Upon purchase of my property in September 2016 until present the property management company contracted via my home owners association fees (Abaris Realty, Inc) has displayed a complete lack of due diligence in which they are contractually obligated to provide external maintenance and repair to all properties within the *** Condominium community. After numerous phone calls, e-mails, and online repair requests; repairs requests (e.g. wood bee infestations, gutter cleaning - which has caused internal property flooding due to improper water displacement, and retaining wall failure in my case) have taken literal years or more to have been completed or have gone unanswered completely. Despite the entire community supplying an HOA fee of $306+ (estimated - e.g. property size dependent) per month. There is a complete lack of checks and balances in place for services provided or lack there of for such an outrageous monthly fee to maintain said property.

I have lived in this town house for almost 9 years. I have always been a good neighbor and no one has complained about me. The exorbitant condo fees for the 2 bed room and 1.5 bath are 271$ per month for a service that includes only trash pickup, water, snow removal and front yard landscaping a maintenance (kind of). This last part has never been done properly and I had from time to time asked that would be fixed with no results. The problem became more important because the mulch is covering the sidewalk all the way the house. All what I am offered if to sweep off the sidewalk everday.
The major problem is that I am sick of this area and I am ready to sell. I already explained that they should cut the plants to remove them from the edges of the sidewalk. This kind of work is normally included in the condo fees that I have been paying for 9 years for no service. This is not landscaping but just removing the growing plants to clean the pathway. I can’t even imagine publishing a publishing a picture of the house with the front yard. It will drag the price down. I talked to Alena P

First, please understand that the homeowner appears to be filing a complaint against ***. However, *** is the Management Company for the *** where this homeowner lives. As agent for the Association, *** cannot take any action that contradicts with the directives of the *** Condominium Board of Directors. The homeowner was actually asking for action to be taken by the Community Association (through ***) rather than by ***. Therefore, the complaint is not a reflection of the customer service provided by *** at all.Regarding the specifics of the complaint, the owner and I have been in almost constant communication and I have never ignored or neglected any request. Originally, her complaint was unclear, referring to mulch on her sidewalk. I had the landscaper come out and evaluate and they gave an estimate to install metal borders to keep the mulch in. The Board did not approve that estimate and I notified the owner accordingly. She and I then had additional correspondence and finally, after much back and forth, she was able to explain that was not her underlying complaint. The actual complaint is that the ground cover is encroaching on the sidewalk. I have since approved an estimate to have the ground cover removed from the sidewalk and therefore the issue is being resolved. Please let me know if you need any additional information. New owner in a condo managed by this company. Less than a month in, my car is unlawfully towed from my reserved parking spot with zero advanced notice. Registration, title, and parking pass are all in good order. Apparently somebody had peeled off one of my stickers and that is deemed sufficient reason by these ies. After wasting a morning and over $175 to get my car back, I am told they will "try" to get a refund on the charges. I order new stickers online and they inform me that they spoke with the management at Drive Towing in PG county and notified them not to touch my car in the future.

This morning, just 5 days later, my car was towed again. I will make sure every potential future neighbor of mine knows about the awful, adversarial relationship Abaris has with homeowners and their ridiculous policies.

They allow an incompetent, scummy towing yard to actively troll parking lots and, without notice, tow the cars of homeowners. A simple, common-sense policy of putting a sticker on the car first would have prevented all of this.

is charging me a late for payment that I made online for my condo fee which is shown on my bank to be on date of 9/14/17. The deadline for the payment was 9/15/17. However *** claims that the payment was not received until 9/20. The online payment date should be treated as a postmark date. Just as consumers do not have control over how long mail delivery can take and all businesses use the post mark date, the same rule should apply to online payment process date. I as a consumer have no control nor visibility over the banking transactions for online payments and should not be penalized for it. I have explained this to *** and they will not waive my late fee. The only way they say they will waive the late fee is if I enroll in the auto debit program, which unfortunately I do not feel comfortable doing due to the large number of bills.

My townhome's property management company, Abaris Realty, is consistently negligent in recording the HOA fees that I pay every month, on time. I have been able to consistently prove that I paid my dues/fees each time they claim that I didn't.. To do this I've had to spend hours calling my bank to request copies of cancelled checks to show that I've paid, to include needing to pay $5 for each cancelled check.

Without my approval Abaris eventually hired a law firm, *** (www.***.com), to collect debts. Abaris is now trying to make me pay over $600 for their legal fees.

Abaris now states that I owe them more than $1000 in missed payment, late fees, and legal fees. I do not owe them anything. My HOA fee is automatically taken out of my bank every month. I have never missed a payment.

Poor communication. My condo fee was mailed to me by Abaris and I've paid on time every month, but somehow the balance is still in the red. No one replies telling me why this is.
