I currently rent a property from this business. I am a clean, quiet tenant who does not complain. The business above claims they received my rent check late via mail in August of 2015. Being that I work over an hour away and mail it from there, it's possible. However they did not inform me of this until 16 September 2015. At this point, they claimed I owed double the late fee plus "administration fees". When I inquired, every employee refused to answer my questions. I asked for the office manager. Left her a voicemail on 16 September and 18 September. Today is 21 September with no return call. I agreed to pay the late fee for august, I'm reasonable and admit the mail could have made it late. But they're charging me a late fee for September as well, since they never informed me of the August late fee. So via phone, they said the fees would keep doubling until I paid and it was not their job to notify me of fees owed. How would I know to pay then? With no letter or phone call, how would I ever know they received my rent late? Now I come home to find a letter insisting I vacate the property within 3 days. I'm 6 months into a 12 month lease and had every intent of staying beyond that until this incident. I am a single mom of 4 and cannot be bullied into paying fees without proper notice, justification, and reasoning. The vacate letter does not indicate if they plan to return my security deposit since THEY are attempting to terminate the lease. I cannot get a phone call back from anyone in charge! The last person I spoke to even informed me that she could "waive the fees as a courtesy, but won't." I'm shocked at the treatment. I have perfect credit and rental history. The apartments u live in are mostly empty... why wouldn't you want me to stay? As a side note, my dishwasher was also broken and it took 3 months to get a response on that as well. But this letter is threatening legal action when I've done nothing wrong, I've only sought answers.Product_Or_Service: rental property Desired SettlementI wish for the company to remove the $75, in exchange I'll hand deliver my rent every month and not mail it from a neighboring city. If this is not acceptable, I'd like to terminate the lease as per THEIR wishes and receive my deposit back in full since there is no damage whatsoever to the property. Lastly, I am willing to take legal action myself as I don't think 5 his is acceptable as a proprietor nor do I appreciate being bullied into paying "fees" without just cause. Business Response I would first like to apologize for any inconvenience that you have had with our company. Unfortunately we are unable to remove the August late fee from your account as we did not receive your payment until the 14th of August. All rent is due on the 1st of the month and considered late after the 6th.I have removed the late fee for September. Once the August late fee is paid you will no longer receive past due letters from our office.Again, I apologize for any inconvenience that you have received from the office.

