Failure to safely and adequately rectify insect issue, the smell of smoke from neighbor coming into apartment and failing to rectify sewer gas smell.
Insect problem:
5.19.20 Submitted a request for to fix the insect problem in the shower. The request was cancelled without explanation. I requested the grass be treated so the insects would stop entering apartment. Had this same issue last year & when they brought in pest control, they spilled poison all over my apartment & I had to demand they have my carpet cleaned. So, this time I requested pest control not be applied inside but rather outside to get to the root of the problem and seal up the shower. The first maintenance guy came several days later to seal up the shower head & around the top part of the shower. A day later the insects were back again & were still coming into the same area he was supposed to have sealed up.
6.4.20 I submitted another request for them to come back and properly seal the shower to stop the insects from coming in. A different maintenance guys shows up & I show him exactly where they are coming in, what they first guy did and didn't do and what still needed to be sealed up. I did not watch either of them do as I expected them to be able to do their jobs properly. Afterwards a few days later they insects were STILL coming out of the same exact area they were supposed to have sealed. Mind you, I'm not sure what the first guy used but the 2nd guy used sealant to seal it up instead of shower caulk.
6.13.20 I submitted a 3rd request and it was cancelled. I called the site manager Maircadez & was told there was nothing else they could do because the work order was completed properly & that pest control would have to be used. I explained to her that if it was done properly the insects would not still be able to come through the area they supposedly sealed properly & therefore they did not do a good job. She continued to raise her voice and speak over me and in turn I did the same out of frustration. The insects are coming from high up in the shower & inside pest control would not work as I've already tried that.
Smell of smoke issue:
This issue has been going on for almost a year now. However, it became an almost every day issue & so I began to call the apartments. I have called & emailed the apartments over 15 times to try to rectify the issue from January 2020 & was even diagnosed with Bronchitis in January. I was told because this is not a non-smoking community they could not ask the tenants to not smoke inside their apartment even though it is coming into my apartment and posing a health risk & violates my lease that says "You, your occupants, & your guests may not engage in the following activities: (c) disturbing the rights, comfort, health, safety, or convenience of others in or near the apartment community." They have sent out someone to clean the air vents, which did not do anything but cause the mold that were on the vents to spread in the air, they called themselves adding enzymes to the filter which did nothing but mask the smell for a few days, they taped up a few of the vents that I had to repeatedly ask them to do, to no avail. I was told by the site manager to call them whenever I smelled the smoke & they would go over to see where it was coming from and ask them to see if they would be willing to smoke outside but every time I called this did not happen. I was also, told to call the courtesy person but they never came either.Finally, I was told there was nothing they could do other than to move & even then there wouldn't be a guarantee it would smell like smoke.
Sewer gas coming from shower drain:
This issue also has been going on since last year. I have put in work orders & all they do is pour enzymes down the shower. I also have tried pouring bleach and baking soda down the drain. It worked for a while but after a few days the smell would be back until neither methods worked for longer than a few hours. The maintenance guy claims he couldn't smell anything but it's a very strong smell. They offered to hire a plumber but threatened to charge me if they didn't find anything.

Desired Outcome

I would like the shower to be properly sealed using the proper measures to fix it. I would like a plumber of my choice to come out and inspect and rectify the sewer smell and the apartments pay for it. If they do not find the cause I will pay for them coming out. If they are able to fix the issue the apartment to reconcile payment for the services. I would like the apartments to find a way to prevent the smell coming from other tenants apartments from seeping into mine. Whether that's fixing the air vent connections to other apartments, hiring or consulting with an expert to remedy the issue. If not, I would like the apartments to purchase a Air Purifier with a Hepa filter that covers 1,100 sq.ft. or adopt a no-smoking policy if they cannot abide by their own lease agreement to keep tenants from disturbing other residents. If all else fails, and they are not willing to offer any of the solutions stated in this complaint, I ask that I be released fully from the provisions and responsibilities of the lease and be allowed to vacate the community peacefully within 30 days of this complaint without the possibility of repercussions or future action taken on behalf of the apartments. Any agreements between I and Advenir shall be null and void. If the apartments refuse to refund me all of my deposit, fees and last months rent and release me from my lease without any penalties and give me at least 30 days to find another apartment, than I fully intend to take legal action and I will be filing for litigation/suit with the Justice of The Peace, I will be hiring an attorney, as well as contacting the media in reference the insects, smoke hazard and sewer gas hazare and the overall nightmare I have had to endure. I will also report a complaint with the TAA, The Advenir Corporate Office, and the Greater Apartment Association of North Dallas and perhaps the local city health inspector for failing to maintain the unit in accordance with proper health and safety ordinances.

All Items reported are from 4/2019 to 6/13/20 and the resident has renewed her lease on 5/6/19 and 6/13/2020 as well.

