complaints of the 2 dogs barking & physically saw the 2 dogs belonging to the resident; There was also a Lease violation in May 2017 for Trash left by the front door. Part of the trash left was a dog food bag; picture of which was attached to the lease violation when given out. Obviously if there are no pets, there should be no pet food.Per the lease contract, pp. 27, residents are not allowed to have any animal even temporarily without our written consent. Per pp. 6 of the lease contract, we can initially charge $100 for each animal & $10 each additional day for an unauthorized animals until animals are removed. Management chose to charge for the pet fees for 2 dogs $600 ($300 per pet) vs. the full amount of carpet replacement which is $765. Unauthorized animals charge would be $200 for both dogs- initial charge & $ 10 for the days from when Trash lease violation charge given May 2017 until move out date of Sept. 2017 (147 days)would be approximately $1470.
