Review: Service was completed on 11/6 and paid in full. Since this time, [redacted] has not responded to inquiries after submitting his appraisal. Phone calls have not been returned and messages have not been responded too. Apparently they never will be as he has his money. I have spoken with other financial institutions he is listed as "do not use" with those institutions do to issues with less than timely service. [redacted] failed to select truly comparable properties for his appraisal. When I have tried to contact him about this, he has not responded. There are also numerous instances on the appraisal where my appraised value was lowered against the "comparable" properties when they were listed as being in the same condition as my property.This poor appraisal continues to cause me significant problems as I work to refinance my house.

I would like a refund of my appraisal fee so that I can have an appraisal done by a new company that actually understands the Kenai Peninsula market and will select appropriate comparable properties.

This letter is in reference to the appraisal at XXXXX [redacted] for [redacted]. At the time of inspection I informed [redacted] that I was unable to discuss any part of the appraisal with him without the consent of the client. His response to me was "but I paid for the appraisal", this may be true in part he paid a fee to the originator for the appraisal the originator or client then has to go through an appraisal management company to engage the services of an appraiser to appraise the property. The client [redacted] own the appraisal. Due to the appraisal regulations and the [redacted] act I am not allowed to discuss any part of the appraisal with anyone other than the indicated client which was [redacted] via [redacted] as intermediary. I have contacted [redacted] to relay to [redacted]'s request for information regarding his appraisal. I have yet to receive any reply from [redacted] I am also not allowed to speak directly to the client [redacted] loans I must go through [redacted] the [redacted] These rules and regulations were set up by the federal government and the banking industry and I must abide by their rules. If you have any questions regarding this appraisal you must contact the loan originator.
