Mr. [redacted] is definitely correct in stating he paid the August 1, 2015 rent in the amount of $1,400.50.  This payment was submitted through an on line payment service on July 30, 2015.  With the payment due date being August 1, 2015, the software used to process payments, automatically...

placed the his funding into what is called a "PrePayment" Status.  These types of payments are then manually applied to the actual rent amount due on the first of the month.  Being that the first of the month fell on Saturday this month (August) the manually processing of this payment was not completed until Monday morning, August 3.  Unfortunately the computer software does automatically send a missed payment notice even though the funds were in the Prepayment account. We do want to apologize to Mr. [redacted] for any inconvenience or frustration this processing may have caused.  Active Renter certainly does not charge double or raise rental amounts without written confirmation with our tenants.  We absolutely follow the lease that is signed by the tenant and will only charge what has been agreed in the lease documents.  In the future, I would hope Mr. [redacted] would contact the office when he has questions or concerns regarding his account with Active Renter.  Active Renter did reach out to Mr. [redacted] via a voice mail message, however we have not been able to speak with him directly as of this date as he has not returned our calls.  He certainly can contact us at any time between the hours of 8:00 am to 5:30 pm Monday through Friday.  We would be happy to answer any further questions he may have regarding his account or tenancy.

I have been renting from through active renter and for the past three years the first year was great but then the second year came to renew my lease and instead of renewing my lease I had to sign a new lease that had all kinds of fees and rules that I didn't have before and they said it just the form they used. I also had a break in and they blamed the break in on me because I forgot to lock the security door and the burglar broke in through a window so they wouldn't replace a doorknob because the crook only took off the [redacted] and couldn't get in through the door. There is no vent over the stove and the smoke alarm is two feet from the stove so every time I cook the smoke alarm goes off. I had to get a $100,000 pet insurance on my Chihuahua and the most I get through a pet insurance is $5,000 and the house I'm renting is worth $100,000. Plumbing keeps backing up and they won't fix it. These people are sm. They only want to make money from renters. I get to move out of this house I am renting from them. Thank GOD!

I would highly recommend Active Renter as a property management company. They were professional, pleasant, efficient and got the job done for us. They still are!

We, as owners, think that they provide great service. Our properties did not sit on the market, and they found excellent, responsible tenants for us in no time. They also handled all the leasing and payments, and were always quick to communicate with us if there was ever an issue.

We had been using another property management company before Active Renter, and we didn't feel like they were meeting our expectations.

Then, we found [redacted] online through the [redacted] website. Now, we could not be happier. [redacted] helped us make a seamless transition from the old company to Active Renter.

We are looking to buy more properties in the future and will continue to use Active Renter as our property management companies. We would also recommend them to other owners who rent out properties.

Working with ARPM has been a really nice experience. I've worked with a handful of other managers in the valley, and none of them would protect my property the way that ARPM does. They let me make all the important decisions when it comes to the tenant. They rented my house pretty quickly, so I didn't have to pay my mortgage to long while it was vacant. If I had to do it over again, I would probably implement more of their suggestions to make the property more appealing to tenants. Overall, I'm very happy with ARPM, I would definitely refer my friends to them.

Renter Beware!!!!! Be very careful with this company and to be very blunt, DON'T do business with them at all. I was present at a court proceeding in the Maricopa area in which a prior tenant had to sue this company to get their deposit back and they won!! The judge ruled in the previous tenant's favor. Active renter wanted to charge $25 to change out a battery in a smoke detector. This was an excessive fee among others fees. They are out to get your hard earned money! Don't let them!!!

There are other credibly companies to work with if you are looking for a rental. DON'T and I repeat DON'T use this one.

