I have enclosed copies of those two checks: they have been stapled to the enclosed mitigation invoice marked paid in full. We have very carefully gone over our records and found that you still owe us $769.62 from your recoverable depreciation. You were paid entirely by [redacted] for the repairs, and are responsible for paying us for this. The estimate from your insurance company for the repairs in the amount of $8,636.44 minus the $1000 deductible was paid to you. We credited you $215.00 for the bathtub and $424.05 for the vanity and top, and $108.00 for the bathroom sink faucet because you purchased those. This totals to $747.05 that we credited you. We received a payment from you in the amount of $6,119.77. You also paid your $1000.00 deductible to us. That leaves a difference of $769.62.  The reason that you still owe $769.62 to our company is that we cut a check #11690 for $937.92 to you to cover your recoverable depreciation at your request when you refused to sign over check #[redacted]. We have found a difference of $168.30 between your recoverable depreciation and what is owed to us. You have now received a payment for your recoverable depreciation from your insurance company. We expect you to return the $769.62 to us as agreed on ticket [redacted]. You have received the itemized record of the work performed as you requested.  If you do not pay the full amount owed for the work performed at [redacted] a lien will be placed on your home in the amount of $769.62 plus the lien fees and all associated costs.Per your addendum that you wrote on ticket [redacted] if the check in the amount of $1,240.79 is made out to both of us, you would sign the check over. If it was not made out to both of us, you would then want an itemized bill. This part of our transaction has been fulfilled, as the check #[redacted] was made out to and endorsed by both parties. Nothing was said in your addendum on ticket [redacted] about conditions placed upon returning the amount of money due for the recoverable depreciation, so you need to remit payment for the outstanding balance of $769.62 immediately.
