Reading reviews is very shocking! Rock Creek HOA sadly is nothing like the praise other HOA are saying. Why is our HOA/ACS so lacking. We live in a community that struggles with the HOA/ACS. Nothing gets fixed or done when asked or takes forever to get a response and get problems addressed. Especially with payments. They keep rising! 2005 it was $75 now it’s $200 and I’m sure will rise again in 2021. Why? Our community doesn’t look like the 200 dollars goes to the community. If I owned a home in non HOA area, I wouldn’t pay 200 a month on upkeep, so disappointing and frustrating.
It feels like if they could get the community full of renters instead of owners they would be happy, then it wouldn’t matter if anything got done and keep there pockets full, because renters don’t care and the owners renting don’t care as long as they have renters. Us who actually live and own our homes have to deal with the downfall of our community.

It seems like you are confusing the board's decisions with ACS failures. When a homeowner requests something to be done, the board must approve it. If the board reviews the request and approves, then ACS does it. If the board doesn't do it or delays, ACS cannot act. Similarly, your dues have nothing to do with ACS. If your board decides to raise them, then we send the notice, but it is not our decision at all. We would be happy to sit and discuss ways to address your concerns.

We have paid our HOA dues Quarterly, Jan-March, April-June, July-Sept, Oct-Dec, they list the bill for two months but charge us for three. We have called, written, told our HOA board, still the same error. Also, they spell my name wrong even though the correct spelling is on the check. If they can't get the quarterly details correct...what else do they do they get wrong?
Why can't they fix simple mistakes. We are now transferring to monthly payments in the new year . Hopefully, they can firgure that out!
They are not listed under the Revdex.com..no wonder!
The person who answers the phone is pleasant...that's where the abilities seem to end.

Which HOA do you live in? I would love to help out with this and fix any issues.

Our community has been with ACS for 18 months. The website is very effective for posting complaints, concerns and receiving answers for the many questions that arise when you live in a community with an HOA. It has proven to be a great asset when it comes to communicating with homeowners. They are knowledgeable and quick to respond. Problems and complaints are handled professionally and in a confidential manner. They are also a great resource for contractors, insurance companies and the accounting side takes care of collecting dues and paying invoices as well as all the and legal aspects associated with an HOA. The action items on the website are a great tool only ACS has, allowing their customers, the board members, to see all the work the company is doing for them.

I have a bird stuck in a pipe leading from my furnace area to the roof. Animal control’s policy is that the property management needs to take care of the problem. I called ACS this morning about the problem using their immediate needs phone number. I was told by the representative who answered the phone that I had to post an action item online. I have had to do this in the past with very poor response (I had a plumbing company out 1.5 years ago and had to take multiple times off of work waiting for their response so the plumber and ACS could coordinate). I specifically asked the rep. how quickly I would be responded to. I was told that it would be checked soon, and that the person in charge of reading the action items would be sent an extra message. I waited for over an hour. I called back again. This time a different rep. answered the phone. She told me I was misinformed, and that action items have up to a 48 hour response time. She said she would tag my request as an immediate need. It is now almost three hours since my first call. I still have a bird in my pipe. I have gone back to work because I can’t wait any longer.

I request three actions.
1) The bird is taken out of my pipe immediately.
2) The pipe is covered with some kind of mesh. I have had another bird get stuck but was able to free itself within the past year.
3) Advanced Community Services improves how it handles immediate needs.

A bird in a vent is not an emergency and does not need immediate action. Emergencies are when failure to act immediately will result in harm to people or significant increase of property damage. Not responding immediately to a bird in a vent will not result in either of those problems. IF left for a long periods of time, it can cause problems (over months), but we will respond to this matter well before then. Indeed, the property manager responded to this owner and said that the matter will be resolved. She just wants someone sent right this second and we will be having it scheduled.

I am rejecting this response because: I believe a live animal stuck in a vent is an emergency. By the end of the day the bird had fallen into my home. Had the doors to the vent area not been closed, the bird could have gotten out and damaged my property, as well as harmed my pet. Since it was a wild animal, it could have carried illness or insects on it’s body. I was led to believe from the representative that I would be contacted very soon. I was very surprised on my second call to the company find out that my action item could take up to 48 hours. I was not contacted by the company in any way until the time I had written my complaint. Because of what I was told in the initial call I stayed home from work until I realized nothing was going to happen. Because of my previous experiences with this company, and also experiences of others I know (a neighbor was dealing with black mold for a couple of months while having a new baby in the house, which the company kept promising to fix bit didn’t until the neighbor complained publicly in an HOA meeting), I do not trust the problem to be fixed. When they say they will fix the problem I would like specifics and to be informed of when the fix will be made and has been completed.

