The property was inspected on 1/for the original buyer and the deal fell through, there were defects identified in the initial inspection report I went back and did a walk through with another buyer days later on 1/and put the report in his name for a reduced fee The seller had fixed a few items and I removed them from the report I did forget to remove the back door handle did not latch and an open electrical splice the seller fixed Again I was checking items So it can get kind of confusing These items were very small Some of the items the seller fixed that I did not remove was a loose sink was secured with tape, sloppy caulk repair to holes in siding and a few cracks in the driveway were caulked but not all I kept the original photographs of these because I wanted the seller to see before it was covered with tape and caulk The poor workmanship was rampant around the house including the following major defects that were not repaired at the 2nd inspection, the deck support posts rotted in the ground, the deck not flashed at he house, the deck railing too low and too wide, the back door so out of square there is 1/4-inch gap around the top and side of the door, basement wet bar sink drain routed to the basement floor drain, basement bathroom with no exhaust fan, improper flex drains under the sinks, damaged microwave, fogged up windows, cracked heat exchanger in the year old furnace etc The workmanship was so poor around the house, that I recommended that the new buyer may want to have the electrical repairs the seller did complete reviewed by a licensed electrician So yes I used the same photos because they was no change to the major defects The conditions still existed I would be happy to supply a copy of the report for your review

are operated during all inspections, this inspection was no different and everything was thoroughly checked. Hard water can lead to diverters, faucets, and appliance component failure and leakage. This was explained to the buyer on the phone. The buyer was not at the inspection although he sent a friend. The buyer did not occupy the house for months after the inspection per his comments during our phone conversation. I promptly contacted the buyer after the 1st email on November 3rd-5th and was under the idea that he was satisfied. The showers were operated during the inspection; problems were noted at the master bathroom but no issues were noted at the hall unit. When I received the email on November 26th about the dishwasher we were told in his correspondence not to contact him. The dishwasher was inspected and operated through a complete cycle during the inspection and found to be operational, it was noted in the inspection report that the unit was older and may have limited life remaining. I am sorry [redacted] is having a problem but we do not warranty the appliances, we can only report the condition at the time of the inspection. When a house sits it can be hard on appliances and plumbing fixtures when not used, which often leads to problems.
