Issues with a new house completed in November, 2013. Issues with subcontractors doing faulty work and not properly registering equipment.We moved into this Adams Home on November 8, 2013. Since that time, we have many issues such as doors not closing, sink hole in septic tank area, brick columns on back porch not square, door casings not square, incomplete flooring in unfinished area upstairs, back yard laden with gravel and many more. On Jan. 24, 2013 (extremely cold), HVAC system was not heating. Since we had not been given new homeowner's contact info, we called a company that we had used at our former home. They came immediately and found that the system was wired IMPROPERLY. In regards to this, we found that the HVAC contractor that Adams used, [redacted] had NOT registered our system in the appropriate time for a 10 year parts warranty and we would only have five years. We advised [redacted] of Adams Warranty Dept. of this via email on Jan. 30, 2013. We attached copies of all correspondence from the company that did the repair. We asked for reimbursement from Adams and to have a statement in writing from Adams giving us the 10 year warranty that we were due. We heard from [redacted] at Adams on February 4, 2014 stating that he would handle this. He was going to come out and personally give us the New Homeowner's Packet that we never received. From his conversation, we thought that he would call first. NOT!!! On February 18,2014, we found the packet at our front door. On February 20,2014, a letter was mailed to Mr. [redacted], copying Mr. [redacted] and Mr. [redacted] We again asked about the reimbursement and warranty. We requested that Mr. [redacted] or Mr. [redacted] give us a time when they could come out and look at the issues we have. On March 3, 2014, a letter was faxed to Mr. [redacted] Regional Manager, asking for his help in getting our issues resolved. That same day, Mr. [redacted] called my husband at work and said they would be sending the reimbursement our and that they were working with [redacted] on getting the 10 year warranty. He also said he would get with Mr. [redacted] and have him come to our house. After hearing nothing further from that office, I called Mr. [redacted] left a message and he returned my call that afternoon. After a brief synopsis of our problems, he said either Mr. [redacted] or Mr. [redacted] would call me that afternoon. As of today, March 12, 2014, I have heard nothing from Adams Homes. I have also placed another call to Mr. [redacted] All we have had from Adams Homes is a run-around, lying and no one wanting to take responsibility. All we are asking is that our home to be as it should be without defaults as was promised we began the building process.Desired SettlementThat our home issues be resolved and that we receive a 10 year warranty on our HVAC unit as well as the $59.00 repair bill we paid.Business Response /[redacted]/This letter is in response to the customer complaint filed by [redacted] Upon receiving notification that the buyer never received the appropriate packet containing their warranty contact information and homeowners manual, I attempted to contact the buyer on multiple occasions however, was unsuccessful. I left a message that I would be in their neighborhood on the 18th and that I would come by to drop off their information package personally. When no one answered to door, I left the packet along with my business card so that they could contact me with any questions. I spoke with Mr. [redacted] a couple of days later and he was very appreciative to receive the information. We were unaware that this complaint had been filed on 3/12, according to the buyer's comments in the complaint. On March 14th our Production Manager met with the buyer @ 8:30am at their home to review each of the issues that the buyer seemed to be having. After that meeting, a list was developed based on the items that needed to be addressed. The buyer refers to an incomplete floor in an unfinished area....the key word in that sentence is UNFINISHED AREA! The incomplete floor was an area of OSB subflooring slightly larger than a quarter in an unfinished and unconditioned storage area in the home, and it was determined that no action was needed by Adams Homes. After developing an action item list, a schedule was determined to address the items agreed upon by Mr. [redacted] and Mr. [redacted]. As of the date of this response, 3/31/14, the final items on the list should be complete by the close of business today. We had multiple subcontractors at the home all day on Thursday the 27th, and due to the pending rain decided to wait until today, 3/31st to address the items on the exterior of the home and the grading issues. [redacted] has been in constant communication with Mr. [redacted] while we have been getting these items addressed and has kept him informed as to our progress along the way. We have also been in contact with our HVAC subcontractor to assure the Mr. [redacted] gets the full 10yr warranty that he is entitled to.Consumer Response /[redacted]/the company answered that all issues were resolved not true The original complaint of shorten HVAC warranty has not been resolved, some warranty work was completed but in the coarse of the work sub contractors created more warranty work. Adams homes has NOT FOLLOWED UP NOR HAVE THEY KEPT IN COMMUNICATION has stated in their complaint reply. Extend in writing the HVAC warranty as it was supposed to be. Clean up additional warraty issues created when sub contractors did some of the work required.

