To whom it may concern, When the tenant moves in they are given a move in sheet They are instructed to write down any damages or issues they see and return it to us within days to avoid being charged for the damages when the tenant moves out The damages were not written on their initial move in sheet We keep all move in sheets in the tenants file incase they would like to see anything they have previously signed and/or filled out When Mrs [redacted] came in we handed the sheet she requested to her and did not have any problems finding it For cleaning, each unit is given move out instructions prior to vacating It clearly states to clean all appliances, carpet, bathrooms, etc Pictures of the issues are attached to this reply The inspector found toilets were not cleaned, doors were not wiped down as they are instructed to do on their move out instructions, etc Also, cleaning is done by an outside vendor Mrs[redacted] was not double charged She was only charged for a unit cleaning and it is the tenants responsibility to clean prior to vacating Holes on the wall were spackled Holes are also to be sanded down where they are smooth and ready to be painted The holes were not sanded down They were only spackled Which means paying a maintenance guy to come in and sand them before painting However, Mrs [redacted] was not charged for all the walls that needed to be sanded down She was only charged for the drywall repair for the hole behind the bedroom door caused from the door knob When she initially moved in the door stop was there It was no longer there after she vacated which caused the hole in the wall The $pet fee is paid for the privilege of having a pet in the unit It is a non refundable pet fee Not a deposit for damages

I need the rental address in order to respond to this issue

Our maintenance staff has taken care of all issues that we have been notified of As per the lease, tenants are to report to Advantage Property Management within the first day of tendency for any pests issues If it has not been reported after the first days, then it is the tenants responsibility to spray, set out traps, etc The owner of the unit has already given a rent credit to the tenants and will not be giving another one

I currently have my properties managed by Advantage The team there is always friendly, courteous and do good job overall I like that when I call I can get someone to answer the phone, not an automation Their friendliness is also a plus I feel as if they truly care about my homes Their inspection photos are greatI feel like I am there and can see the actual condition of my homeMy payments come to me one time, unless there is a tenant issue in which I am notified from their team Their communication is the best that I have experienced thusfar Happy customer here!

The person that filed the complaint is not on the lease agreement.  I cannot respond to this complaint unless the person filing the complaint is on the lease agreement.
