Please accept this email as response to the
letter dated August 11, from your establishment in dispute of claims from *** *** for charges stemming from damages, cleaning and utilities for their apartment at the time of their move out 9/29/2013. A Final Account Statement listing the items they were charged for was provided to *** *** listing the charges. The most significant charge was for a bathtub that was left severely scratched - so much so that we had to replace it, it could not be repaired. These charges are valid. We do not profit from these charges, they are merely to recoup some of our expense as allowed by contractual agreement.
To make a statement that we "trump up charges" is simply an un-true statement. We have photos of all damages, items needing cleaning and copies of the utility bills for viewing anytime, and always have. All of our residents are given the opportunity to set an appointment with management to walk their apartment with them prior to move out to address any concerns of cleaning or damages or ask they can ask questions at any time. We also provide every resident a "Move Out Cost Schedule" to give them an idea of costs pertaining to cleaning and replacement items.
No changes will be made to the Final Account Statement. It was clearly stated on their final account statement that if payment arrangements were not made, the account would be turned over to a collection agency.
