We started with AIM with one of our properties almost at its inception. We started working with Kevin and then started to work with his team. We have found Josh, Daniel and Glenn to be professional, caring and available. We now have 3 properties with them and continue to be impressed. Many times if we needed an immediate response Kevin and Daniel have made themselves available and taken over whenever needed. Recently we had a unit that needed
an uplift and they made it look like new. We usually like to work on our unit when we are in Hilton Head because we are very fussy. When we can't do that it is nice to know that AIM can maintain the standards we keep because they share our vision. We highly recommend AIM for all your real estate needs.

My wife and I live in Canada, we are very happy that Aim are managing the rental of our villa on Hilton Head island, for over 4 years. During that time we were always confident that AiM is in charge and looking out for us.

I've been renting through AIM since November 2016. I was pleased most of the time with service. A couple of issues took longer to fix than I had hoped. However, since I began working with Ted ***, the Assistant Manager, everything has been wonderful. He is friendly, helpful and very quick to respond.

Kevin and his team handle my rental. They are responsive to questions, accountable, thorough, diligent, and generally great to work with. I work with businesses in their industry and am also comfortable with their knowledge. AIM and Kevin have a deeper level drive to offer the advantages of a big company while still giving the attention of a small one.

My family and I have rented from Absolute Island Management, Inc for the last three years. The management team is always attentive to any issues and have experience great support when needed. If you are moving to the Lowcountry give them a call they will help you.

We rented for 5 years, and throughout our time had a ton of various issues brought to their attention from: black mold, broken a/c, broken heat, 2 rat infestations, and leaking windows. Minuscule steps were taken to "repair" these issues (once the owner finally signed off that is, often times 5+ days after the problems were brought to his/her attention). The broken heat went 12 days in December when the temp was a high of 40, and the heat 3 days in August when temps were above 96. Upon move out, they offered $160 out of $500 deposit back. $275 went to "cleaning" the 900 sq ft apartment (which we vacuumed 3 times, and then swiffered afterwards--also who charges that much to clean such a small apartment?) and $160 went to "paint repairs" for the two spots on the wall that we made in our 5 years with them. Upon trying to resolve this, not only was the leasing agent not helpful, but also the owner Kevin was not willing to try to help or work with us. We were excellent tenants who paid on time, never caused any problems with the house or neighbors, and simply caused normal wear and tear, which is expected when you have a consistent tenant for 5 years. The deposit is for damages caused by tenants that need to be repaired (example hole in the wall), not for things that need to be replaced by the owner. Perhaps the owner should've replaced the dated wallpaper in the bathroom or the carpet from the 70's, not simply fined the tenants for it being old.

I was and am willing to work with you, took your call, went through everything together. You were not fined for anything that you did not cause.

Absolute Island Management misrepresents their rental properties on the website. The 2 bedroom units are not 1269 sqft, they are 1060/1072 sqft. The customer service goes out the window the minute they have you locked in. Working with the leasing agent via phone & email from another state prior to moving, was an absolute nightmare! I was given erroneous information & had a difficult time getting any responses to questions. AIM will give you a song & dance to make you happy in the present moment, but has very little follow through. They are slow in taking care of customer requests. It took me a month to get an addendum to my lease... all I heard was "by the end of the week" for 4 weeks. The community is wonderful with top notch amenities (although the grills are a bit of a safety hazard) & the owners are so nice to socialize with. AIM on the other hand does not live up to their slogan - they are NOT CREDIBLE, UNRELIABLE & HAVE LITTLE INTEGRITY. If you like Summer House & want to rent there, find a private owner to rent from instead of going through AIM.

In follow-up to your review, AiM team members have reflected and reviewed our relationship with you and your family. We value you as tenants! And, look forward to working positively in the future.

We understand that moving from out of state can be difficult. Taking a rental sight unseen is a risk. However, in your case, we worked with you and your family to enable you to have a home when you moved to the island at the end of January.

As requested, your rent was reduced by $75/month in April 2017. That reduction was the result of AiM working on your behalf with the condo owner.

Before your move in, new hardwood floors were installed. At your request, and at no additional cost to you, the porch was screened in as a courtesy. This was great. We did that for you.

At AiM's suggestion, the owner had preventative maintenance for the air conditioning system. Being proactive with AC is of value in these hot summer months.

Currently we are working with your family and the owner on the hot water heater. When your mother called us Monday morning we had a plumber out by early afternoon, same day. Our staff has remained in frequent contact with your mom about this.

As for the square footage we are going off of the master deed to the condominium. We did not arbitrarily select that amount and it includes the patio and closets.

Just couldn't apologize for all the wrong that came before the kindness you now show my mom could you...... We pay a lower rent because what was negotiated prior to us signing the lease was not done (new kitchen), it was only fair to reduce the rent in this case. We didn't ask for vinyl flooring (which is what it is by the way... not hardwood) that was just a nice surprise from the owner; all we asked for was new carpet because the old smelled like dog! It was a horrible long distance experience in the beginning to be followed by being charged for a filter change that didn't even take place (yes, that did happen; we check the dates on the filters), having a ridiculously bright overhead light installed in the kitchen to replace the one with burn marks - taking away the possibility for dimming (not the brightest electrician for that job), velcro added to the cabinet doors on the bathroom vanity to solve the problem of them not staying shut & a front door that is in such desparate need of realignment because there is a gap at the bottom & it sticks on the side which makes a lot of noise (asked so many times when moved in, but never got fixed-maintenance "kid" didn't know what to do). Please by all means continue believing your "mission". I still love the community in the end; I just believe in higher standards of customer service.
