Review: [redacted] will not provide customers with prof of license and Insurance. He wasted my time, the builder's and my Real Estate Agent's time. [redacted] appears to be a fraud. The Question is how did you even quality to be listed on the Revdex.com...After [redacted] could not prove he had all necessary documents he became up set and said "you just don't want me here. I've heard about you guys." Then left in a SUV that didn't even have ladder on top of it. No settlement needed. done. Desired Settlement: I am seeking an apology.

Response:

I have been a home inspector for over 10 years. I have never ever been asked to show "credentials" to anyone. I do have a "HOME INSPECTOR DIPLOMA from a very well known Technical Institute, Stratford Career Institute WITH HIGHEST HONERS received on October 28, 2005. I worked under an apprenticeship training in 2002 through 2005 training through SCOTTCO Construction. I hold a valid Sacramento Business license (license #1017514). I will mail in a copy of this today to the Revdex.com in Sacramento, CA . I was am not required to carry my license, which in the state of California, does not require home inspectors to possess a license, there is no Home Inspectors/Inspection License in the State of California, nor my insurance information, and there is no "bond" issued for Home Inspectors in the State of California. Therefore I can not show what does not exist. Further, I was never asked to bring my "documents/license/insurance/bonds with me for this (or for any inspections for that matter). I can prove through all my inspection reports that I have legitimately performed. I have proof of my Home Inspector Diploma/Certificate which I hold and am very proud of. This proposed inspection was on a brand new home in a new Sub-division, I don't remember the mans name who I met there was with [redacted], but he was very rude to me stating."You can't park on my driveway!" yelling at me, so I politely moved and parked on the street. I then proceeded to perform my inspection on the exterior when he yelled at me again "I need to see your papers. Do you have papers?". I said "Yes I do". then he demanded them from me and I politely told him"No, their my papers for the inspection sir." Then he stated yelling again and got very angry towards me and I felt threatened as he started walking towards me, I can't let you on my property until I see your license, insurance and your bond!" I stated I do not have them with me, and there are no license for home inspectors, nor are there any bonds required for us." I do for the record have E&O Insurance which is optional, not a requirement for home inspectors. Its in case you fail to list/inform the client of a defect, or break an item, or fall off a roof etc. I in all my years as an inspector never been asked to show them, no is it, and never has been a law, a requirement for a home inspector to "carry them on them" and gladly show them" as [redacted] stated to me that I should have them on me. I them walked up to [redacted], apologized to her and stated that "they don't want us here (meaning home inspectors), shook her hand, and I proceeded to my car, and drove away. I have been in this industry a long time, I know what to expect, and have dealt with men/new home salesmen before. Thats why I did not argue with him, and just walk away, because I know they can be difficult as he was. There was nothing more I could say or do, and I acted professionally as I could be under the circumstance. Frankly, I am appalled that [redacted] has filed this complaint. I called her later in the day to apologize to her for me just walking away, and explain this to her, but it appeared she had her mind made up and "told me off" and accepted my apology. I am appalled however for being named a "fraud." Some people just assume, without first investigating in, home inspectors are like a general contractor or handyman and are required to have a license, let alone always carry them with them. In the future. I feel [redacted] should do some investigating on what a home inspection is and what is required for a home inspector to carry on/with them, by the way. My SUV is large enough to hold an extendable ladder in the back, I'm not sure what that statement was all about. If she would have looked inside, she would have seen it. I am in no way a General Contractor which is what I believe [redacted] thought a home inspector is. Maybe back in the Atlanta, Georgia area they are but not in California...I wish [redacted] the best. Thank you.

Review: This is a formal complaint against [redacted], owner and sole proprietor of Accurate Inspections Services. Mr. [redacted] conducted a home inspection of my prospective residential property on Wednesday, September 17, 2014. The inspection was not completed satisfactorily, the inspection report was not supplied in the time frame promised, and Mr. [redacted]s response to our complaint and request for a refund was nothing short of unprofessional. There have been multiple attempts to resolve this matter with Mr. [redacted], but to no avail. Which my husband and I can provide more detailed information. We are now turning to the Revdex.com for help and would like Mr. [redacted] to honor his company Exchange and Refund Policy Guarantee. Below is a brief description of the events transpired leading to our complaint.During Mr. [redacted]s inspection, I asked him if he was going to inspect the attic and the HVAC system. He replied that he just did, though he was not able to fully inspect either because they were not readily accessible. Mr. [redacted] then showed me, on his digital camera display screen, a picture he had taken of the attic and HVAC system. While showing me the photo, he described access being blocked by the heating duck, and a thoroughfare not available due to the insulation, which cannot be stepped upon. Mr. [redacted] also wrote this same explanation in his Building Analysis Report. The pictures Mr. [redacted] showed me appeared to be from the attic entry hatch in the master bedroom closet. From the pictures and absence of the sound of someone walking or crawling through the attic, I began to suspect that the attic of the 2770 square feet residence was not thoroughly inspected, but rather, was simply viewed from the entry hatch alone.Desired Settlement: As first time home buyers and consumers we lean on the professional conduct of professionals whom often are experts in their line of work. [redacted] did not demonstrate any of those attributes and has shattered our trust in the reviews posted on the Revdex.com (Revdex.com) website. We are requesting a full refund of the unsatisfactory and untimely service he provided. We will also hold firm to [redacted]s refund and exchange policy noting All reports Guaranteed electronically sent the next business day after the initial inspection is completed or the inspection is free.