I signed a 1 year lease, which I fulfileld and then some. Cared for the property well, paid on time. Never had repairs done when asked, but charged.I signed a 1 year lease for a property at [redacted] street in March of 2015, and moved out with more than 30 days notice in June of 2016. I followed their move out to a "t". While living there, I had several service complaints go unanswered. I had to complain several times about a leaking dishwasher before anyone was sent. Several light fixtures, ALL of the smoke detectors, and other damages WERE REPORTED ON MY MOVE IN DAMAGE REPORT, and despite numerous calls, writing memos ON my rent check, and including letters, they were never fixed. I provided approx a 45 day move out notice. I was present for my move out inspection. I walked through with [redacted], and a trainee. I took extensive photos and video prior to their arrival of the home and it's condition. I walked through with them as they examined everything. Here, the issues arise.1. During the inspection, the smoke detectors kept beeping. [redacted] mentioned this to the trainee, and I reminded her this was on my move in damage report, and they've NEVER worked (Hello, safety violation) and no matter how many times they were serviced they NEVER worked. She stated I would not be charged for this numerous times. Also, on my move in damage report I stated there were many nail holes, and screw holes in the walls from prior tenants. I asked her point blank if I should remove them or leave them, since I did not put them there I did not want to risk being responsble for any damages caused by removing them. She assured me I would NOT be charged for this. However, I was charged an absurd $95.00 for these two items... for batteries in a smoke alarm, as well as removing nails from a wall that I didn't place there.2. We walked through the kitchen. I had bough brand new drip pans for the stove, as opposed to cleaning them. I had the top of the stove lifted for their ease of inspection. [redacted] found a few crumbs/dust in a drawer, and told me to "take it out back and dump it do I don't get charged." This was awkward and embarrassing, but ok... I did it. She was telling the trainee at this time "If the tenant is present, and they don't, you know, SUCK, I'll help them out and let them fix little things like this to not get charged." Same applies for a "cobweb" she saw above the front door, she stated FOUR times she keeps a duster in her car for this and she'd take care of it. Four sep. times. I also replaced blinds in the house, the week I moved out, since they were old and cracked and needed to be replaced. They are ALL brand new, and yes I have receipts and photos dated to prove this. However, I was charged $75 for a cleaning fee! When I asked for photos, I only got a couple of photos of the stove where it is clean and in better shape than when I moved in, and photos of the nails in the wall that were also there when I moved in. Zero photos of the "blinds that needed dusting or a cobweb above the front door. $75 for this. Now, if you look on Advantage Gold Realty OWN WEBSITE, under the heading of "Tenant Security Deposit" it states. "Ordinarily, costs for routine cleaning and maintenance (painting, carpet cleaning, etc.) may not be deducted from your security deposit. However, if you leave the property so filthy that unusual or extraordinary measures are necessary to clean or restore the premises, the landlord may deduct the cost of such cleaning from your security deposit." Which clearly NO EVIDENCE SUPPORTS. At all.I was also charged a $25 reinspection fee. Despite numerous calls and emails (Which of course I've kept record of) I cannot get any more of a response than "We asked the owners" or "we will get back to you". The move out inspection was 6/10/16, and this notice was printed 6/23/16. They have had ample time to respond to my inquiry.I was a great tenant. Quiet, paid on time, and left the home in better condition than when I moved in. I refuse to be taken advantage of like this, especially after how I was treated at the move out inspection. Desired SettlementI would like a response immediately from this company. I do not care to speak to the owners, they have hired this agency to manage this property, not rip single mom/widows off like this. I am not interested in seeking an apology at this point, but I will advise the company to have a serious conversation with [redacted] about how she treats people, speaking down to someone and blatant lies are not acceptable practices with any business-ever. I would like my security deposit check reissued for the full amount of $750, not the $555 I was sent and have yet to cash. With this, I will drop any further action I am willing to take. I do appreciate your business.You stated in your above complaint that you had turned in A Move In Damage Report to our office. Our office does not have any record of this report being turned into our office nor do we have any documented work orders for your property in regards to smoke detectors not working or beeping.Our office does have a work order that was called in on 08/25/2015 for your dishwasher leaking and was repaired on 08/28/2015.After reviewing your Move Out Inspection to the photos that we had of the property prior to your move in date, there were no nails present. However at our Move Out inspection is was documented that there were 5 nails in the living room as well as holes from a curtain rod, there were 2 nails in the kitchen on the right wall, the downstairs bathroom had 2 screws above the toilet, master bedroom had 2 nails, and bedroom #2 had 5 nails and one hole.The invoice to have the nails removed and the batteries installed in the smoke detectors was $95.00. I will not be able to return this to you as this was damage done to the property.You are correct in regards to the cleaning not being extraordinary. Our office will issue you a refund check in the amount of $75.00 and mail it to the address that we have on file.I have also spoke with [redacted] in regards to your concerns about being told you would not be charged. She stated that she informed you that she would not know what you would be charged for until she got back to the office and looked in the file. She also stated that she informed you of her concerns with the property and that if it was not documented prior to your occupying the property that you would be charged.Lastly, I would like to apologize for any inconvenience this may have caused you. Our office sincerely wants every tenant to have a great experience with our company but at the same time we have to protect the investments of our property owners.Consumer Response This is not an acceptable answer at all. [redacted] confirmed you have a copy of the move in damage report. When I turned it in, in person, I was made a copy for my records which I still have. This is NOT acceptable. Yes, your office was under renovation and moving when I turned it in but thus is not my problem. I will gladly forward you a copy of the copy I was given. I do not accept this response. I will be contacting my lawyer. Final Business Response If you have a copy of your Move In Form we will be more than happy to look at it as well as photos that you indicated you took prior to your possession. If it is determined that these damages were present prior to your arrival we will address them with you at that time. It is unfortunate that you feel that we have deceived and lied to you. We are not in the business of making money off of damages done to properties and would never charge you for damages that were previously there. Our records and photos show that there were no nails present in the home and that the smoke detectors were working when you moved in.

