This is an interesting complaint because it lacks the truth in several areasMost of my communications regarding ** [redacted] 's home inspection where through her agent who I have a very good relationship with and ALWAYS respond to her phone calls and texts, even when she texts me during my family time on SundaysI spoke with [redacted] three times: 1st time was before the inspection to explain the process and that I would be emailing the home inspection agreement to her2nd time was to after the home inspection and home inspection report were completed, to remind her that she hadn't signed the home inspection agreement which was holding up delivery of her report 3rd time was 12/regarding returning the fee for the termite inspection During my last conversation with [redacted] I asked her why she hadn't returned my several phone calls to herHer response to me was, "There is nothing for us to talk about." In summary, I conduct my business decently and in orderI did what I said I would do, when I said I would do it [redacted] did not follow any of the instructions given to her, therefore creating her own problems and is now attempting to pass them off onto my company: She did not open, read or sign the online agreement before the inspection and inspection report were completedShe was present during the home inspection and she did not send anyone on her behalf(a family member of [redacted] 's did drop off payment about an hour after the inspection had startedBut, did not stay) She did not read the complete inspection report, per her complaint that I missed certain defect.s She did not return my calls to go over the inspection report(Again, she is in another state) I do take responsibility for not sending the $immediately, however it was sent in December I have no problem re-issuing another checkIt will be minus the stop payment fee from the original check

There is nothing to reject I did not respond to the initial email from Revdex.com because [redacted] and I had already hand contact and her report had already been delivered Also, because this is not a real estate transaction there are no missed deadlines [redacted] and I also spoke extensively over the phone

 Complaint: [redacted]
I am rejecting this response because:
There were no conclusion to resolve this issue offered.
[redacted]. 1) stated in her response that she was to refund me my $90 in Dececember, which in fact was the 2rd time I asked her for my money. if the inspcetion was performed like she said in Nov 9th why did she wait until dec to so-call send a check? December was in fact the second time I called her asking for my money. [redacted] stated "i forgot to send your check, why didn't you call me to remind me" my response was "You said you were going to send my money and you lied, why should I have to remind you that you owed me money"  It has been well over 30 day and the so-called intial check should have already been returned to her if she ever sent it. I should not be penalize a re-issuing check fee for a check I never recieved and that [redacted] never sent. that does not make any sense. Its almost impossible to have sent that check and I still have not recieved it and it about to be feb. [redacted] response is not true very misleading and she contradicts herself. [redacted] stated that my "Agent canceled the terminte inspection well after the home inspection" thats a lie I call the company I cancelled then I call [redacted] and asked for my money back.
2) [redacted] also stated in her response "she never told me I would receive the report in 24 hours, what she told me is "WE USUALLY DELIVER THE REPORTS WITHIN 24 HOURS" these are her words in this complaint. so she backed what I said when I said she told me I will get the report back in 24 hours. [redacted]s also knew the size of the property and that time was an issue before she told me I will get it back in 24 hours. also as I stated in the inital report the inspection was on Nov 9, 2013 [redacted] did not produce my report until Nov 13, 2013 four days later. in the response [redacted] said I got the report 2 days later which is another lie. I have attached the email  that I recieved from [redacted] on Nov 13, 2013 apologizing for no reponding to my agent or me for the last couple of days and a family emergency. The email attachment is marked, exhibit S.C 1. The 2nd Email [redacted] sent was some minutes later Nov 13, 2013 a copy of the report. I have attached, The email Attached it Mared, Exhibit S.C 2 and S.C . 3
3) [redacted] also stated that "my Agent" and her have a very good relationship and I always respond to her calls. again that another lie. my agent [redacted] have given me permission to include her Name and number in corrosponse to this complaint to answer any and all Questions pertaining to the ordeal. ([redacted] ###-###-####) [redacted] is displeased with [redacted] actions to this matter and feels bad because she referred [redacted] to me and [redacted] has stop answering her calls to salvage the problems and issues. [redacted] informed me of the plumbing and eletrical problems that [redacted] total missed/overlook. [redacted] called [redacted] stressing the problems and that she had to make right with the situation. Once [redacted] knew what [redacted] was calling about [redacted] stop answering [redacted] and my Calls as well.
4)[redacted] stated " she was not present during the home inspection and she did not send anyone on her behalf, " but in that same statement said "a family memeber of [redacted] did drop off payment" again another contradiction. either someone was there on my behalf or not.  Another lie. My Family Member was there on my behalf inwhich [redacted] left him outside knocking to get in the property for an hour and would not let him in. when someone else at that happen to be at the property open the door for my family member. My cousin waited for [redacted] to finish which wasnt too much longer he paid her she gave him a reciept, apologized for leaving him outside. My Cousin (the family member that was present on my behalf) can be reached at (###-###-#### [redacted]) he will be more than happy answer any  and all questions you may have pertaining to Nov 9, 2013 when he came to stand in my behalf.
5) [redacted] has no integrity and in this case she did not honor her, guarantee and warranty, 1) someone was present on my behalf, I just want what is owe to me
6) for some strange reason [redacted] keeps stressing me being in another state.  [redacted] Knew from the begining I was out of town at that time and that why someone was sent on my behalf and because she wanted cash transaction. I am from and live in [redacted], My address is [redacted]. i am currently out of town for work. but if there was a need for me to be there I would have caught a flight to be there. that was never and issue or a problem so I don't know why [redacted] keep mentioning that. If that was a problem [redacted] should have mention that in the beginging. So since she did not mention it, it could not have been and still not a problem.
Regards,
[redacted]

