To whom this may concern, It is within our greatest interest to maintain practices of efficiency and transparency when it comes to customer serviceAll available apartments are offered at the time of inquiryMentioning the location of said apartment (above the garbage room/retail space) is conveyed to all prospects so they understand that as a benefit there are no neighbors below but that the given location could also generate noise from the trash/recycling pickupProspects decide for themselves if this is a location that will work for themDue to confidentiality laws we are not allowed to discuss current or previous residents Refunds have been issued and cleared through our bank Sincerely, Affinity Property Management

Management met with the resident and explained the process for lease enforcement, which unfortunately does require violation notices to be issued when the lease or community rules are not being followedIn addition, Management explained that the Towing policies are clearly posted in the parking lotIf a vehicle is illegally parked and is towed, it is at the vehicle owners expense

Unfortunately, we are not able to provide you the desired responseThe lease is a legal binding document and you have chosen to move out prior to the end of the lease expiration date, the lease termination fee applies 100%When a resident chooses to leave prior to the natural lease expiration, they can do so at any time without a 30-day notice, this was also explainedWe again apologize that you were dissatisfied with Riverwood Heights we are hopeful that you have found a new home that meets your expectations

Dear resident, We thank you for the opportunity to relay information on why the request to waive the termination fee was deniedYou and I conversed via email on March 6th in regards to the issues you relayed to Affinity Property ManagementDuring our email exchange, you expressed concern for
the ongoing construction project and your dishwasher at Riverwood Heights Apartments in Tigard, OregonThe construction project is understandably a disruption but it is to improve the exterior and interior of all the apartment homes at Riverwood HeightsDue to the size of this project, it is not possible to track every nail or piece of garbage that may be dropped throughout the dayHowever, the construction company we are working with does do a daily clean upWhen you sent the pictures of the items around your particular building, the contractors immediately did a clean sweep of any item that could be viewed as an issueI relayed to you via email on March 6th the following: I am glad that you have brought your concerns to us, thank youNow that your concerns for the exterior grounds of the apartment home have been expressed to us, we are taking steps to cure the items you discussedI have asked the construction company to do a detailed sweep to get rid of all unused items and trash todayPlease understand that construction is almost over at Riverwood and these efforts are being made to improve your surroundingsDog feces is a very difficult task to stay on top of because, not all residents care to clean up after their petThis is something that our porter does do on a weekly basis but again, with the number of pets that live at the community, we cannot guarantee that each mess will be cleaned up immediatelyWe do our best to enforce the cleanup policy and offer pet waste bags encouraging residents to clean upIt is unfortunate that not all residents feel this is a priority howeverRiverwood Heights does have a patrol company who does four patrols per evening, equivalent to being on site for four hours each nightThe number to the patrol company is readily available to the property and every resident is welcome to call them whenever you feel it is necessaryWe do also encourage all residents to contact the local police department should they feel their safety is in jeopardyWhen a lease is signed at move in, each resident is explained to that a termination fee applies should the resident decide to break their lease prior to the expirationVia email on March 6th, you requested this fee be waivedHowever, the signed lease is a legal binding document and the termination fee was agreed upon by you and Affinity Property Management when you moved in and signed your leaseOn March 6th, it would have been less expensive for you to pay the termination fee than to continue your lease at Riverwood HeightsWhen a resident pays a termination fee, they are free to leave at any time and are no longer responsible for paying rent through their lease termYou chose to not do this and at this point notice to vacate has not been received

I am rejecting this response because:Very much like the responses I recieved as a tenant at RiverWood Heights, this does not address my concerns of the lack of safety while living thereI felt that there was no option buut to leave and immediately for safety concernsI would like to hear of an option for payments of the fees dueAt no point has anyone disputed that the lease was signed or that amount is owedIn fact I have had to involve a third party, Revdex.com, to request an optioon to make payments.

I’m really sorry to hear you’re having difficulty finding available parking spaces, I am happy to address this issue for you. The [redacted] leasing team is new to the property and is continuing to learn daily. Part of our training is to research questions asked, so that we...

are able to respond effectively the first time our residents request assistance. There has been a high demand and appreciation for reserved parking since I began as Manager for [redacted] in May 2016. The lack of parking isn’t a new problem and can be very frustrating for residents. I am actively trying to resolve it for the residents here. The main contributor to the shortage is due to residents storing multiple cars in the community and taking up potential spaces. We are actively tagging immobile vehicles and removing them if we notice it hasn’t moved in a while or if it’s a boat/trailer/non-drivable. If you could send me an email or call and leave a voicemail with the information about the car you are referring to, that would help us manage this situation for you. Beginning in November, we will also be adding a new security patrol service that is also going to help identify non-moving vehicles.
Currently there are 145 spaces for free parking, and 121 spaces available for rent. There has been a waitlist for numbered spaces since July, but as I mentioned earlier I want to address your specific situation and locate a parking space as quickly as possible. If you can tell us which numbered spaces you believe are empty, we can confirm if they are rented or not. I’m sure it would be frustrating to never see any cars parked in them, so I’m happy to investigate what’s going on with that for you. Also, there is a plan to designate more free parking throughout the community - however, due to the renovations being made throughout our community, I am unable to do that currently. [redacted] does have an obligation to provide storage to the construction crew, but they have agreed to use grassy areas moving forward to ease the parking concerns. If you could assist my employees by sending us an email directly (or calling our office and leaving a message if we don’t answer) whenever you have a concern, I will make sure that my team and I address these situations immediately.