Response:

On 9-17-2014 I performed a Home Inspection to the property located at [redacted] at 2:00 pm. When I arrived, I met with Mrs. [redacted]. Only Mrs. [redacted] was present during the beginning of the inspection and my assistant. Mrs. [redacted]’s father arrived a bit later in the inspection which is also the owner of the property. Mrs. [redacted] agreed and signed my Pre-lnspection Agreement, and I started my inspection on the exterior and the roof. I proceeded to the interior of the property and met Mrs. [redacted] at the front door, and she asked if I was going to inspect the roof. I stated I had finished the exterior and the roof. I explained to her that this type of roof Is very fragile and dangerous to walk on and is out of scope for me to walk on this type of roof due to the danger and that damage may occur to this type of roofing material (Terracotta clay) if walked on. Mrs. [redacted] stated she understood and was happy with my explanation. I asked her If she had any more concerns or questions with the roof or the exterior, she stated “No, I’m OK with that”. Further it is clearly stated in my SOP (Standard Of Practice herein referred to as SOP) section 3 - ROOF: section IV: The inspector is not required to: A: walk on any roof surface: G: walk on any areas that appear, in the opinion of the inspector, to be unsafe; H: walk on any areas if it might, in the opinion of the inspector, cause damage. This is included in all of my inspection reports, and included in Mrs. [redacted]’s inspection report. I have attached a complete copy of my SOP for your review along with a glossary to define some words listed in my reports. I proceeded into the interior of the property to complete my inspection. Mrs. [redacted] was working on her loan docs she stated and sat at the table in the living room area while I inspected the interior. During my inspection of the interior, I inspected the attic. My assistant held my ladder to assist me so that I could access the attic’s scuttle hole in the ceiling so I could enter the attic. While I was in the attic, I visually inspected the attic, duct work and pipes for the HVAC system and the insulation as well as the Heating unit and attic fan to areas that were readily accessible for me to visually inspect. I reported that I only heard the attic fan rattling and advised her that the fan needed to be further evaluated by a licensed contractor and the insulation was very clean meaning few, if any air leaks in the house system. My inspections only include finding defects, not the cause of them. I was in the kitchen when Mrs. [redacted] asked me about the attic. I had explained to her that it has been inspected and for proof, my assistant went to the trash can to get the insulation that had gotten onto me and that had fallen on the floor from me inspecting the attic, and showed it to her. She then was satisfied and again stated “I’m sorry, I have a hard time trusting people”. In my inspection reports there are “REMARK” section in every topic to elaborate on the subject being inspected. In the Heating and Cooling sections it states in the remarks area: “..installation was not fully inspected due to the complete heating system was not readily accessible to inspect” This simply means that jLthe cooling and heating installation components were not completely visible, therefore could not be fully inspected.

