Ageis was Hired to renovate home and has not done so.
Open permit on renovation needs to be closed and all work completed immediately. Permit has been open for almost a year. Original timeline was 90 days.
All work and punch list must be finished and permit closed by oct 15th with no change orders excuses.

The information provided by Mr *** is not factual. Mr *** contacted me last year under the pretence that he was the property owner of this home. When in fact he was acting as a contractor for the owner. He was cited by sarasota county for unlicensed contracting and fined. We have since then involded attorneys and mediated through the owners attorneys, Mr *** and myself to repair the home to come to a amicable resolution. On X-XX-XX we signed a new contract of which Mr *** was the signor on behalf of *** by instruction of the owner. Mr *** was informed of a homeless individual staying in the home while the renovations where going on. To my surprise the individual was given permision by Mr ***. On 8-7-18 Mr *** was sent a letter of breach of contract giving him 7 days to correct his actions. Mr *** then hired his own plumbing contractor to perform work at the home of which the plumber did not pull a permit for their work. As previoulsy stated Mr *** has in the past received citations for engaging in unlicesed contracting and is not allowed to hire subs to work on the home under my license. Mr ***'s breach was he again engaged in acting as a general contractor. He was given change orders to approve of which he took several days to return.Payment was also delayed by approximatelty 14 days citing the owner was not in town to make payment. As outlined in our contract in section 20 Mr *** failed to make payments when due. Mr *** has breached contract several times causing delays.Change orders are outlined in our contract as well. We will not provide extra work for free.
In summary Mr ***'s allegations are false and defamatory. Attached is the contract.

Armando O. CGCXXXXXXX XXX-XXX-XXXX *** took money and is under contract for a home renovation job and refuses to finish or give a finish date. He must commit to to a finish date, close the permit and complete all work in a professional way by that date. All materials need to be delivered and installed, he must return the key to the lock box, answer my calls and questions, keep the yard and home clean, lights off, a/c at 78 and keep me updated daily on the progress until finished.
LLC a unlicensed contractor XXX-XXX-XXXX cited by Sarasota County are all factual statements. *** a unlicensed contractor original complaint was "Ageis was Hired to renovate home and has not done so. Open permit on renovation needs to be closed and all work completed immediately. Permit has been open for almost a year. Original timeline was 90 days." We since then provided a contract contradicting his original allegations. His second complaint now in his rebuttal are all outlined in the contract. I have encouraged him to read his contract and have told him that every answer he seeks is covered in his contract. He should read his contract in its entirety but I would encourage him to read sections #2,5,10,11,12,13,15,20,25,30,31. He has a copy and it is uploaded for everyones convenience. He has been redirected to read his contract as I have no desire to engage this individual in any type of discourse. We have never refused to complete the job contracted we will not provide extra work for free nor will we do any type of work outside the scope of work. Again it is outlined in the contract.

Armando is under contract to finish, has been paid, he needs to Commit to a finish date, close the permit as required by the County. He keeps stalling and I making excuses.
