To whom it may concernOur home inspector [redacted] inspected the property located at [redacted] Lane for our client the buyer. [redacted] is a licensed home inspector with years of experience. [redacted] inspected the property in full accordance with Massachusetts home inspection law 266.CMR. He showed up at 2.35 pm and finished the report at 7.20 pm. He performed a very thorough inspection and as a result of his thorough inspection our client the buyer chose not to purchase the home. [redacted] received a call from the home owner about no power in the bathroom outlet.  [redacted] went to the house two times and found a GFCI outlet popped that needed to be reset. GFCIs pop regularly and need to be tested according to home inspection law. All Home owners also should test GFCIs monthly according to manufactures instructions. The home owner also noticed that a light and a few outlets in the house did not function. [redacted] reset all the house breakers hoping that by doing so the outlets and light would reactivate, they did not. [redacted] then told the seller that an electrician was needed to figure out the problem. [redacted] went to the house along with the electrician; the electrician found that the problems were related to electrical issues within the wall.During the home inspection [redacted] found that the house had several electrical problems. He noted problems with lights, painted over outlets that couldn’t be tested, faulty negatively polarized outlets, non-functional outlets, double tapped circuits, s10652609ubstandard federal pacific electrical panel and recommended that the buyers have an electrician investigate. Home inspectors do not open walls and perform electrical work. Home inspectors do not perform tests on electrical systems that could ever break or damage electricity.  Home inspectors test outlets, lights and switches and look for non-functional fixtures. Home inspectors can’t break electrical.It appears the seller is upset that the buyers walked away. The home owner wants us to pay the electricians bill of $100.00 which we may offer to do as a matter of good faith and fair dealing although we have no culpability.
