I am rejecting this response because: I feel like I was mislead due to the onsite manager telling me that the people above me was moving when I first looked at the apartmentThe noise continue even though I have complained to both the onsite manager as well as the Corporate officeI also feel as though this was not a random break in because if it was random out of all the apartments that are in the building more than one storage would have gotten broken intoYes the police was called but there is nothing that can be done because we did not see the person and there is no cameras to monitor the buildingI was also there will be no smoking in the building but I continue to smell marijuana in the hallway as well as this is suppose to be a secure building but the outside door to the back of the building remains unlockI am disappointed with the service I have received from Cedar Management and how they handle things

As the Community Association Manager for Heritage Oaks HOA I submit the following responses to the complaints filed by [redacted] : Request for $towards hail claim insurance deductible: As noted in exhibit 1, a letter was immediately sent to the owners when the claim was filed This stated that each owner would be assessed $200.00, not $1,as claimed by Ms [redacted] This is standard practice as detailed in the letterHomeowner states HOA does not answer questions or send notifications of when repairs would be made: First, let me state that this owner, at no time, reached out to me as the association manager asking about the schedule of the hail claim repair workAs soon as the work was scheduled the attached notice, exhibit 2, was mailed to the membership advising them of the scheduleAlso, approximately two days before the work on each building started, notices were posted on garage doors to alert owners about when their specific building would be reroofed and siding repairs accomplishedOwner claims HOA does not do lawn service or snow removal unless called: See exhibit The association is under contract with ALL Seasons Services who provides lawn and snow services per contractNEVER have they not done soThis has never been a concern of the Board, Management or the other residentsMs [redacted] states the association does not notify the owners of Board MeetingsThis is incorrect; see exhibit 4: Exhibit is a schedule of all Board MeetingsThis was prepared at the end of and sent to all of the ownersIt is also posted on the websiteSee exhibit Lastly, the accusation is made that Board Meeting Minutes are not posted on the website and the last ones posted go back to Exhibit shows this is clearly not the case: Exhibit is two screen shots of the documents listed on the websiteI have highlighted minutes from and that are postedHopefully I have adequately responded to the complaints filed

The email says good morning please understand sunnie and me are not always at our desks we manage other properties and we are not always at our computer due to being in meetings and inspections every weekWe do our best to get back to her owners in a timely fashionYou were requesting
information at this time we do not have any further information the president of the board has decided not to use company management sent for repairs and has chosen his construction company Enes's and will be handling all repairs at this point thank youI have asked since April who the board members are for our association when our next meeting will be and how to contact them they will not tell me who the board members are or when there are meetings they stated they would let the board know I was interested in attending a meeting as if I'm not allowedThey also told me that they are not required or allowed to release who the board members are? They have never once given a clear answer on when the last meeting was or the next meeting will happenI went door-to-door like suggested from the Revdex.com I was able to contact residence out of the unitsEach resident states the exact same complaints every time they call Cedar management they don't get phone calls back nothing is resolved or repaired that snow removal is awful in the winter that they don't mow Lawns regularly or maintain our property properlyOne resident said she had lived here for ten years and has the exact same complaint about never being notified when meetings are and in her own words said it as if the meetings are top secretShe was kind enough to give me her name and phone number and said that she would be placing a complaint with Revdex.com toHer name and info is *** Livingston *** *** ** ** Cn Rapids, MN ###-###-#### I hope this is helpfulI know we are all wondering what is going on with the repairs since they are requesting that we each pay $1,towards the master deductible of $20,to cover the storm damage by November 1stI had my insurance company call Cedar management and they were told that the president of the board has chosen his own personal Construction Company State Farm Insurance said that is a conflict of interestThey had advised me not to pay them any of the thousand dollars that they are requesting until we get further information about repairsStill no repairs have yet to be done and the storm happened in JuneThere has still been no notification change on Master deductible due date of November 1st even though no work is being doneThe day the construction company was kicked off site a man walked through our property knocking off plaster on corners of garage I have called and emailed on this wondering what is going on and what the purpose of this wasStill absolutely no response or answerI will attach a picture of the damage of my garage. Here is another one of my complaints about Cedar management I have called them since August when I discovered the safety problem of an outlet I had been complaining since I moved in April that the irrigation was not working in the back of the propertyAfter numerous phone calls and emails with no responses or resolution of the problem I investigated it myselfI found that the properties irrigation was plugged into a homeowner's utility closet that is currently vacantIt appears that the irrigation at some point leaked creating a major mold problem in the closet which knocked the outlet off the sheetrock and they simply set the outlet on top of the Furnace which is a major fire hazardEvery time I have received a phone call back qari the property manager states the same thing we are working on itHere are the pictures showing what is going onI've even tried calling the city about the safety concern but they told me they are unable to deal with the HOAI was referred to one of the city workers inspection and I have left him a message but have not received a phone call backI hope this is been helpful thank you

