What was charged we feel is legitimate The holes where "their contractor" patched had inch diameter white spackling on the brown walls where the holes were patched, through out the house Even their professional left sanding required from his patching In addition there were other places, especially around entryways that had gouges in the walls most likely caused by their dog that needed spackling, sanding and paintingThe cost involved in repairing and painting all of these white patches and the gouged places is very, very economical They only paid a $non-refundable pet fee as stated in their lease, not $250, It is for the privilege of having pets When we had a professional carpet cleaner come into the residence, they recommended that we replace the carpets, since the carpets were so saturated with urine smells We not only had to replace the carpets, but actually had to have the carpet company seal the wood underneath to encapsulate the smells The carpet installers would not even begin to install the carpets until we had eliminated the fleas, and it took three different bombings to rid the house of all the fleas We also are having to run an ozone air cleaner to rid the home of the smellThey were not charged for the ozone activity nor for repairing exposed wires in the garage at a junction box There were two water bills left unpaid (one for $from 7/to 8/and one for $from 8/to 8/31, which is the time period they were still in the home)

Above Board isn't fair at all I gave more than adequate notice and gave important reasons why the move had to happen Clearly they are keeping all of my money and there isn't anything else to say except I will never rent from them ever again Also how I was treated being a loyal tennant and paying my rent on time and I couldn't get maintenance on anything while being here after multiple times of askingI even had to pay for a whole door that was marred up and damaged when I moved in despite me mentioning it when I moved inSo how am I responsible for a whole door? Very disappointed in the [redacted] way this business handles things

Using the resident's information that she admits and which I explained to her I we receive a day notice, by law, it takes effect days after the next rental due date This means the rent should continue to be paid through June 30th This is what she is contesting and it has been explained to her

With respect to rushed to move in, the tenant was approved to rent this home on 11-and the lease was signed on 11-with December as her move in. We collected a holding fee from her if she did not move in as planed would be non-refundable because of the property being vacant for this
long time and there being the need to re-advertise the home to find someone to get in. when 12-came, she said she could not move in and said now it would be the 8th with some indication it would be longer. I was kind enough to accept the 8th and told her that we could not hold it longer. Holding fees like this are non-refundable.We do not have keys for her home. I can do nothing about this. She can get a key to us if she wishes. The Baseboard heater has been repaired, the shower rod has been replaced, the bath and hall ceiling has been repaired and needed to dry before it could be painted. The trash has been cleaned up regularly at this location and cleaned up again on the, 11th, the first business day after she moved in. The paint is satisfactory except where our maintenance man is trying to complete

This is correct for the most part.  I have the third contractor who said he will be there today to access the situation and hopefully fix it.  My reliable person and a reliable person of a colleague have both had personal and business issues that caused them to not follow through as they...

normally would.  I have no reason to give anyone the phone number for this project because it is only cosmetic and external.  I will never be able to get any contractor to do work internally without having a contact number so they can arrange for access to the home and will always give it to them. If there is a specific number they want us to give that can be arranged when they call about the issue requiring service.

After reading this complaint, it appears that the contention we have to deal with is the replacement of the carpet, the elimination of fleas and the urine smells from the dog.  On 9/23, we received an estimate from [redacted] Corporation, the carpet company, stating that "fleas were still present in the house" and that to seal the floors would be an additional $150.  The invoice for the replacement of the carpet is dated 10/1/15 when the company actually did replace the carpet and sealed the floors.  Furthermore, after review of her move-in form that she signed and submitted, there was absolutely no mention of any urine odors in the house, which further indicates that the odors were caused after they moved in.
