This complaint is dated January 12, In the complaint the tenant states “I have been complaining since January 12, 2016” giving Abbeyhill no opportunity whatsoever to repair her items Instead of following the stated maintenance procedure the Tenant went right to the Revdex.com without ever giving us any chance at all to repair her requests This is unfair Subsequently, Ms [redacted] was issued a Day Notice for non-payment of rent in February and again in March of In the spirt of understanding, Abbeyhill at it’s sole election decided to work out payment terms to help Ms [redacted] keep her apartment I’ve just finished a phone call with Ms [redacted] (10/27/16) and she reports all issues have been remedied and wishes to re-sign her lease for another year beginning December 1,

I have picutres of all of the times I called marcello (speedy) the mainence guy about the dead rat in the back of my fridge, it smelled awful & flies were everywhereHe told me he was going to remove it so I went to work, on my way home I called him and he said oh im sorry I dont have a key to your apartment go make one and leave it in your mailbox and il get around to it, I have a two year old how could we wait? So I had to spray it down to soften the big rat and dig it off with a screw driver!!!!! Maggots and roaches were everyehere! I later saw marcello talking with the exterminator his company is called ***, I told him I dug it out myself and he shrugged his shoulders and said hey I tried to get around to it and the exterminator said hey they couldve brung him in alive good thing he was dead in the fridge not alive like I should be greatful, thats down right gross! Me my mom & sister bleachec the apartment when I left and vaccumed top to bottom and we also took pictures, absolutly NO DAMAGES!!!! The first two months there I was bombed for roaches and bedbugs the guy from [redacted] told me no matter how many times he come it will never work because he came to exterminate units only I and one other person let him in! I would be a horrible mother to let my baby die from eating out of a fridge with a dead rat in it tainting all of our food not to mention the odorOr to let him get ate up by bedbugs or roaches crawling under his feet and on his food! I rented from abbeyhill a whole year when my lease was up I moved west into these apartmentsI would still be there if we paid our money and didnt run a risk of getting sick or bit to death by bugs! Im ready for court I swear to god, I have so many pictures lets go

this is a picture of the dead rat, I would still be there if they would have removed the dead and live rat out of the apartmentAram and speedy the maintnence guy knew about the rat!! Yes I left how could my year old live in that nasty placeAnd I have pictures there were no damages

There will be no more comment on our behalf as this matter has been turned over to our attorney to pursue the former tenant for the breach of lease and money damages in civil court

Tenant defaulted under the terms of her lease agreement. An eviction for non-payment was begun, but the tenant moved out on her own returning the apt. to the landlord. This parking lot is under a parking pass system. The tenant was not parked in a parking space, she was parking... against columbus city code in a fire lane. As a result she was towed. The tenant was issued parking passes and written parking rules at lease signing. She chose to ignore the city codes.

As we stated in our response to *** *** Revdex.com review; *** *** has held over past the expiration of her lease She was given a Day Notice Of Non-Renewal more than days prior to the expiration of her lease and she received it The notice was both posted on her door afixed
with tape on the top and bottom of the notice AND mailed to her directly *** *** chose to ignore the vacate notice and has held over which leaves us no choice but to file an eviction against her for Hold Over We are represented by *** *** *** and will not comment further as we have pending litigation against *** *** in the *** County Court Of Common Pleas.Outside of the pending litigation, I would like to take the opportunity to rebuke *** *** other claims We did video record our interaction with *** *** the day we came to check if she had vacated her unit On that recording you will see nothing but a professional interaction with *** *** that was conducted calmly and quietly *** *** has indeed escrowed an amount of money that equals a rent payment, however, *** *** has done so for reasons unknown, she is no longer a tenant as her lease has expired and she has held over.Abbeyhill has received numerous complaints, both verbal and written regarding *** *** behavior on the property from her neighbors Our attorney is in possession of the most recent written complaint and will bring it to light at court.Abbeyhill Realty & Management has never cheated anyone We strictly follow all laws and codes and pride ourselves on providing great rental housing to the communityWe feel bad that *** *** has chosen to hold over past the expiration of her lease as detailed by the Ohio Revised Code under Landlord/ Tenant Law *** *** is not immune to the law and must adhere to it exactly as we do As we have pending litigation against *** *** we appreciate the Revdex.com's interest in this matter, however, it is in the hands of the *** County Court Of Common Pleas now

I have reviewed the exchange of complaints and responses as listed on the Revdex.com website. The Tenant has illegally broken her lease and vacated the unit. No further comment is warranted on behalf of Abbeyhill, although we maintain that Abbeyhill appropriately and in a timely manner responded to Ms***s complaints

We contacted our resident immediately and have come to find out that this matter was a complete misunderstanding.  Our resident is very happy with us and there is no problem.

This tenant has failed to pay her rent, water and late fee and her file has been turned over to our attorney for prosecution. The tenant has violated her lease agreement and is making bogus claims in a trumped up defense for non-payment.   The tenant has also broken her lease and vacated the...

apt.  This will not stand, out attorney has arranged a recovery of damages suit.  Court is pending.