I am rejecting this response because: The issue still has not been resovled. and this lady still has not refunded my money. I have attached emails amd she has attached emails that proves my case. so check the attachments. this lady owes me money. she said so and I said so and I want my money.

There is nothing to reject.  I did not respond to the initial email from Revdex.com because [redacted] and I had already hand contact and her report had already been delivered.  Also, because this is not a real estate transaction there are no missed deadlines.  [redacted] and I also spoke extensively over the phone.

 Complaint: [redacted]
I am rejecting this response because: This business response is the same automatic email response that I received from the business when I wrote to them on April 10, 2014 and I heard nothing further. I did not call again because I'd already made my last phone contact to the  business owner on March 28th, 2014, requesting to receive my inspection report by the next day, ( the report was already two weeks late) and still no report was produced.  The business owner still has my money but has not given me my inspection report. If necessary, I will forward to you the email message that I sent to the business on April 10th.

This is an interesting complaint because it lacks the truth in several areas.
1. Most of my communications regarding **. [redacted]'s home inspection where through her agent who I have a very good relationship with and ALWAYS respond to her phone calls and texts, even when she texts me...

during my family time on Sundays.
I spoke with [redacted] three times: 1st time was before the inspection to explain the process and that I would be emailing the home inspection agreement to her. 2nd time was to after the home inspection and home inspection report were completed, to remind her that she hadn't signed the home inspection agreement which was holding up delivery of her report.  3rd time was 12/16 regarding returning the fee for the termite inspection.  During my last conversation with [redacted] I asked her why she hadn't returned my several phone calls to her. Her response to me was, "There is nothing for us to talk about."  When she finally did call me, it was after I contacted her agent to notify her that I'd been trying to reach [redacted] but, she doesn't answer my calls. [redacted]'s claim that I did not respond to her calls is just not true.
2. Regarding the $90 dollars for a termite inspection. [redacted] asked us to conduct a termite inspection. Her agent contacted me AFTER the day of the inspection, stated that **. [redacted] was not moving forward with the property due to issues with the mortgage and wood like to cancel the termite inspection. Although the inspection date had come and gone, I did tell her I would return the portion of the fee that was for the termite inspection.  Monday 12/16 check #[redacted] in the amount of $90 was written and mailed to her Florida address on Tuesday 12/17/2013. My mistake was not sending it by certified mail.
3. I NEVER told **. [redacted] she would receive the report in 24 hours. What I told her was we usually deliver the reports within 24 hours based on the size of the house and how many issues/defects it does or does not have. This property is a 2350 square feet, 3 stories triplex with issues in most areas of the exterior and interior.  The inspection was conducted on 11/9/2013 and report completed 11/11/2013, two days later. The pdf of the report is attached to this complaint for your review.
4. Regarding our 200% money back guarantee.  Here is our policy. I copied and pasted it directly from our website:  www.AbundantHomeInspection.com

200% Money Back Guarantee -  At the end of the inspection, If you are not satisfied that you received a thorough home inspection, as per the ASHI standards of practice, we will return your payment.  (here is the link to ASHI standards of practice http://www.ashi.org/documents/pdf/standards.pdf),
We will also pay for an ASHI inspector of your choice to perform another inspection.Conditions: You must be present during the entire inspection. Cost of the 2nd inspection may not exceed the cost of our inspection and the 2nd inspector must be a certified member of ASHI and licensed in [redacted] or the state in which your inspection was performed.      Neith [redacted] or her agent were present during the home inspection.  In addition to that, I called [redacted] to confirm that she received her report. During our conversation I asked her to read the report then call me so I can go over the report with her to make sure the report is clear and that she understands everything written in it.  I never received that call.
NOTE: In the client section of the report it states:
The buyer was not present at time of the inspection.  I strongly recommend you contact your inspector at 267-239-4323  before settlement for answers to any questions you may have regarding your inspection and/or inspection report.  The pdf of the report is attached to this complaint for your review.