It seems like Mr. [redacted] is possibly confused by thinking that by that comment that I did not inspect the HVAC (Heating Ventilation Air Conditioning) system which is incorrect. It states in my SOP in section 3.4 section IV: The Inspector is not required to: A. “...inspect heat exchangers, combustion air chambers/systems” these are internal components of the heating unit and therefore not visibly and readily accessible to inspect”. Thus, again, it is possible that Mr. [redacted] was confused in thinking that the HVAC system was not inspected. The same comment was made for the attic. I stated in the Remarks section... “Attic not fully inspected due to limited visual obstructions such as insulation, wiring, and insulated duct work.” Thus meaning due to the obstructions (i.e. under the duct work, insulation, wiring, etc. the complete attic was un-accessible, therefore, not fully visible to readily accessible to inspect. Again, it is possible that Mr. [redacted] was confused in thinking that the HVAC system was not inspected. The attic was visually inspected to areas that were readily accessible to Inspect as my report specifies. The same type of comment is made throughout my report, meaning the same thing. I have written hundreds and hundreds of inspection reports with the same remarks with no remorse. Maybe if Mr. [redacted] was present during the Inspection, and heard me stating this, He might be able to understand the report as I would have gone over the report with him as I did with Mrs. [redacted] and her father when I was finished. As far as my pictures I placed in the Inspection Report (Building Analysis Report) were optional, as the norm for this industry include only pictures of the actual defect(s) only and too, are optional. I placed the most clearly focused, well lighted pictures inside my reports as proof that I indeed physically inspected those areas, and for the convenience of the purchaser. I have never been ridiculed about pictures and had someone assume, when, how and where I took the pictures. This is not what the pictures were intended for. Again, if Mr. [redacted] was present during this inspection, he would have seen me in the attic; Mrs. [redacted] was not presently inside the attic access area either at the time I inspected the attic. Mrs. [redacted]’s father stated that he was going to have the defective window fixed that I stated in my report was a defect spring on the Summary page. I have been in the Inspection Industry for over 10 years, and have inspected over 12,000 residential homes, commercial buildings, and multi-unit properties. I have had zero complaints. I am proud to hold an A+ rating with the Revdex.com for over 2 years. I honestly and sincerely feel I have performed my duties as a Professional Home Inspector. Further, I feel I acted responsibly and professionally as a respected business owner as well as a Professional Home Inspector. Upon leaving, as I always do, I asked Mrs. [redacted] if she was happy with the report, Inspection and if she had any questions or concerns, she simply stated No I don’t, paid my fee completely and freely, shook hands, and I exited the property with my inspections tools. I also stated that she would have the report by Monday morning as it was the weekend and 5:45 pm on Friday when I finished the inspection. I had the report to Mrs. [redacted]’s e-mail by Sunday afternoon. I placed the hard copy as promised, in the mail on Monday am, as the post office was closed Sunday. I heard from Mr. [redacted] on Sunday afternoon, and said that He would like to go over the report on Monday between 4 pm and 6 pm. I called him by 5:45 pm after I returned to my office from completing two property inspections from repeating clients. He was a seemed to be bothered by my remark concerning the attic not being readily accessible to inspect and pictures of the attic which I clearly explained in detail just like I stated in this answer, and perceived to get irritated and obtained an attitude when he demanded his money back. I simply told him that I refuse to refund him his money and I hung up the phone as I do not take for attitudes and being ridiculed, and being called a liar. I have not heard back from Mr. or Mrs. [redacted] until I received this complaint which really bothers me because I am well known in this industry as a professional, providing excellent customer service, being very thoural, and for explaining things in detail especially to first home buyers. I truly would like for Mr. and Mrs. [redacted] and I to reach a satisfactory conclusion, as I believe they are good people, good to work with and given the opportunity, do what is right. I hope all ends well for all parties involved.

Response:

I am rejecting this response because the Revdex.com advertises:“Revdex.com helps people find and recommend businesses, brands and charities they can trust.”Trust. I trust a business with a Refund Policy to adhere to it, and for the Revdex.com to call out and address substandard marketplace behavior, as stated in the Revdex.com Mission Statement, when businesses (especially those accredited by Revdex.com) fail to make good on their guarantees. Accurate Inspection Services has no exclusions, exceptions, or clauses to its Refund Policy. The dates of inspection and supply of report in Mr. Scott's claim are false. Accurate Inspection Services’ Refund Exchange Policy reads, “All reports guaranteed electronically sent the next business day after the initial inspection is completed, or the inspection is free.”The inspection was completed on Wednesday, September 17th.All reports were promised by Thursday, September 18th, or the inspection is free, according to Mr. Scott’s Refund Policy guarantee. The Home Inspection report was supplied via email at 5:46pm on Friday, September 19th.Please reference the attachment as evidence that the above dates, times and Refund Policy are true. I also have audio video evidence I can supply once advised of how to upload, or otherwise provide, a mp4 file.In addition, the Energy Efficiency Report and Recall Check membership (both included in my purchase) still have yet to be supplied.I am demanding prompt resolution by way of a full refund, in the amount of $275, mailed to [redacted], by October 27, 2014. There is no reason for this straightforward complaint to escalate to Small Claims Court for resolution, though I am willing to do so if left with no other recourse.

Response:

In response. I called spoke to Mrs [redacted] about the report being sent later on as I was sick with the flue, further, the inspection took place later in the day and completed after normal business hours due to the square footage of the home. Every effort was made to complete the report in a timely matter, unfortunately I can not help getting sick with the flue and I still sent it to them in a timely matter. I don't know what the issue is here. Further, I have canceled that policy months ago due to this same issue, just in case it should arise of me getting sick as this business is a sole proprietorship. When I spoke to Mrs. [redacted] the following morning, she stated "sure no problem, thanks for letting me know. I hope you feel better." It seams to me there is possibly a miss communication between Mrs [redacted] and Mr. [redacted] as I only spoke with Mrs [redacted] before, during and after the inspection. I only spoke to My. [redacted] a few days after the inspection. I never met him, nor spoke to him prior to. I am unsure why Mr. [redacted] is filing false accusations towards me and my company. I am requesting that this complaint be dropped as this is the second complaint from the same person with the same issues I previously answered. Thank you. If this complaint persists, action will be taken against Mr. and Mrs. [redacted], and the Revdex.com by my attorney. This is my last and final response/answer with regards to this complaint.

