In mid June 2019, I requested a quit claim deed to be completed for me by Advantage Title and Escrow (AT&E), so I could sell a vacant residential lot in Hot Springs Village AR, which I had purchased in early 2007. I provided all necessary paperwork for AT&E to complete my request. I was up-to-date in making monthly HSV POA dues (currently *** during that 12-year period. After not receiving the quit claim deed in a timely manner, I sent emails and made telephone calls, only to learn that the deed is not prepared in house but by "a lady off site who processes them as she has time." I soon learned after more calls and emails that the person at AT&E who handles requests for quit claim deeds had been on vacation and then resigned. Several weeks later, I was informed that my paperwork was lost and could not be found, so I needed to resubmit it; which I did ASAP on November 5. After more calls and emails, by mid December I still had not received the deed, and there were no assurances that I ever would in my lifetime. I decided then to process the forms myself, and I worked directly with the appropriate Garland county offices. In early January, 2020, I forwarded the completed documents to the buyers, and I received a check for the purchase on February 5.
In my many contacts with AT&E during the extended delay, I had asked the office manager twice if I could be reimbursed; however, I did not receive a response. Finally, on January 28, Bryan *** Director of the AT&E office in Hot Springs Village, informed me that he was sorry, but he did not feel that based on the circumstances, "we cannot compensate you with *** for the time that it took." He continued "...waiting for such a long time ...requires you to take some responsibility for that timeline as well." After sending Bryan copies of my many emails to his office and references to phone calls, attorney Danielle *** sent me an email, "I apologize for your experience...but AT&E will not be reimbursing you for any expenses."

Other (requires explanation) Asking Advantage Title and Escrow in Hot Springs Village to pay me and my spouse *** which represents approximately the amount of HSV POA dues I paid during more than the six-month period I was waiting for completion of a simple quit claim deed; it should have taken about two weeks.
I have reviewed the file. I have contacted Mr. and have agreed to pay the *** for his lost POA dues. Thank You
I received a *** check from AT&E on Thursday, April 9, which resolves the complaint I had filed.
