I have received your letter as to the complaint filed by [redacted].I have never met nor have I spoken to Ms. [redacted] prior to or during the time the work was completed. I had been told by a representative at the property management firm, [redacted]) from [redacted] ,...

that he managed this property that Blankenship Roofing Co., Inc. installed the new roof on.When I met with the property manager in March of 2016 about the existing metal roof that was on the house, he stated the owner wanted the metal removed wanted new decking and shingles installed.Per our contract, which I am providing you a copy of , which Ms. [redacted] signed, the first sentence says “Remove and dispose of existing metal roofing". I explained to the property manager that it was possible there may be other roofs under any metal roof, before we contracted this roof for replacement.A contract was provided to the management company and it was signed by Ms. [redacted] and returned to Blankenship Roofing Co., Inc. along with her deposit. The work was scheduled and the new roof installed as to the contract. The day the roof was started, it was discovered that the roof did in fact have 3 layers of shingles underneath the metal roof. I immediately called [redacted], the management agency representative and left a message, it was several hours later when my call was returned. I indicated to him what we had found and what stage of the job we were at. He told me he may have a hard time reaching the owner because she lived in [redacted]. He did ask what the cost would be and I gave him the extra cost figure which was $1,680.00. This is for removal of the extra 3 layers of shingles and the disposal cost. I wasn't told to stop the job or do anything different. The 3 layers of roofing had to be removed in order for Blankenship Roofing Co., Inc. to fulfill its contract obligation. This roof was out of building code having 4 roofs on it. I explained all of this to the management representative and he said, well we have no choice but to keep going with the job.All of the work was completed to our contract. After doing my walk around of the job on 4/14/16, I sent the property management representative a photo of the roof being completed. I told him everything went well and the roof looked great. He replied and I quote "[redacted] sure does".As to the hole in the plaster ceiling in the kitchen of the house. I am unaware of any way our workers caused this hole. There were numerous areas this roof had leaked prior to the new roofbeing installed. We provided a separate invoice for the additional 3 layers of roofing that was removed and disposed of. This is a fair amount and was calculated by the amount of squares of extra roofing that was removed. Our office has made numerous calls and sent emails to the management agency regarding payment, and the only answers we could get was I will check with the homeowner and get back to you and that the owner couldn't swallow paying for the extra work done.  We never were contacted back. Out of good faith we deducted $200.00 for the plaster repair, which reduced the bill to $1,480.00.It appears obvious that Blankenship Roofing Co., Inc. was not going to be paid for the work done Until we contacted the management firm letting them know that our intention was to file a mechanic’s lien and a warrant in debt if payment wasn't received by June 15, 2016. It wasn't until then that this complaint was filed with the Revdex.com.The scope of work was completed by Blankenship Roofing Co.,Inc. and there are no problems with the roof in any aspect. We think we should be paid and this matter will be resolved.[redacted]

complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.
I am aware of what was in the contract and what it reads.  However, I was advised by [redacted] after I reached out to him 12 days after the roof was installed roof that he noted an issue with the turbine when it was reinstalled.  If a known issue was made aware during the process that is related to keeping everything inside the home dry, it should have been addressed and recommended to get fixed even if not in the contract.  There is a hole in the roof and he made no attempts to make it right by the customer.  I would have gladly compensated him for fixing it.  This is unprofessional behavior and consumers should know how he treats them when he receives payment after the job.
For example, if a consumer takes a car in for a routine oil change and when changing the oil an oil leak is discovered.  A professional with the customer in mind will let the customer know there is an oil leak and recommend that it get fixed.  The mechanic wouldn't tell the consumer after the car blew up, oh ya, you had an oil leak.  Still the consumers problem, as it is mine, but consumers should be aware their interests aren't looked after with Blankenship Roofing.

His version of events does not match what my property manager told me. I do not believe a contractor should continue work on a property that will cost an additional 30% of the original quote without approval from the representative or owner. I have never encountered such a situation. Contract and quote should have stipulated that should additional roofing material be found, it will need to be removed in some manner (whether by additional fee to the roofer or by some other manner). It did not. I paid them, so I am sure they don't care. I just want others to be aware of how they do business. Don't do unapproved work and expect to be paid for it - but be sure to threaten to take the owner to court. Nice.

