We adamantly deny Mr***’s claims of insurance fraud, his account of the incident and follow up, and his accusation that the Board of Directors was unsatisfied with Acri’s handling of this matterMr*** or his guest caused a serious safety situation which we acted immediately mitigating further damagesHad we not responded in this manner the entire deck structure, including all decks in this building, would have been at risk of collapsingOur actions averted a catastrophe and saved the insurance company additional expensesThe company used to make the repairs has worked for the Pineview Condominium Association for yearsThe Board of Directors was provided a copy of their repair costs who felt it was in line with the work neededFurthermore, All State Insurance stated that both the emergency service and the repair costs were reasonableHad they felt the price was unreasonable they would have sent an adjuster to the site to inspect the damage and/or repairsBecause of the immediate actions taken to avert additional damages, the repairs did not require the services of a professional engineer to draft a comprehensive scope of workTherefore, repairs were made by the maintenance contractor who was familiar with the propertyWe have provided Mr*** with as detailed information as existsThe Board of Directors approved this work based on the description and price providedThey also approved of the handling of this matterTreated wood was used to make the repairsThis type of wood requires time to cure before it can be stained or paintedTherefore, this will be done in Spring Sincerely, PINEVIEW CONDOMINIUM ASSOCIATION By: Acri Commercial Realty, Inc., Agents Cynthia T*** Property Manager

January 30, 2017I am in receipt of the above referenced complaint.We are just the Property Managers for the [redacted] Homeowners Association. All decisions regarding maintenance, repairs and replacements are made by The Board of Directors, not the Management Company. [redacted] has no authority...

whatsoever in this matter. We simply implement The Board’s decisions.Sincerely,Rinaldo [redacted]Chief Executive Officer[redacted]

Revdex.com:I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.I appreciate Acri's response from Cynthia T[redacted], but I still am requesting a resolution to a number of outstanding questions.The first item I am requesting is a more detailed breakdown of the $1,400 in the attached bill from Cynthia T[redacted].  I believe the repair bill is exorbitant, and as insurance fraud claims continue to increase, I feel it is reasonable to ask for a detail of services that were rendered or will be performed at a future date.  If the cost truly is $1,400 to install and paint a post, while the jack up of the deck, removal of the post and reinstall of the post on an emergency basis only cost $652, I don't think further detail of this large sum of money (detail besides "remove post," "stain as needed," etc.) is unreasonable.Further, some incorrect information has been provided to you by Cynthia T[redacted] in her response.  First we did not speak within 10 minutes of me calling the emergency line, it was more like an hour.  Even so, I thought it was an acceptable amount of time.  As I stated in my initial complaint with the Revdex.com, I believe the emergency response by Acri was fantastic.  Second, when I spoke with Cynthia T[redacted] regarding the total cost, I asked for a specific break down of the services provided.  She said she had the break down in front of her and would forward over immediately via email.  She read my email aloud on the phone to confirm she had my correct email address.  She did not send anything to me for over a month until I received the attached letter in the mail.  Third, it is completely false that "the Pineview Board of Directors were kept abreast of the incident, repairs and all communications between me and Mr. [redacted]."  On more than one occasion I spoke with multiple board members and they had no idea of the status of the repair.  One specific board member said to me that "I emailed Cynthia on the status of your deck and her response was "It's being handled."  This board member was frustrated at her lack of communication.I agree with Cynthia as she states in her letter that this was an emergency situation.  It was an emergency and the deck was fixed that day.  However, after the incident and the source of my complaint stem from the non-existent communication, repair schedule, the detail of costs, and the unannounced contractor visits to my property.I think it is a shame I had to contact the Revdex.com to elicit communication from Acri and Cynthia T[redacted], and to try to understand better the details of the bill.  Her letter that she sent to me is contradictory as she stated "They did not find any further damage after inspecting behind the soffit," Then proceeded to state "work still to be done."  The second item that I am requesting be addressed is why Cynthia allowed the contractors to inspect my property after I specifically asked to be notified of their visit.  I feel an apology is due for this oversight.  I was out of the country and asked to be at my property when they were inspecting the soffit.  Since I was not notified and subsequently not home during their inspection the third item that I am requesting is if the deck needs pounded back into the house with a sledge hammer.  When the contractors responded to the emergency call they said they wanted to pound it back with a 55 lb sledge into the house because it had separated by 1/4 to 1/2 an inch.  Does this need to occur?  Does this compromise the deck safety?  Was this inspected when the soffit was inspected?  This has nothing to do with the roof/soffit that they indicated they already inspected.  One of the board members also said to me that they were concerned about this as they were there the day of the emergency and heard the contractor state they wanted to pound the deck closer to the house.  Lastly, I am requesting an answer to when the services to be performed, as vaguely indicated on the attached letter (stain post as needed), will be performed.  Is it too cold to stain the post?  Why can't I get an idea on when this will be completed?Thank you very much for your time.  I feel guilty taking the Revdex.com's time in this matter, but feel a great injustice to the consumer has occurred here by Acri Realty.Regards,[redacted]

