I have complained about raccons climing the balconyAnd made a hole on the side off the building next to my air conditioner on the right sideTheirs about or more raccons living inside they'reI here the raccons thru my bedroom walls and also my daughter's bedroomJust scrashing the walls it feels like their trying to make a hole thru the wallI can sleep in my own room with this animals soundsIt's been almost month's that I made a complaint about this problem to the security guard and to *** *** I have talked to her about it a couple off times she keeps telling me that some one will come to take of itIm still waiting for any feed back or a solution to this problemIt's been to long someone need's to fix's the problem

The residence that Mr. [redacted] owns was built in the 70's. As a result of the ceiling in the bedroom falling, it was necessary to have it inspected to determine the reason. At first it was felt that either the ceiling fan in the bedroom was a contributing cause, if it was improperly installed, or...

if there was heavy items stored in the attic directly above the bedroom. After a inspection it was determined that the contractor was not certain why the ceiling in the bedroom fell, but they noted the ceiling in the living room is beginning to show signs of sagging. We arranged for a structural engineering firm to inspect the sagging drywall ceiling. It was their opinion that in the 70's builders used few nails and an adhesive to hold the drywall in place. It appeared that the lack of nails and the adhesive had dried out which caused the failure. We then had to contact the associations attorney to confirm the Association was responsible for this repair as we have had no previous ceilings fall in this complex. We have the proposals from contractors to make the repairs. The bedroom ceiling must be replaced as it fell and the rest was removed. The living room ceiling is sagging. It was recommended by two contractors that we reinforce the sagging ceiling and use drywall screws to hold it in place. Since that ceiling is already sagging we have decided to replace it rather than repair it as a safety measure. We expect the Board will approve the proposals in the next few days. We will advise Mr. [redacted] as soon as we know it is approved and who will be doing the work. We consider this ceiling collapse a red flag regarding the ceilings in the homes in the  rest of the complex. We are going to find a remedy from the structural engineering firm and making the needed repairs to the rest of the ceiling to prevent further collapsing. We are sorry for the delays but this is a unusual situation that needs to be handled correctly as the safety of the residents is at stake.  [redacted]

On July 1 2016 I bought a town home which is managed by ABC Property Managers. On October 20 2016 I was sent an email with a PDF attachment stating that I needed to store my garbage totters in my garage. I corrected the problem after the first notification was sent and then on November 14 2016 I received another email with a PDF attachment stating that I failed to fix the problem and that I needed to show up to a board hearing on November 21 2016. That same day I emailed Theresa [redacted] and let her know that I had fixed the problem the first time I was advised which was merely 3 weeks ago. She confirmed via email that inspectors go out every week and that by time the association get the inspection report and get the notice out to the resident a week could of gone by. She let me know that she would let the "board" know that the problem has been fixed. Understanding that this was resolved I did not show up to the hearing. On December 1 2016 I receive another email stating that the "board" decided that I was being fined $50. It has been 5 months since I bought my beautiful home and because of the "board" which I suspect is composed of the residents that live in the same community they are already making this a negative experience for me. I have read numerous reviews on this company, all negative. I wish I would have done my research about who managed the community before purchasing my home and highly regret doing so.