5. The issues/defects that [redacted] is claiming were missed ARE actually IN THE REPORT or are excluded from a general home inspection. The home inspection agreement (that was emailed to [redacted] before the inspection), the inspection report and ASHI standards of practice state what is inspected and what is excluded.
The pdf of the report, including the ASHI standards of practice and a copy of the agreement is attached to this complaint for your review.
The plumbing issues are in the plumbing section of the report. Cracked floor tiles, in the interior section of the report. The wiring issues are noted in the Electrical section of the report. Troubled pipes are noted in the section of the report that the pipes are located.  There were no sewage smells back in November when the inspection was conducted. The property was occupied at the time of the inspections with tenants in each apartment.  The conditions could have changed since then. A home inspection report is based on what was happening at the time of the inspection.
NOTE: In the client section of the report it states the following: This property is occupied.  Storage, furniture, personal belongings and household goods prevent total and complete review of some areas.  A final walk through using the "Pre-Close Final Walk Through" check list provided by Abundant is recommended.  The check list is to be emailed, faxed or mailed to Abundant. (THE FINAL WALK THROUGH USING THE WALK THROUGH CHECK LIST WAS NOT PERFORMED)  Had [redacted] read her report and/or called me and/or done the final walk through using the pre-close final walk through check list I provided for her she would have know that the defects she mentioned existed and could have addressed them before closing.
Finally, after the inspection and inspection report were completed, I emailed [redacted] informing her that in order for her to receive the report, I needed her to complete the online agreement.  Although she did not respond to my emails and did not sign the agreement at that time, I sent the report anyway because I did not want to hold up the process and did not want her to miss her deadline. (NOTE: [redacted] and I are located in different states. As I stated earlier in this response, [redacted]'s agent and I have a very good relationship.  Her agent also told me [redacted] is a good friend of hers. That is the only reason I sent the report.)
In summary, I conduct my business decently and in order. I did what I said I would do, when I said I would do it.  [redacted] did not follow any of the instructions given to her, therefore creating her own problems and is now attempting to pass them off onto my company:
1. She did not open, read or sign the online agreement before the inspection and inspection report were completed.
2. She was present during the home inspection and she did not send anyone on her behalf. (a family member of [redacted]'s did drop off payment about an hour after the inspection had started. But, did not stay)
3. She did not read the complete inspection report, per her complaint that I missed certain defect.s
4. She did not return my calls to go over the inspection report. (Again, she is in another state)
I do take responsibility for not sending the $90 immediately, however it was sent in December.  I have no problem re-issuing another check. It will be minus the stop payment fee from the original check.

Review: I purchased home inspection services on 4/10/13 and was informed by [redacted] that I would receive a home inspection report by the end of business day on 4/11/13. According to Abundant Home Inspection services contract signed on 4/10/13, it stated I would receive a home inspection report within 24 hours, which not receiving this home inspection report has caused a failure to honor her portion of the contract. [redacted] has been paid in full of $465 on 4/10/13. As of today, 4/13/13, I have not received a home inspection report. I have left several voicemails, text messages, and email messages, however, have not received a response.Desired Settlement: Abundant Home Inpsection Services has the responsiblity to refund my home inpsection fees in full immediately.

Business

Response:

Good Evening,

I am very surprised to receive this message. The reasons I'm surprised is first this complaint was sent after the [redacted] and their agent have already received the home inspection report. Second [redacted], who filed this complaint was NOT present at the end of the inspection when it was discussed when the report would be delivered.

I did, however, share with [redacted], who was present during the entire inspection, that because of the late time of evening we finished the inspection, the size of the house and that fact that there were defects in every area/room of this 6 bedroom, 4 bathroom, 3 stories, 3,000 sq ft house with 5 roofs, 2 heating systems and 2 central air conditioning systems and an attic, I planned to have the report to them by the end of the next day Thursday, April 11, 2013. (Please Note: I had inspections the following day. Therefore, I had to work on the [redacted]'s report early in the morning and between inspections, making every attempt to get the report to them as quickly as possible.)

The 42 page home inspection report was delivered by email at 4:09pm Saturday 4/13. It is not uncommon for it to take this amount of time on an inspection report of this magnitude. During the time I was working on the report [redacted] and I maintained contact on Thursday and on Friday. I kept him up to date on my progress with the report and explained there was a lot to write. There was a period between Friday evening and Saturday afternoon we had no contact. Once I was able to make contact I did just that. I called, emailed and texted both [redacted] and their agent, as soon as I was able.

Another reason I'm surprised is because I spoke with [redacted] who received the report and was able to see why it took the time that it did to write. He expressed he was happy with the report and appreciated how thorough the report is. And because he and the agent were present during the inspection, they were able to submit their request to the sellers based on what they learned during the home inspection. (Please Note: Once I opened the access panel to the crawlspace between the 3rd floor and the roof, I was able to find significant smoke & fire damage to the structure of the roof that was not disclosed and without the inspection would not have been discovered.)

