We received a phone call early Saturday morning (11/18/17) about sewage bain a tenant’s showerAs soon as we were alerted to the issue, we called a plumber, approximately 8:30amHe arrived approximately 11am and by approximately 2pm found the blockage was beyond the length of his snakeWe immediately called a second plumber who offers after-hours serviceHe arrived at approximately 5:30pmHe snaked the line and attempted to drill it, but at 8pm he called to let us know that he suspected a collapsed sewer line feet from the fourplexWe immediately scheduled this repair with his company for Monday morning (11/20/17), the earliest time their backhoe crew was available since they do not work on nights or SundaysThe plumber requested that in the hour interim, tenants refrain from running laundry, taking showers, or flushing solids down the toilet, since these were running back up into another tenant’s bathtub.We immediately called each tenant and updated them on the status of the repair, the timeline for the repair, and the plumber’s request for limited water usageWe answered all questions they had on what constituted reasonable water usage during this timeThe three other tenants had no issues with the plumber’s requests.We assured this tenant that she still had running water, could still run water for drinking and cooking, and that her family could still urinate in the toiletIn the hours until Monday morning, we requested that she use use a public restroom for any solid matter restroom needs(Several public restrooms are located within a block from the fourplex, and a twenty-four hour public restroom is located within a minute drive.) When she responded that such a request was unacceptable, we told her that her family could use the toilet for solid waste collection, but to please not flush it until Monday, since it would flow back into her neighbor’s tub.During our next phone call the following morning (11/19/17), we offered that if she felt these conditions were unacceptable, we would be happy to deduct her hotel stay off of her rent, even though the lease agreement doesn’t require this reimbursement.We have since issued letters to each of the tenants apologizing for the inconvenience of the collapsed sewer line and informing them that we have pro-rated their rent to exclude the three days of limited water usage.This tenant was served notice to vacate one week before this incident (11/12/17)We believe the tenant’s upset may be due in part to the notice to vacateThe collapsed sewer line was repaired as scheduled on Monday morning (11/20/17) and all water and toilet usage were immediately restoredThank you, [redacted]
