Review: I used the service to have my first home inspected. The inspector failed to miss a leak in the sink that had been there for around 2-3 years. After I purchased the home it was discovered and has caused me around 6,000.00 worth of damage.

June 9th: I scheduled an appointment with About the House Home Inspectors, specifically, [redacted] who came out on the 9th to complete the home inspection at the aforementioned property. I have attached the report for your viewing. According to this report, no leaks or issues with the plumbing had been identified within the kitchen. He did advised that a remediation was required immediately with regards to the water found within the crawl space, and the damage to the vapor barrier. The inspection report indicates no knowledge of where the water was coming from.

June 14th: The Addendum was filed and submitted over to [redacted], in which she agreed to remediate the mold issue int he crawl space, relay the vapor barrier to leave no exposed material, and inspect the existing sump pump and drainage to have any deficiencies corrected.

July 14th: I received a copy of the Appraisal report from [redacted] Bank showing that the house was valued at the purchase price, however, a photograph of the crawl space showed that the damages reported from the inspection in June were still present and the vapor barrier had not been handled per the addendum. During this same week, [redacted] went to the house to inspect the crawl space herself and noticed that the damages from the inspection were not remedied per the instructions on the addendum.

Week of July 21st: [redacted] and [redacted] had a conversation regarding the status of the crawl space and vapor barrier issues previously noted from the inspection. According to the conversation, and text message received from [redacted] was notified that the original contractor noticed a leak coming from the bathroom which was resulting in the water draining into the crawl space and vapor barrier. Furthermore, the seller notified [redacted] that another plumber would be out on July 27th to rectify the situation once more.

On July 31st, in the afternoon roughly around 3:30pm, my friend and I began to bring some of my stuff over and unload into the house. When I ran the water in the kitchen sink, I noticed a unique sound coming from the cabinets as if something had been dripping. Upon further review, I noticed that the cabinet floors were completely wet. From what I observed, the wood was completely damaged and rotted and this is something that did not happen within the time of the inspection in June and the closing last Thursday. I found a large quantity of mold along the wall behind the cabinets, worms that were along the floor, and dried insulation that practically turned into dirt from what looked like years of negligence.

July 31st: Shortly after closing I went over to the property to get a better look at the conditions the house was left in. While starting to unpack, I went into the kitchen and tested the water one more time and that is when I heard the dripping sound coming from under the sink. I opened the cabinets and noticed that the floors were completely wet and damaged from a leak. One of the cabinets I was able to push my hand through the bottom onto the subfloor. After discovering this, I looked and saw damage to the drainage pipe which was literally cracked apart and crumbled in my hands, no force required. I started to pull apart the kitchen; I took the cabinets out of the kitchen which exposed a large quantity of mold along the walls, and an extremely damaged, wet and weakened floor. The wood was so badly damaged that there were holes in the floor, and worms across the damaged areas as though it was compost.Desired Settlement: Home inspectors insurance to reimburse me for repairs.
