title search, learned that this property had come out of a tax Sale, and that the successful bidder at the tax sale was an entity entitled *** *** ***Ms*** *** had purchased this property from *** *** ***.In the City of Baltimore, when a property is purchased at a tax sale, the property is temporarily Owned by the *** ** *** ** *** *** ** *** *** ** *** holds its Deed to the tax sale purchaser until all Outstanding items owed to Baltimore City are paidOn May 19, after receiving Ms*** ***'s funds for the purchase price and closing costs, I spent the entire morning at the Circuit Court for Baltimore CityThat morning, I paid an outstanding violation of $172.67, an Outstanding violation of $131.57, an outstanding violation of $215.50, an outstanding tax bill of $136.48, an outstanding tax bill of $64.20, the tax sale bid of $1,092.74, and the outstanding water bill of $These bills totaled $2,677.91, I have attached paid receipts of each of these bills, along with the Cancelled check I used to pay the bills.As a result, *** *** ** *** provided me with the Deed from *** *** ** *** to *** *** ***Ms*** *** could not take title to the property without this Deed into *** *** ***, because *** *** *** was her seller, Obtaining this Deed was critical to the transactionI had also sent a Deed to *** REC, LLC, transferring the property to Ms*** ***did not receive that Deed back from *** *** *** until May 24, 2017.Due to a death in my family, l attended a funeral out of this area or May 25thAs a result, I did not send these two Deeds for recording until May 31st, after the Memorial Day WeekendI have attached the cover letter that provided to my recorder, indicating that the Deed from *** *** ** *** was to be recorded first, and then the Deed to Ms*** *** second.On Monday, June 12th, I received the recorded Deed transferring the property from *** *** ** *** to *** *** ***However, I did not receive a recorded Deed from *** *** *** to Ms*** ***This concerned me, because since the Deeds were to be recorded together, they should have come back together, I have attached a copy of the first page of the recorded Deed to *** *** ***.I contacted my recorder, He assured me that the Deed was recordedIn reply to one of Ms*** ***'s emails, indicated that my recorder assured me that Ms*** ***'s Deed had been recordedHowever, on June 16, received the recording receipts back for this transactionI could see that Ms*** Deed had not been recorded, Somehow, the Deed was lost between my office and the recording desk, I cannot explain what happened to it.| immediately contacted *** *** ***sent them a new Deed to sign, and I have already received this Deed back from themI am awaiting receipt of a lien certificate back from the City of Baltimore, a document that must have to record Ms*** ***'s DeedI expect to record Ms., *** ***'s Deed early next week, as soon as I receive the lien certificate.We did not steal any money from Ms*** ***Her Deed will be recordedIt has not been recorded due to human errorI wish I knew what happened to her DeedMs*** *** has not been prejudiced at allShe has access to the propertyI have responded to all of her emailsShe actually filed this complaint on June 14, two days before confirmed that her Deed, though sent up for recording, was never recordedPlease let me know if you require any additional information.Gary S***