The amount of times these issues have been addressed goes to show how they still have yet to be able to resolve the issues. Regardless of how many times they are addressed does not mean they have been addressed adequately to resolve the issues. None of the mentioned, solutions have worked and continue to be a problem. Me renewing my lease is so that I'm not charged double for rent because it expires July 8th, 2020 so that is irrelevant.

Smoke smell: None of those listed by the apartments worked. If it did I wouldn't still be complaining about it.

Sewer smell: Maintenance guy claims he couldn't smell it which was clearly a huge red flag for me as the smell is undeniable. I have told them multiple times that the enzymes they are pouring down the drain obviously do not work.

Pest: I asked for the shower to be properly caulked around the top and it was clearly not, both times. Both times, the bugs were still coming out of the same areas I requested to be sealed. This is clearly an issue with spotty and terrible workmanship.

I would not be hassling with any of this if it was clearly not a problem. The simple fact they refuse to listen speaks volumes on the business they are running.

We are sorry that the measures we have used to solve this resident's issues have not resolved them to her satisfaction. However, we do not have similar complaints from neighboring apartment homes. We have also invited her to transfer to a different apartment on the property, but cannot guarantee her a smoke free environment since we are not a smoke free community. We invite her to visit with the property manager about her lease termination options so she can live somewhere that better suits her needs. Otherwise, there is nothing else we can do about the issues she is claiming.

I moved in the apartment December of 2019. Upon inspection I noticed that the floor to the apartment had a dip in several spots. I notified the front office about the issue and was informed maintenance would be notified. For several months I didn't hear anything about the repairs, so in March I went to the office again to inquire about the floor. Maintenance came to view the floor and informed me that the entire floor would have to be replaced and concrete would have to be poured to level the floor out. I stated that I did not want my furniture damaged, and maintenance stated they would let the office know and see what could be done. I called and spoke with cierra on may 4th about the floor and told her I did not want anyone in my apartment now due to the pandemic and I did not want them touching my furniture. I inquired about a rent discount since the floor is damaged. On may 13th I called the office and spoke to Mercedes due to not hearing back from cierra. She stated that she would contact corporate but couldn't make any guarantees. She insisted that the floor could be fixed and I would just have to move my furniture. I inquired about how I would move my furniture and if they would pay for movers to move the furniture and have it out in storage until the floor was complete. I told her this is an inconvenience and I do not want anyone in my home increasing my exposure to covid during this pandemic, and I would like to be compensated on my rent since this has been going on since December. Her exact response was 'this doesn't have anything to do with rent and didn't I view the apartment before moving in'? I informed her it was night and dark when I viewed the apartment at 6, and she replied 'that is not night.? Then she called me back and said corporate agreed to make a concession for $360 which includes the months February to the end of my lease in September and I could take it or leave it, despite me reporting the issue in December.

Although the apartment is livable, and has no habitability issues, a rent concession in the amount of $450 to accommodate her concerns about her sub-floor was issued. The apartment is livable, and the resident is refusing to allow us to enter to make repairs. We are happy to take care of this issue as soon as the resident will allow.

My wife and I moved into an Apartment called Advenir on Addison. We checked reviews and saw some bad reviews in the past but there was a rash of good reviews that said that there was new management and it was a good place. After we moved in we found out the company was offering incentives for those reviews. On the day we moved in which was the same day we were able to see the apartment for the first time we found the apartment was filthy. Since we had 3 children all under the age of three and all our belongings we had no choice to clean it and move in. over the next few days, we found a bunch of issues 1 of the main ones being mold growing in the A/C system. We complained to the management about the issues and they sent maintainance to fix the lesser expensive issues. For the mold they sent a company out that was not licensed to deal with mold and they just cleaned the vents. We had to argue with management to get that done. The mold is back and I have sent repair orders, certified letters and they refuse to send a licensed mold inspector to the home to deal with the mold issue.
I posted several reviews about our experience with pictures on apartment ratings.com google maps and yelp. Advenir demanded I take the reviews down and when I refused they began harassing us by leaving lease violations on our door. When I said I would show up for court they stop. It seems that Advenir has spent more money to hide the bad reviews than it would have taken to fix the apartment issues.
They are now charging us excessively for water, trash, and sewer. The Novembers bill is 203 dollars and change. It's a small apartment with me, my wife and 3 kids 3 and under. Our electric bill only runs 129 for the same month.
Outside I have found open sewer lines, open electric panels and people speed through here like it is a speedway.
The mold is causing headaches with me and the children are sick a lot and we can't afford to move again. We need help and can't afford an attorney.

Desired Outcome

Refund We have never been late on the rent. I would like a complete refund of all the monies we paid Advenir on Addison and the contract terminated. They have refused to honor their contractual burden and have us in a home that is slowly poisoning myself and my family. Along with the issues outside that create great hazards for any children living here. We were unaware Advenir on Addison was offering incentives for reviews and that this complex had been forcibly closed before due to mold.
