I am rejecting this response because: The vent stack was not identified in the report The business continues to offer different explanations on why it was not identified It should be known to customers and real estate agents offering them as a business that they will not accept any responsibility I will notify my real estate agent of their response to this and that she was aware (according to them) of the report and failed to bring it up, not the business

I called a professional to add the metal screen to the top of my chimney and he came in to inspect the vent from the furnace and showed me that in plain sight there was a large, rusted out hole where carbon monoxide gasses are coming out This was not blocked by anything and an obvious health concern beyond the needed replacement of the vent I contacted AAA Home Inspections and gave photos to show what was missed and was given various excuses from the inspector on why it wasn't noted and it was even suggested by the owner that a tool was used to make the hole bigger I was not sure if the owner was stating that I was not only putting myself at risk for COpoisoning but others in my home, but it was a bold statement to make In my opinion, the the owner was more worried about admitting something was missed rather than the health of the home that had a vent clearly rusted out and not identified on the report The report noting the that furnace would likely need repair is a blanket

The defect was identified as a Major Defect, not as a minor or fyi comment.The screen was not mentioned in the report. The photo shows a severely deteriorated vent stack.The metal insert, or the vent stack, was identified as needing to be replaced. This metal insert, or stack is the very same one that is also rusted by the furnace.You cannot replace half a stack.

The hole defective vent stack this client is complaining about was already identified in the inspection report as needing repair. My inspector noticed that the vent stack under the rooftop cap was rusted through and needed to be repaired. When the client responded to our inspection report defect...

list by calling an HVAC serviceman, the serviceman also also noticed that this very same vent stack was also rusted through by the furnace as well. I talked to my inspector about the photo the client send me. It looked like someone put a tool into the rusted hole to make it bigger. My inspector told me that it was likely the HVAC serviceman pressing on the vent stack by the furnace to see if it was solid, then pressing his fingers through a weak spot in the stack. He would have done this to determine how much of the vent stack has to be replaced. That serviceman would never have been to the home if we did not identify the defect in the first place. The client was obviously upset because we did not know the full extent of the damage. This does happen from time to time, but is why we ask the client to hire a qualified professional to inspect and repair. We met our responsibilities and I'm glad the client got the vent stack replaced even if she is not happy with us.