RE: [redacted]Dear Ms. [redacted], ,This letter is in response to the claim filed by [redacted], owner of [redacted].We are the managing agent for the Pineview Condominium Association. On Saturday, October 25, 2014 Mr. [redacted] called the Acri Emergency line. I spoke to...

him within 10 minutes of placing the emergency call. He stated that his guest had driven their car into the deck post dislodging the post from the deck which caused the entire deck to be unsupported. Please see pictures enclosed. I immediately contacted a contractor who was on site within one hour.The following Monday, October 27th, I spoke to Mr. [redacted] and advised him to file a claim with his or die vehicle owners insurance policy. I also told him that I would speak to the Association’s Master Insurance carrier.Mr. [redacted] asked how much the repair damages were. At that time I did not have this information but I told him I would provide this information when it was received. On or about October 29th, I spoke to Mr. [redacted] again and informed him of the emergency repair costs and that the contractor would return to inspect the roof and soffet for further damages. He stated this was more costly than he expected.At all times, the Pineview Board of Directors was kept abreast of the incident, repairs and all communications between me and Mr. [redacted]. The Board felt the emergency and repair costs were reasonable. Both the board and other neighbors stated they were impressed and appreciative of how quickly this incident was responded to. As you can clearly see in the attached photographs, the situation was an emergency and was dealt with accordingly.On November 19, 2014 I checked with the contractor who confirmed the roof did not sustain further damages and their invoice represents the full cost of repairs. I also spoke to [redacted] from All State Insurance, the vehicle owners carrier. After providing Ms. [redacted] with a copy of the repairs she indicated they would pay for the damages, less the deductible, directly to their insured. I then sent Mr. [redacted] a letter and copy of repair invoice. A copy of this is included, don’t know what else we could possibly provide to Mr. [redacted]. The incident was handled a professional and expedient manner.Sincerely,P1NEVIEW CONDOMINIUM ASSOCIATION ByjAcri Commercial Realty, Inc., AgentsCynthia T[redacted] Property ManagerEnclosures

I used to reside in [redacted] and could not wait to move out.

Reason:

1. The [redacted] owned by ACRI Commercial Realty Inc does nothing to maintain our homes;

2. The [redacted] fee is increasing every year;

3. During snow season, it did not clean and put salt in the street ([redacted]) on time, and we could not go to work in the morning;

We signed an agreement when we purchased the house without realizing that we were forced to pay for service that is never provided in a satisfactory manner. We were not even allowed to declare the 58 dollar monthly [redacted] fee (696 per year) collected by ACRI Commercial Realty Inc as tax at the end of each year. To me that is an organized crime running by ACRI Commercial Realty Inc and stealing money from us.

Review: I contacted Acri Realty on December 9th 2013 about leaking gutters and as of Jan 30 2014 still no repair. I live in a townhouse and they are responsible for the exterior of the home. There have been emails sent numerous times along with phone calls and nothing has come of them. They told me that a contractor had been notified but I still haven't heard a peep from this contractor. Not a possbile day to schedule or when can we get out there. Needless to say this duration of time to get something fixed is not new to me, earlier in 2013, I waited another at least 2 months to get other issues taken care of.Desired Settlement: Whatever it takes to fix the problem. I don't enjoy my gutters leaking outside my front door

Response:

In response to your letters dated January 31, 2014 and February 19, 2014, please find enclosed email communications between my employee, [redacted], Property Manager for The Village of Breckenridge Condominiums, and [redacted] and [redacted].

Acri does not return phone calls or emails! It doesn't matter who you call... no return! I've left messages with five people in one day (including the owner) and still no reply. My roof has been leaking for over six months and they have dragged their feet the whole time. Here we are in April and I have interior damage on all outside walls. I wanted to put my unit on the market at the beginning of March and they have done nothing but stand in my way.

Do not hire Acri to manage your property... it was the biggest mistake our HOA made!! I gave them a "no star" rating because that's exactly the type of customer service that they give!