In June of 2013 our contract for the new roof was with [redacted], and not [redacted]. We also replaced the existing gutters and downspouts. On September 28, 2015 our office received a call from Mr. [redacted] that he had a roof leak. I called and went to look at his issue as a...

courtesy as we installed this over two years ago. I mentioned to Mr. [redacted] that he may want to think about having oversized gutters installed on the front of his house to help prevent over flowing during hard rains. It appeared this may be the issue. We have a one warranty on our labor. As I stated earlier this roof was installed in June 2013.The last time I spoke to Mr. [redacted] he was satisfied with my advice. If you have any further questions, please do not hesitate to contact me.Sincerely,[redacted] Meador

I have reviewed the response made by the business in reference to complaint ID [redacted], and find that this resolution would be satisfactory to me.  I will wait for the business to perform this action and, if it does, will consider this complaint resolved. Just for the record, my ex husband was not arrested, not condoning his behavior. they make it sound like they were cooperative which was not the case. [redacted] had to contact this company on several different occasions and had no response. They do below standard work and that is what I want the public to know. I want people to see that someone has had shoddy roof work so they can pick a company with a better track record. No this response is satisfactory to me , I would expect no less from these folks. I would never let them come back to fix my roof.

I have attached a copy of the contract as you requested that does not include replacement of the roof turbine vents. If you have any further questions, please do not hesitate to give me a call.Sincerely, [redacted]

The contract was with my father in law which doesn't change that over 10000 was spent on gutters and a roof. My uncle, who is a contractor out of PA, came and took a quick look at the roof and found several potential "culprits" for the leak. The answer [redacted] gave me for my roof leaking was I needed oversized gutters for that particular stretch of roof due to the pitch. So if oversized gutters were his recommendation why weren't they installed in the first place? It was his gutter guy- so he should have inspected his work after they were put up. The man never took the time to get on the roof and inspect the particular area, he just instead looked at the gutter from the ground and deflected to the gutter installer which he had contracted out. The real issue which I finally corrected on my own due to the lack of urgency or care from Blankenship was a nail head protruding from a low spot in the roof, lack of sealant between the "j" channel and shingles, and a lack of sealant between the aluminum trim and siding. If [redacted] would have taken the ten minutes to hop on the roof and inspect things he would have easily found these issues instead of placing the blame on his gutter guy and the lack of oversized gutters. Truthfully according to the shingle manufacturers specifications with a pitch grade of 4 or lower he should have installed a rolled roof on that portion of the house anyway. I'm disappointed in the way the entire situation was handled and disgusted with what a lack of customer service the Blankenship team gives their customers after they've paid their bill. For as much money that was spent I would have expected better.

This letter is in repose to the complaint filed by Ms. [redacted].Blankenship Roofing Co., Inc. is an "Installer" for [redacted]. Our contract is with [redacted] and not Ms. [redacted] directly. On February 2, 2015, [redacted] contacted Blankenship Roofing Co., Inc. in regards to Ms. [redacted]'s issue. On that...

same day, [redacted] contacted Ms. [redacted] and scheduled an appointment on February 3, 2015 to take a look at her issue.  Not to long after that conversation, Ms. [redacted]'s ex-husband called [redacted] and asked why he had to come back out and look at the issue.  [redacted] proceeded to explain to her ex-husband, however he became very belligerent on the telephone. After that conversation we immediately contacted [redacted] and explained what Ms. [redacted]'s ex-husband had done and due to safety reasons we would not keep that appointment for February 3, 2015. The [redacted] representative completely understood our concerns and the representative told Blankenship Roofing Co., Inc. that they would take care of this issue with Ms. [redacted].Later that afternoon, Mr. [redacted] came by our office and was making threats and was very belligerent in our office.  Salem Police was contacted and a warrant was made for his arrest. We sincerely hope that Ms. [redacted]' issue is resolved and are are very sorry that we were unable to help her, however we have full confidence that [redacted] will resolve her issue, if they have not already done so.Sincerely[redacted] [redacted]Vice President