We been in our home for less than a year and we have brought a lot of issues to Adams Homes and they have not full field they're end of the warranty.We purchased our home in January, 2013. Before we went to closing the drywall in several areas of the house were either bulging or had major defects. They were about to redo several areas of the house that had defects. We also, had areas such as the window in the master bathroom, were the framing was off, the window was placed in at an angle. We contacted Adams Homes in March after seeing that we had over 40 nail pops in our loft long with the tape pealing away from the wall. The door in the laundry room is missing a hinge, therefore it will not stay open. Now that we are in November, contacted [redacted] from the warranty department to come out and look at our home. We have at the least 100 nail pops throughout out home that Adams Homes refuses to do anything about. We also, had a lump in our ceramic tile in our master bath and it was repaired with the wrong grout put down.There are so many other issues that we've encounter with our unconcerned builder who makes unnecessary statements in regards to the repairs that need to take place in several homes. He's not sure of his of the work that he's doing and will not follow-up on his promises. We still have a door that goes into our furnace room that falls off the wall due to the builder not placing a hinge or lock to secure it. We report some many different findings and nothing has been done. Desired SettlementI am looking for them to stand by their name and do what needs to be done to satisfy their clients.I will need my walls repaired along with fixing all of the nail pops in the home due to the framing work being off and they will need to use screws in the drywall every 12 inches instead of using nails every 20 inches. They need to fix all of our repairs that have been emailed and forwarded to them. Business Response /[redacted]/The issues that the homeowner is referring to in this complaint have been handled by Adams Homes and are in the process of being completely taken care of. Even though our Warranty specifically states under the "NON WARRANTABLE ITEMS" section in paragraph 2) Sheetrock, caulking, and wood shrinkage cracks as well as NAIL POPS may appear during the drying out and settling process of your home. This is normal and expected......Adams Homes went back into the home and took care of the items that the homeowner was requesting to be taken care of. At this time, our Warranty Coordinator has been in communication with the homeowner and they are working together to make sure that all items are handled to their satisfaction.

I am writing to report problems that I have been having with Adams Homes at [redacted] in [redacted], NC ( XXX-XXX-XXXX ) with them not taking care of the problems I have been having since I moved to my new home. I have been encountering problems with the home after I moved in while the home has been under warranty. I had presented a list of problems that need to be corrected, for example. like the water that is flooding the walkway leading to my house and also the front yard in the grass. In addition to this, there is an issue with the master bedroom bathroom floor where there are holes/punctures, which they are refusing to fix/replace. There are also holes in the bricks near the bathroom window outside, and birds are getting in there, amongst other problems. Due to Adams Homes's deceptive workmanship, I cannot even enjoy my new home with all the problems that have come with it. When I've attempted to call the warranty office on several occasions, they told me they sent out a work order, but when I've called the people that the work order was sent to, I get no response. Therefore, there has been a lot of run-around and the problems are not being addressed even though my home is still under warranty. I have a special needs child at my home and people who come to work with my child have trouble getting into my home because of the excessive overflow of water in the front of the house and walkway, with water almost getting into the house, and with the mulch scattered everywhere from the aftereffects of the standing pools of water.Desired SettlementI am looking for you to please contact Adams Homes and try to mediate this situation. Business Response [redacted]Document Attached[redacted]In response to the complaint #XXXXXXXX. Adams Homes has fixed all items that are under warranty. The homeowner has asked us to fix a problem with drainage of rainwater across her front walkway and this item was addressed by us and water from the gutters diverted to help as a customer courtesy since rainwater flow is not a warranty issue. We would fix any grade issues if rainwater is still standing 48 hours after a normal rainfall. I recently took photos of this customer's front walkway on September 3rd, the day after tropical storm rains (not normal rain) and found no standing water anywhere in her yard or walkway.(photo attached) We consider this request closed. As far as the master bath floor issue is concerned, the damage was done after they moved in and is not a warranty item. That being said I did offer to have the tear seam sealed by our flooring company or patched as a customer courtesy. The only holes that exist in her bricks are the weep holes to allow moisture from behind the brick to escape. I am sending the production manager out to visit her home this week since the customer's son (and Co-purchaser was the only one present at her home buyer orientation walk-through) to review with this customer all items on their list and explain and demonstrate homeowner maintenance versus warranty issues. I have attached those walk-through documents that were signed prior to closing for your review at the Revdex.com.In essence, Adams Homes complied with all federal, state, and local codes, ordinances, and laws when it constructed the subject residence, and in a good faith effort to satisfy the customers' concerns, Adams has taken affirmative action, at its own expense, related to non-warranty items to remedy the customers' complaints. Sincerely[redacted] General Manager Raleigh NCConsumer Response In the response to the statement from Adams Homes regarding our complaint, we would like to bring a few things to attention. The hole in the master bathroom floor was not done by us. The day that we closed on the house is the day that we discovered the hole in the master bathroom floor. It was discovered because we wanted to clean the house before we moved any of our stuff in. We even took a picture of the floor the same day (photo attached). Adams homes did send someone out to our house to try and patch the hole, but the workers stated that they could not fix the hole with a patch. It is not fair that we cannot use our bathroom with comfort because someone was negligent with the work. If we were indeed responsible for the hole in the master bathroom, we would own up to it. We expect the same from Adams Homes.With regards to the issue of rainwater flooding our front walkway, we strongly believe that improper grading is the cause of all our drainage problems. Adams Homes has attempted to remedy the situation by diverting the water from the gutters but with very little success because water still stands in the front of our walkway leading to our doorstep and on the front lawn for over 48 hours after it rains (picture attached showing water problem after Adams Homes tried to remedy the issue). Adams Homes is avoiding the real problem, which is the grading of the land in front of our house. The land needs to be regraded to direct water away from our house instead of towards our house. If that is not done, the issues with flooding rainwater will never be resolved. Our concern is not only the standing water in the front of our house, but also the potential for rainwater to flood into our house through the front door since water reaches right up to the doorstep. Another concern is issues with potential mold because of the dampness and standing rainwater.In conclusion, Adams Homes is avoiding the main issues to correctly fix the flaws in their workmanship. The house was knowingly built with improper grading and as a result, rainwater stands for over 48 hours in the front walkway and front lawn when it rains. According to Adams Homes, they would fix grading issues if rainwater stands for 48 hours, this is the case with our home and we are hoping that they will fix it.Sincerely,[redacted]
