I had a home inspected back in March of And while I already knew there were going to be minor cosmetic repairs to my home, I feel the inspector did not work within the scope of his duty to alert me about several major problems with my new home As a preface, I was not knowledgeable about almost anything to do with home constructionBut since the major repairs I will list below, I now understand quite a bit more My roof apparently had obvious sags and some of the decking was shotI also learned that the shingles had over 50% granule loss (which means the roof has been up for at least 15+ years)And although my report says that there was gable ventilation - in fact, there was ventilation; which is why some of the decking was shot The second major issue missed was the electricalThe most my inspector said about electrical was there were several junction boxes open with loose wiring and some outlets with reverse polarityWe requested these get corrected by the owner (as we were told these were "easy fixes") and they compliedHowever, my electrical panel shows cloth wiring connected (not code), A/C was connected illegally to panel, but moreover, I did not have any grounding system for the homeMy report states that the grounding was acceptable The last and most major concern is the asbestos found in my attic that was not alerted to my attentionThe inspector had his head up in the attic and took several pictures, but failed (literally within arm's reach of the scuttle) to look under any of the insulation for potential hazards such as thisAlso, I have a box of unused tile that says its asbestos ON THE BOX In my opinion, this is complete negligence on Accurate HomesAny of these conditions would have caused me to back away from purchasing this homeInstead, I am out ten's of thousands of dollars and am currently looking into reparations for all of thisI do not know how one becomes accredited by the Revdex.com, but these guys would not have made the cut if it was in my hands

And although my report says that there was gable ventilation - in fact, there was 0 ventilation; which is why some of the decking was shot.

Jerry, the owner, was a nice guy but he's definitely in a hurry. I believe my home inspection was one of 3 or 4 he was doing that day. Anyway, during the inspection he missed a fairly significant rodent infestation although there was a dead mouse laying next to the furnace he inspected, as well as mouse droppings throughout the home. When we confronted him about the big miss he stated, "Well, I'm not really looking for pest issues..." he caught a few other things that were important but the big miss on the rodents could have been costly to us had we followed through on the purchase. Like I said, really nice guy but did a less than stellar job for us on this day. We won't use him again.
