.  We have several means of communication.  E-mails, mail and telephone.  They chose to cut corners in the beginning and now have had to pay for it.  As far as the metal roofing supplier goes, they sell 1 x 4 lathing and recommend putting metal roof systems on with it.  They have also gotten into hiring our competition to do roofing for them.  Our company has felt biasness from them.  They are the only metal roofing supply house in the area.  We do a substantial amount of metal roofing in the area to this date and no longer buy our metal from them now that they themselves have become one of our competitors.  Out of the hundreds of metal roofs that we have installed in the north Georgia region, this is the only roof installation where we encountered no decking and the homeowner chose not to re-deck their house or had some other contractor come in and remove and re-install the same roof we installed.  And without ever contacting us or making us aware that this is what they were doing.  Now, almost 2 years after they have had their roof installed, they make this complaint to inform us that they have recently had their house re-decked and re-installed our roof.  Our company had dominated the market in the north Georgia region for the past 5 years and a lot of our local competition has slandered us to try to take business from our company.  From the remarks from the complaint, I could only imagine this has happened in this very situation without being aware of all of the facts.  They themselves have showed the cost of decking a house.  It was a great expense that they initially thought they could forego.  We are the professionals and we informed them of this.  We are sorry that they did not listen and had to experience the very thing we warned them about.  Had they paid us in the beginning for decking, there would've never been a complaint.  Sincerely, [redacted]