Response:

This is an old policy that has been removed from my profile with the Revdex.com (Better Business Burro herein known as Revdex.com). It was expired back in 2013 when it was advised by my attorney due to being a sole proprietorship business. I am unsure why it was not removed from my profile on the Revdex.com. With regards to the report attached to the complaint, I had called Mrs. [redacted] on Thursday, September 18, 2014 around 10am to inform her that I was ill and that her report will be sent by Friday, September 19, 2014. Mrs. politely acknowledged my request by telling me “Oh, no problem, I understand. I hope you feel better”. I sent the report by that Friday, September 19, 2014 as promised. Further I would like to add that prior to, during, and at the closing of the inspection, I had not met, or spoke with Mr. [redacted] and have to this date, still have not had the privilege to meet with him. I believe that there is possibly a communication mishap between Mr. and Mrs. [redacted]. I strongly apologize for any combustion that may have arisen, however, it was clearly understood between Mrs. and I all conversations that took place. I am unsure why Mrs. [redacted] would not make the complaint herself as she was the original and only person that I spoke with upon the original inspection agreements. Upon the conclusion of the inspection, Mrs. [redacted] and her father were present, and pleased with my performance and had “no further questions or concerns” with the inspection when I asked prior to departing from the home. Mrs. [redacted] politely, and smiling, paid for the inspection. Along with the inspection report’s hard copy, a complete S&P (Standards of Practice) which includes what is included, and what is not included in my inspections. It clearly states that “no other warrantees or guarantees are offered, given or implied”. In conclusion, I ask that this complaint be dropped and dismissed and put to rest. Thank you.

Response:

I am rejecting this response because:Mr. [redacted]'s response is riddled with lies. Mr. [redacted] first lied about completing the inspection on a Friday. I produced evidence that he lied, and the Revdex.com dismissed it, though the Revdex.com claims to have eight principles for their Standards for Trust, of which Mr. [redacted] has violated a total of 7 of 8. Mr. [redacted] then switched his lie to being ill. Mr. [redacted] absolutely did not call me, [redacted], to inform me of any illness or any other reason for not supplying the inspection report timely. Moreover, since there was no phone call, I most certainly did not say anything, let alone “Oh, no problem, I understand. I hope you feel better”. Mr. [redacted] is lying, and the Revdex.com is condoning his unethical behavior by continuing to accredit him, with an A+ rating at that. Contrary to Mr. [redacted]'s lack of comprehension, my husband, [redacted], and I wrote and filed this Revdex.com complaint together from the initial correspondence, hence the use of "our," "my husband and I," and "we". Nonetheless, all of these excessive mentions are just smoke screen to deter attention from the facts. The Revdex.com and Mr. [redacted] publicized a Refund and Exchange Policy that neither party is displaying enough integrity or professionalism to honor and adhere to. Mr. [redacted] claims to have canceled his Refund Policy, and to be uncertain of why it was still publicized on his Revdex.com profile. When I first called Mr. [redacted], in search of a quality, trust worthy home inspector, he strongly encouraged me to check him out on the Revdex.com website where he stated he is accredited with an A+ rating. One would reason that a professional would monitor the contents of his web profile, especially if he is going to direct potential customers there. I don't believe for a second that Mr. [redacted] cancelled his Refund Policy, or that he was unaware that it was still publicized. Yes, a Standard of Practice was supplied with the inspection report hard copy. It; however, does not say “no other warranties or guarantees are offered, given or implied”. I could readily produce the Standard of Practice I was supplied to show that yet another one of Mr, [redacted]'s claims are false, yet this 47 days and counting Revdex.com complaint process has demonstrated, among many things, that a customer's evidence of truth is in no way valued against a business' lies.

Response:

I have said all I can and am not going to repeat myself as the complainant in this matter. It seams as both Mr. and Mrs [redacted] can not come to terms with each others statements and is considered "hearsay" from Mr, [redacted] as he was not present during the initial phone conversation or after the service was performed. I am pursuing this issue through other means allowable by law since both Mr. and Mrs. [redacted] are slandering my good name and my business, and no matter the response, Mr. and Mrs. [redacted] will not be satisfied. In conclusion, this is my final response and considering this issue closed with the Revdex.com. Thank you for consideration with this issue.
