Good morning,I am responding to Kay's complaint regarding her home inspection performed on June 14th, Kay stated she was not satisfied with the thoroughness of my report and I failed to report a "code" violation with the plumbing First, as a licensed home inspector I make it clear that we are not "code" inspectors, that only city employed inspectors can enforce code violations The second part of her complaint is that I failed to notice several plumbing issues, particularly a "sluggish" Kitchen drain While performing the home inspection, I run all faucets, etc for several minutes to determine if water flow is sufficient, that there are no leaks in the plumbing, and that all drainage is proper While the pipes may look corroded, I assure you all performed at an acceptable level, especially for the age of the home I cannot determine what if anything was done or put down the Kitchen drain after the home inspection as she stated this months later There are times sellers are cleaning up their home to move, and pour anything and everything down drains I understand Kay's frustration but do not feel I did anything incomplete I have been a licensed home inspector for over yrs, perform over inspections per year and am known for being very thorough in my inspections I also am willing to forward you a copy of the original home inspection if that helps Thank you for your time concerning this matterRespectfully, Jeff ***Advantage Home Inspection Services, LLCLic no1227-[redacted] www.weinspecthomes.com

Review: I used [redacted] to inspect the home I purchased last August. I paid him $350 for the inspection and an additional $50 to re-inspect the repairs that were to be done by the sellers. In his inspection, he verbally said my roof had 5-10 years left on it and 2+ layers. It turns out it has 4 layers (one being cedar shakes) and had no life on it, per 8 professional contractors who have since looked at it (between March and May). It will be at least $9,000 to replace and must be replaced in order to fix the chimney flashing, which will fix the leak. I hired an inspector, Mr. [redacted] in this case, to obtain that information and he did not do so. Two of the repairs to be done by the sellers (chimney flashing and roof vents) were both done incorrectly, but [redacted] failed to notice this upon his second inspection which has led to wall water damage in my home. I do not feel [redacted] was honest about the condition of my roof (which he could have inspected from a ladder, but chose not to) and absolutely failed on his second inspection to do a proper job. I have contacted him via mail and email at least 7 times to ask him to help and later to issue a refund of my $400 that he charged me to do an inferior inspection and he has not said one word in reply.Desired Settlement: I would like [redacted] to issue me a full refund for his poor/inadequate service.