Finally, my home inspection agreement does NOT say reports will be delivered in 24 hours. NOTE: Most of my reports are delivered the same day, the [redacted]'s house had a lot more damage than usual, as the 42 page report indicates. I have attached both the Home Inspection Agreement and the 42 page Home Inspection report.

Not only did I complete the job I was hired to do in it's entirety, if you read the ASHI standards of practice, I exceed the home inspector requirements. Thank you for giving me the opportunity to respond. I am available if more information is needed [redacted]

PS: Between Saturday, Sunday and today, Monday, I have emailed, texted and left a voicemail asking [redacted] to call me, but have not had a response to that request.

Review: [redacted]

I am rejecting this response because: I received the home inspection report after I submitted a complaint to the Revdex.com. I was at the very beginning of the home inspection and I came there afterwards to pick up [redacted]. I was there when [redacted] stated that she would have the report completed within 24 hours. We left several voicemails, texts, and emails for [redacted], however, received no respond from Friday at approximatley 3pm to Saturday after I filed this complaint. It was stated that she lost her equipment and was unable to contact us or the agent. The agent had to hire another home inspector to complete another home inspection in order for it to be submitted to the bank. [redacted]'s home inspection report was received after the agent hired and turned in the report to the bank. I received an email from [redacted] on Monday asking me to call her on Tuesday. I left 2 voicemails so far and an email, however, did not receive a respond from her. I would like a full refund of $465 in order to resolve this matter.

Regards,

Business

Response:

In response to [redacted]'s complaint, this is very surprising to me and some of the information stated in her complaint is not accurate. After I texted [redacted] and their agent on Saturday 4/13 after the report was sent, Sunday 4/14 and emailing [redacted] on Monday 4/15 asking her to return my calls, I finally received a call from her on Tuesday 4/16 in the afternoon. We had a very pleasant and lengthy conversation in which she stated they were happy with the home inspection and the home inspection report. Her only issues was that even though I stayed in contact with [redacted] with updates on the report on Thursday and on Friday morning, her disappointment was that I was not able to contact them between Friday afternoon and Saturday when I sent the report. (Please NOTE that I was not aware a complaint had been sent to Revdex.com until I was looking through my emails Monday 4/14 in the evening. My phone calls and text to the [redacted] were to make sure they received the report and to go over the report with them)

Review: [redacted] performed a home inspection on my property on March 14,2014. I paid for the service on that same day $365.00 in full. I never received my inspection report. After 2 phone calls and an email to the Abundant Home Inspection Services Company, as of April 18, 2014, I still have no report and no response other than an automatic response to my email. I would like a refund of my money.Desired Settlement: I paid for a home inspection and report over a month ago but never received my report. I would like a full refund of my $365.00 payment.

Review: There are a number of proble** 1) [redacted] the owner of abundance home inspection, charge me $90 for a termite inspection that I did not receive from their company. Upon talking to [redacted] she was suppose to mail me a check for the $90 on Nov 11, 2013 which she never sent to me. I called her Two weeks later about the check [redacted] Stated "I forgot and I will send the check today as soon as I get back to the office". She again never sent the check. here it is Jan 22, 2014 and I have yet to receive my money from [redacted]. My realtor [redacted] and I has tried contacting [redacted] about this issue [redacted] told [redacted] she will send it and shes is going to charge me a stop check fee of $25 from the last check I never received. She will not answer any of my calls or return them. 2) When I intially contacted [redacted] for her service sshe stated "that I will receive me report withing 24hrs and she offer a 200% guarantee on her service" the day after [redacted] rendered her service I called her and she did not answer nor did she return my calls. I tried calling her for 5 days on the 5th day she answered I asked what was her problem and please give me my report that I paid for and my money. Her response was "i had a family member in the hospital and I couldnt get to you but I will send it now. Thats not her policy and that is not what was told to me by her. 3) last week on or about Jan 13, there were some issues and compliants, about the plumbing, crack tile in the bathroom, fumes of sewage, bad electric wiring, trouble pipes and a number of issue they we(my realtor and I) are becoming aware of everyday that is suppose to be cover in the inspection by [redacted] that she totally missed and overlooked and clearly a mistake on her part. now [redacted] does not want to honor her "200% guarantee" nor has she given me my $90 and since my realtor has brought these issues to [redacted]'s attention [redacted] will not return or answer any of my realtor calls. my realtor refered her to me. there suppose to be warranties on [redacted]s services that she is not trying to honor as well. I have all the emails and call logs and voice mails between [redacted] and I before she stop answering and returning my calls.Desired Settlement: I want my $90 and a refund of the $515.00 for missing a lot of problems that [redacted] guarantee 200%. I want an apology as well in email form