This company is the worst company you can do business with. The only reason why I'm taking the time to write a review on this death beat company is because I dont want any one to get robbed by Active Renter and their rude employees. Be carefully with this company they work dirty and they are true [redacted] holes. They will keep your deposit. If your renting from them just know that they will keep your deposit and add bogus charges on top that. They make laugh of how low they have to go to keep a death beat company going. I dont recommend this company at all. On [redacted]. I dont recommend this it was rented to me dirty I could never clean up. No matter how much I tried the people that rented prior to left a total mess and the management company never didn't anything to clean it up. Think twice look for another pleace and another management company. Dont take our warning for granted.

Great company, I recommend them to all of my investor friends. Rented my property very fast, the maintenance team really saved my bacon when I had a roof leak too. A+ service.

I had a great experience with Active Renter. I own two properties in the Phoenix area and they have managed them for me for almost two years. I don't have a single complaint about the way they have handled my tenants. (My tenants like them, too!)

I have dealt with all three owners of the company and have received the same outstanding service from all of them. This company has handled everything for me down the the last, minute detail, including locating good tenants, dealing with paperwork and responding promptly to tenants when they call them!

They seem really fair and straightforward with both me and the renters. I honestly wanted someone to just take the hassle out of renting out my properties. I didn't realize how easy they would make it for me! Whew; what a nice surprise for me. And a relief. No headaches for me because they deal with all of it.

Great experience and I recommend them to anyone looking for property managers!

My rental properties have been managed by several property managers in the valley and Active Renter tops them all. There are no worries when they are in charge from getting a qualified tenant, managing maintenance, paying bills and overall keeping me informed on everything so my time is much better spent in building my own business. Great job Active Renter! I highly recommend this company.

Review: I have reached out to [redacted] and Manager [redacted] and they both refuse to help me I should only be liable for a third of the amount and I have tried and tried to get this matter resolved and they refuse to call me back or resolve thisDesired Settlement: I want this issued settled for my third which would be 500.00 I also want it deleted off my credit

The communication of the rental agents is a total scam! They are very rude, inconsiderate and not professional at all. As a potential renter, the "extra" fees came out all of the sudden after the terms were negotiated. The staff is poor in communication, will not speak on the phone and then through email are unbelievably unprofessional. An absolute horrible experience and they are a poor representation for the client. If you are considering using this company to rent your home, I highly suggest you do not. They will not represent you to the best of their ability. We used Darci C[redacted] as our realtor and she was horrendous and the company should be appalled that an unprofessional person like this is representing their company. Horrible! BEWARE!

Review: I paid my rent on the 30th of JUL. I received confirmation of rent paid on the 31st. I received notice that additional rent was required to be paid on the 4th of AUG. I believe that Active Renters is committing fraud by illegally raising my rent rate from $1350 to $2700. I just moved into my rental on April 1st and it hasn't even been a year yet. Active Renters has failed to respond for the sudden increase in my rental rate after only moving in 4 months ago.Desired Settlement: I'd like Active Renters to stick with the rental agreement that was signed 4 months ago. It's rather unusual to just raise the rent rate 100% in the same year.

As stated in previous reviews by others, be very careful when entering into an agreement with this PM. Fees ARE UNEARTHLY. Company refused to provide me with my security deposit back and made claims that I owed them a little over 2k after I moved out. I recently had to file against the company in Small Claims and was awarded what was owed to me. Know your rights as a tenant, don't be afraid to file and dispute these outrageous fees/charges. I would not recommend this company to anyone looking to rent a home.

Bottom line, Active Renter is a great property manager. Definitely give them a call if you are trying to self-manage your rentals or you need to replace a PM that's not performing very well.

PROS:

-Very good communication, I'm always in the loop to what's going on.

-Cheap repair and maintenance rates, they keep a list of good contractors that give preferred pricing to PM clients.

-Fast leasing, your property won't sit on the market long. They do a really good job of getting your rental advertised.

CONS:

-Not much, sometimes they over-communicate, but that's probably not a terrible thing either.

Owner Richard h[redacted] is dishonest. This is the worst property management company. If you want your renters lied to and treated unfairly then this is the property management company for you.
