Thursday, February 4, 2016*** *** *** *** ***West Chester OH Regarding Inspection:*** *** *** *** ** *** Dear *** ***:Thank you for bringing to our attention the situation you discovered in your home 0n or about December 2015.This type of situation
is one that causes you concern. We assure you that if this situation was brought to our attention either during the inspection on 9/24/or at least shortly thereafter, we would be happy to investigate it and guide you accordingly.Due to the time lapse and the fact that this situation was not present at the time of the inspection, we regret that we can not be of further help to you. We do recommend that you obtain three estimates from contractors prior to starting the work.Record of follcorrespondences with customer.Customer called with complaint of cracked window approximately month after inspection.Response #1 We did not note this crack at time of inspection. Our service is to give a general condition of all windows in the home through observation inside outside and operation of samples to determine mechanical and overall condition. Due to window coverings (curtains and blinds) this crack could possibly have been overlooked during our inspection. We would consider this a minor flaw or blemish. We apologized for possible oversight. Window with approximately 2" or 3" crack near a lock assemblyCustomer called and requested additional copies of report on occasions.Response #& #3 We provided this service free of charge on both requests. Our standard policy is to charge for additional copies of report.Customer called Emailed and phoned to question regarding testing of sump pumpClaimed we did not test and pump failed due to our fault. Demanded that we take ownership of our mistake.Response #4We explained that we tested sump pumps on 9-24-15. Both the primary pump and the secondary battery pump functioned when float switches were manually operated. Photos and statement was provided in the original inspection report. We recommended she contact her warranty company to claim this item.Customer called complaining we did not do our job and demanded a refund of her fees for services provided on this propertyStated warranty company stated the sump pump was not installed properly and we should have caught thisShe further claimed she hired a additional plumber and paid him $to have him inspect and discuss with warranty companies plumber possible defective condition.ACTION and RESPONSE-Phoned *** *** ***- the only response they would give me was " this property is no longer covered by their warranty at this time"Phoned the warranty companies plumber and got answering machine left message to return call. Made additional calls to company never got a responseCalled customers plumber and discussed improper installation of the pump as he stated. He claimed that this pumps instructions calls for a hole to be drilled in the discharge pipe to prevent air locking of pump from functioning. He further explained these pumps are equipped with thermal overload devices that turn pump off if overloadedHe also mentioned a Radon mitigation system was installed on this sump crockHis opinion was the pump was installed wrong and I should have caught this. I researched his claim via the internet. I examined separate installation instructions for sump pumps and found none of these instructions included drilling a hole where he claims is required A second pump with battery power is installed in this crock. That pump will function upon the failure of the first pump.Conclusion Our Companies conclusion on what occurred with this pump is as followsBoth pumps functioned at the time of our inspection on 9/24/These pumps and systems have been altered from the time of inspection. A radon mitigation system has been added and separate plumbers have inspected these pumpsWhen I questioned customer about damages to the home, she responded that I should not worry about that her home owners insurance has covered her lossesThere is nothing wrong with either pump in her home. Through unqualified and ignorant service and home owners negligence the power to these pumps was turned off. This happened to a circuit breaker being turned off or a utility outage and a GFCI tripping. That caused the primary pump not to work. No one monitored or inspected and the bafunctioned until the battery drained and because power was turned off, battery failed to re-charge. Restoration of power to pump and charger should repair problem.We consider this matter closed and am sorry for inconvenience that the owner of this problem has experienced.Sincerely,George W***AAA Inspection Services Inc

As you can see he even ADMIT TO PROBABLY MISSING ? the cracked window after the fact! ? What is his job? ? What did I pay him to do? ? Inspect the house for flaws! ? I didn't pay him >$to say, opps, perphaps I missed the cracked window because the windows shades/curtains were down! ? That is his job! ? Right there he is already doing an improper job! ? Then two, the sump pump? He told me when I contacted him about the sump pump and that it did over $in damages and recovery to state? He said he would help me figured that out? So he called the *** *** *** warranty company for me a few times? There was no resolution there so I asked him to either help me pay for a new sump pump or refund my money! ? If he had caught both of the flaws I would have gotten the previous owner to fix it and it would have been no cost to him or me! ? But now he won't do anything! He won't refund my money or help me fix up the sump pump! ? How ridiculous is this? ? How can people now adays do their job improperly and take no responsibility for their mistakes?? ? Is business now a days all about collecting in money and disregarding the rest? ? Ignoring what is right and wrong? ? How can people operate a business under that conscious? ? I am irate and still very upset over this matter, which is why I am reaching out to you, so please help me! ? If the business owner will not do anything to the end, then it's my loss? But if I am going to take the lost, I don't want anyone else to experience what I am going thru? I am a first time home owner and I had a terrible experience like this with a home inspector who did not do what he was paid to do? I want people to know not to go this company, do not hire George W*** because he will do a terrible job like he did with my home! ? Don't waste your money? Go with someone else besides him!