This is a response to Revdex.com Complaint #*** dated May 4, In reviewing the documentation regarding *** ***, *** *** *** ** ***, Mounds View, MN 55112, Silverwood Apartments received a letter from Ms*** dated 2/1/2018. It states that she was formally notifying Silverwood
Apartments that she was breaking her lease, moving out February 28, The end of the letter states “I would appreciate it if we could discuss a release of my lease without penalty”. No release was given to Ms*** from Silverwood Apartment managementThe terms of her lease require a 60-day notice prior to lease end date of May 31, 2018. Rent of $was collected electronically on March 5, for March rent due. Rent of $was collected electronically on April 5, for April rent due. She moved out at the end of April, prior to the lease end date of May 31, 2018. Her deposit of $and interest of $was applied to May’s rent, leaving an outstanding balance owed to Silverwood Apartments of $ Ms*** did leave the apartment in good condition, and no cleaning or damage charges were incurredMs*** signed her lease dated April 25, and initialed that she received a copy of that lease. The lease clearly states an end-date of May 31, 2018, thus the outstanding balance is dueI have the copy of the letter dated February 1, and the copy of the lease if you need them for review

On December 29, the resident of *** *** *** (a unit apartment complex) called me and left a message in regards to the noise above them from children running and her storage locker getting broke intoI did call the resident back on the morning of December 29, at that time she
stated her concerns about the noise from aboveThe onsite manager has spoken with the resident above about the noise. I did instruct her to call the onsite manager when this is happening and to also call the policeShe stated that she was told the resident above was moving, I spoke with on-site manager this was never stated nor is it procedure to discuss lease with other residentsThe break in into the storage was an isolated incident and the storage locker was repaired same dayI did instruct resident to call the police to report this incidentThe boiler was repaired on December 31, as we did need to order parts for thisWe do have more than in the building to provide heat to residentsThis was the only complaint we received from residents in regards to lack of heat during this periodThe resident did ask for a transfer but under the term of the lease agreement that is not an option at this time. A refund of the security deposit was prepared and mailed on September 20, 2016. Because we did not have a forwarding address the check was mailed to the Mounds View address with the expectation that the mail would be forwarded to the new address. On December 6 we received the original check back...

from the post office. A new check has been issued and mailed. Copies of the returned envelope and the reissued check are attached.

The owner indicates several issues, some of which occurred prior to her owning a unit in the community.  She didn’t purchase the unit until April 2017, but has complaints about snow, which was not an issue since she lived there. She is discussing other owners unhappy with the HOA, which is second hand data and emails from other owners do not indicate this. Addressing her individual concerns: The association has specific maintenance items in the declaration. Cleaning siding is not one of them, and is not recommended as it can cause water intrusion and mold.  The association has a lawn company and they completed mowing last year and we have less than 10 complaints for the entire summer for all landscape issues. Not mowing only occurred during periods of rain, which was consistently an issue the summer of 2017 for all landscape companies. The declaration provides that owners are assessed back the master insurance deductible, and that is disclosed at sale and included in the insurance notice sent to owners annually. The owners personal insurance policy, should they have the recommend coverage, pays that amount.  The storm damage is from 2017 and with the amount of damage in the twin cities, work and bids were delayed.  The current management company has resigned and the board is handling the vendor selection and work. They are responsible to ensure notice goes to owners.  The utility closet pipes, wiring, fixtures are owner responsibility as a limited common element of that unit, which has been provided to owners in mailings.  The association cannot undertake repairs in the area independent of owner involvement and owners can undertake that work independent of the association.   The bylaws allow 25% of members to sign a petition and request a special meeting to discuss matters they believe are relevant.  If they have several owners that are concerned, then that is the action allowed in the bylaws.  The statement “we are all unhappy with management” is one owners opinion of who “we” would mean. The emails from the community do not represent this owners opinion, the management company has contracted for work approved by the Board, and the members can call a meeting to elect new board members or discuss issues if 25% of them execute a petition to do so.
