Paul Baker appraised my home as part of a refinance. He originally came back with a value of $305k, but had missed an entire bathroom. There were several other errors on the appraisal as well... The address was incorrect, the exterior walls he marked as wood (my house is brick & stucco which is a higher value than wood) and several other minor errors.

When I questioned the errors, the appraiser took $5k off the value (and claims he forgot to mark some functional depreciation) but still would not add the bathroom.

I had removed the toilet and sink from the bathroom to do some remodeling, and explained that to the appraiser when he was at the house. When I spoke to him on the phone after that, he said he couldn't count it as a bathroom. Ok, I get it. So I said "I'll re-install the toilet and sink and we'll be good" that's a simple fix ... So he said he would come back out and add the bathroom back when I finished.

I re-installed the toilet and sink. The appraiser came back out... Checked the bathroom, flushed the toilet and tested the sink to make sure they work (they did) and shook my hand and left.

Then he submitted the "updated" appraisal to my lender, failed to add the bathroom, and took another $5k off the value of the house (likely out of spite because I questioned his appraisal)

When I called Paul, he said "well you didn't have tile on the floor and the door wasn't on the bathroom." I told him "who cares if its a concrete floor, people intentionally have concrete floors all the time" As for the door, all I had to do is just stick it back up, I had taken it off , easy fix... (there was always a door there, I just took it down temporarily to get it out of the way) He still refused to call it a functional bathroom because of it's lack of tile floor. And stated that a house in the $300k price range should have more of a premium looking bathroom with tile and trim. (THAT DOESN'T MEAN YOU CAN SAY IT DOESN'T EXIST BECAUSE IT'S NOT PRETTY!)

What an awful experience. This cost me almost $700 and he was a complete dud. I will likely file a complaint with the Revdex.com and state licensing board.
