November 18, Dear [redacted] ***, I am writing this in response to the complaint filed by [redacted] , owner of a rental property at [redacted] in Allentown which Apex Management currently manages, Over the time we have held the management contract with [redacted] , he has repeatedly refused to provide the necessary funds needed for maintenance work on the property such as repairs to the garage roofWithout funding, the needed maintenance could not be done, and, as a matter of course, the unaddressed problem only got worse[redacted] 's other complaint is that I will not release him from the term of our legally binding contractI verbally told him, however, if at the end of four months (before the actual end date of November 16, 2016), if he so desired, I would release him without penaltyin an attempt to resolve this matter, I will be pleased to meet with [redacted] personally in a "face to face" meeting in my office at any time that is mutually convenient to discuss this issueSincerely,Fred APresident

This is in response to the referenced complaint from Ms [redacted] , a tenant who leases a house from us located at [redacted] in BethlehemAs she worded in her statement to you, her problem falls into the following categories and I have noted our action on each cited problem areaRoof leak at the front roof area Defect in the ceiling below the second floor bathroom Water leaking onto their mattress Regarding the roof leak in the front area: We received the tenants’ call on Friday, March The roofing company, Erney Roofing, was on site doing repairs on Thursday, April 2"A new roof has been installed on the front half of the building Work was started to repair the ceiling defect below the second floor bathroom on April 13"Work is being done by a qualified subcontractor and is scheduled to be completed by April MrWolk, one of the tenants, stated he is satisfied with the work underway As stated in a letter to the tenants dated April 8, our lease clearly states that any damage to personal property is the tenant’s responsibility and should be addressed with their renter insurance policy carrierApex Management accepts no liability to any water damage to their mattressFrom our perspective, all matters we are responsible for have been addressed and resolvedIn summary from the chain of events cited above, Apex Management was responsive to the problems and responded in a timely and professional mannerFrom our perspective, all matters that we are responsible for have been addressed and resolvedSincerely, Fred AA***President, Apex Management