I already responded to this. A bird in a vent is not an emergency. An emergency is when physical harm or significant damage will occur if immediate action is not taken. That is not true of a bird in a vent. We already explained that we would take of this, just not immediately. We have done so. The bird flew out and the HOA put cages on all vents to prevent birds from coming in again. Ms. demand that immediate action be taken was not practical, necessary or reasonable. The problem has been resolved and no appreciable damage occurred because of the wait.

I moved out of my previous apartment that this business became the HOA of, and although the owner said he would mail out my security deposit I never received it. When I called him, he said that he wouldn't overnight or expedite the new check despite it being more than 30 days.

According to the Utah law, I have to receive my security deposit within 30 days of moving out, which this business failed to adhere to. And to not receive my check within 6-7 days (not including the holiday), you would think the owner, Jeremy J, would offer to overnight it as a courtesy since it seems clear that there was a mistake made on his end.

It's frustrating; companies demand you pay your security deposit and rent ASAP or you lose the apartment, yet a business acts with no urgency when they are inconveniencing tenants.

This is a disgrace. I thought I was done with the ineptitude of this company after I moved out, but this needs to be remedies quickly.

We mailed the deposit check timely. She said she didn't receive it and asked us to resend it. We have done so. I am not going to overnight it. She was welcome to come pick it up if she was so concerned with timeline (our office is near her). Also, we are not in violation of the law. After 30 days if the deposit wasn't sent (which it was), the tenant has to fill out a special notice, which *** did not and we sent the deposit again anyway. *** is unreasonable. She submitted a complaint once already to the Revdex.com about us and we responded and she refused the response and the Revdex.com person monitoring that complaint decided to mark it answered despite her refusal because they agreed she was being unreasonable.

I am rejecting this response because: When I spoke with Jeremy, he failed to mention anything about a notice I was meant to file in lie of receiving the deposit.

And the Utah code (57-17-3.) specifically says that a tenant should receive their deposit in no less than 30 days from the day a tenant vacates. And how is your office "close" when you're in Lehi and that's at least 45 minutes from Salt Lake driving, and probably an hour on the Front Runner? Am I meant to miss work to collect my check? And why weren't any of these options made known to me when I called?

Jeremy failed to do his due diligence, and instead of admitting fault and accepting any kind of responsibility, instead he assaults my character (by saying he and Revdex.com found me unreasonable) and continues to lie about basically everything. He never offered any options to me or let me know what I can do even though my check didn't come in a timely matter.

This business and its owner have no desire to be held accountable and Jeremy will continue to lie about me and what is available to me as a previous tenant. I stopped responding to the last complaint I mean for this very reason. Going back and forth with a person like this is a waste of my time.

However, if I don't receive my check by this weekend I will come to the office and happily serve you.

Is not being truthful. We have an office at the apartment in SLC, which is very near her. We are there every day from 3-5 pm. She knows that office is there. Further, the very statute she cites has the paragraph that requires her to send the notice. I didn't fail to do any due diligence. There was a deposit and I mailed it. That is all I am required to do and I did it. When she said she didn't get it, I mailed it again. She is the craziest tenant I have ever had to deal with and we are happy she is gone. I'm not doing anything further on this. We mailed the deposit (again) and that is all we are required to do.

I absolutely love the fact that I have a voice in all this. When I called I expected to be tossed here and there but they were super kind, respectful and the level of professionalism made me feel like I have a say. I know there has been more and more rental properties as the years go by (thinking that that the neighborhood would become inhabitable and uncomfortable) I can tell they do not focus on Maintaining but TRUELY seek for progression of keeping any property clean, organized and chic.
As well the response time is like none other. Within the first 3 weeks of signing them on to do landscaping I was out of town when I received a call from a friend who was stopping by to drop off a package and saw a broken sprinkler that started to flood my basement. I called them immediately and they came out instantly to fix it. If it wasn’t for them I would of came home to a flooded basement that could of cost me THOUSANDS AND THOUSANDS of dollars to repair. Most people that write reviews are unfortunately the unhappy ones and all the content customer normally don’t consider to write something. So for the 99% of happy customers I’m speaking for them, so if you don’t want to be let down and want a TRUE reliable service this is the way to go.

Company sent invoices to an email that I have never owned.
Lost the checks that I sent them from my mortgage company, then added fees.
took pictures of my yard and charged fees for a utility trailer I was actively using.

Placed a lien on my house, I did not receive notice but then had to pay their attorney fees.

They are somehow not responsible for improvements or maintenance regarding the HOA.

I wonder where the money goes?

Great service. I have had two needs to talk to ACS who manages our community. Both times Jeremy responded within a few minutes. I was uncertain about using the action items, but he responded really fast.