The house would not rent again even after inquiring with AGR multiple times. I have yet to receive payment for two of them she said she would fix. My house also, didn't rent due to the poor condition, causing me to loose rental income for over five months.Desired SettlementRepair, placement, payment for the following above items that were not annotated by Advantage Gold Realty and corrected/paid for by last tenants.Business Response I have spoken with this owner on several occasions as well as through email. The garage door openers have been returned to this owner as well as all the items that we agreed that I would be taking care of. (Flag pole, remove firepit, repair door) The other items have all depreciated out and are the responsibility of the homeowner as I have stated on numerous occasions with this homeowner.Below I have notated the items of concern with this homeowner.Missing garage door opener (Have been returned)Damage to counter above dishwasher (Small chips on Formica counter top that was caused by normal wear and tear)Big hole badly patched in door (has been repaired)Broken Fire Pit (Has been removed)Unauthorized painting of deck (tenants painted over stained deck with regular paint) deck has never been maintained by the owner in over 10 years)Unauthorized posts installed on deck (no record of these post not being there)Stains on D/R carpet (Carpet is over 10 years old and we recommended this to be done by the owner a few years ago) Unauthorized flag mount by front door w/ holes (has been fixed)Mismatched paint patches all over the house (Home has not been painted in over 10 years and we recommended this to be done by the owner a few years ago) Mold in M/B ceilings (No mold present during move out)Mold in caulking around tub and shower (No mold present during move out)Massive overgrown vines on the back fence (Homeowner responsibility as tenants are not responsible for bushes on the back side of the exterior fence)Many broken blindsRipped and torn insulation on the water heater (Normal wear and tear and is the responsibility of the owner.I have tried to help this homeowner and it is unfortunate that he is blaming our company for damages/repairs that are needed on his home. These items all fall under the owners responsibility to repair.

I experienced the worst service possible with this company. The entire staff is rude, they lose paperwork, then try to make you pay for things upon moving out that were stating upon moving in. The communication is horrible, I never received any communication upon moving out until 2 weeks later they send me a final bill and give me 2 weeks to pay for bogus charges, or they will turn into collections when we were never late paying them anything. Will not return my phone calls, and when I call they ask who I am while never putting me through to anyone. I would live on the streets before I ever rented from them again. ","neg-1

My neighbors apartment flooded in turn flooded mine out.My neighbors washer machine flooded out. It flooded her apartment. It flooded my bathroom, closet and laundry room. When I called Reality Gold the phone just rings with no answering machine for after hour emergency calls. How do you not have an after hour emergency number when you are managing apartments and homes for people? My neighbor was told that they couldn't do anything about it tonight and it would have to wait until the morning. That is totally unprofessional and uncalled for. You have standing water sitting there in this cold weather and the weather channel is calling for snow. They are very unprofessional and rude when you do actually get to talk to them. It has soaked my containers and items in my closet and in my bathroom. Desired SettlementI just feel like they are unprofessional and rude when you go in there. When you do have a complaint they act like they don't have the time of day for you. This isn't the first time I have called and asked for something to be done or fixed and the things I have asked for in the past still haven't been fixed or addressed. It is like they just ignore you and brush it under the rug. Explain

I have rented a home with Advantage Gold Realty for over a year and just moved out. I got my full security deposit back and was very happy with my experience with the entire staff. We moved out August 8th 2016 because my husband was being deployed overseas; on August 9th 2016 Advantage Gold Reality had contacted my husband via phone to make sure we were moved out because another tenant was moving in... They forced us to pay the FULL MONTHS RENT even though ANOTHER TENANT WAS MOVING IN. That is double dipping!! And they're getting rent from TWO people for the SAME property.Desired SettlementI should only have paid for the 8 days that I lived there! Business Response After reviewing the [redacted]'s Account today there was already an adjustment posted to their account. It was sent to our Accounting Department on August 18th. The new tenant moved into the property on the 16th of August. A check was cut out today for $32.98 and will be mailed to their forwarding address that we have on file.

we have garbage cans by the curve 24/7 (enviramental), the grass all over is as high as the mail boxes, seen snakes and spires, very stinky community purchased my place on 2009 and they claim they were working on these problems, but oweners sense 1997 have been having same complaints properties loosing 2000.00 a year :( properties dirty need to be presure wash, doors to be paint these place looks like it has been abandoned and its!Desired Settlementclean up and correct all the things they have neglected for so long !!!!or to let us homeowners to organize the HOA that fullfills the contract of an HOA for the protection of (value) of the communityBusiness Response All homes that are in a Homeowners Association must abide by the Governing Documents of the Association. If there is a covenant that a particular homeowner is violating it will need to be brought to our attention so that the proper steps are taken to bring the violation into compliance. If is very difficult for us to help this consumer if we do not know which association this is for and which properties are in violation. I would highly recommend that the complainant contact our office and make a formal complaint via email at [redacted]@advantagegoldrealty.com.
