Affordable Woodruff StorageIdaho Falls, IDMy response to complaint as follows:*** *** rents a 12’x30’ storage unit at our facility I received complains from other tenants saying they thought people were living in a camper out back as they saw a male and female walking a white dog
amongst the parked RV’s a few timesWhen I investigated the complaint I saw the white dog tied to a camper sleeping under a second trailerI knocked on a couple campers with no response then shouted for anyone to come out*** and another woman were in a camper and did come out*** stated she could not find a campground to park her trailer so they were staying in the camper temporarilyI told her she would not be allowed to stay in the camper on our location since there are no water, sewer or electricity and this was not a campgroundShe told me as soon as her vehicle returned she would remove the camper as they were moving to Oregon to purchase land.I saw and talked to *** as she was loading items from her storage into her trailer one day in SeptemberShe was behind a month in rent so I asked her to catch up payments which she didI again saw her the night of October 3, about 9pmShe said she was leaving for Oregon the next dayI saw the door was off a couple rollers and pretty messed up from forcing the door down and shutShe offered to pay for the damage and the month of November in advance ($125)I followed her to Fred Meyers where she took $out of the ATMThis was $for door repair by Garage Door Coand $towards November leaving her $short to pay for NovemberShe said she did not have any more money to withdraw but would send me the balance and payment every monthShe gave me an address of a campground where she would stayShe also told me she would leave her key with Jim who works at the repair shop near her unit so I could have the door repaired. When I saw Jim to get the key he said she left no key and she wasn’t his friendHe only saw her at her unit. *** told me later she was coming to Idaho Falls to get more items from her unit and we could fix the door thenI never saw *** as she did not notify me when she arrivedJim did see her putting a large TV and couple other items in the unitI did see that the door was even more messed up not only off the track but also a cable was broken from being forcedWhen the door repair company came over for repairs we could not get the door up since it was so brokenI had to cut her lock off to do the repairsWe had to figure how to get into the unit to put on a new cable and adjust the springs to be able to lift the doorIt was a two hour job by the repairmen.I have talked to *** three times since she leftShe told me she was getting her bank to make auto payments but none were madeI called her today about 3pm and she told me about the complaint with Revdex.com and that they advised her NOT to pay her bill until after this complaint was settledMy response was that I would be sending *** a foreclosure notice for nonpayment which will be in the mail tomorrow since she owes us over five (5) month’s rent (December-April)I received the written Revdex.com complaint by mail this afternoon after our phone conversation. Nothing was stolen from ***’s unit as the door was locked and could not be lifted anyways without breaking out panelsThe door got fixed and I texted *** photos of the doorI placed one of our red locks on the door to keep it secure waiting for her payment and return. I hope *** pays her delinquent bill and removes her items from our facility

For your reference, details of the offer I reviewed appear below.The mice issue can actually be attested by his helped who saw the THREE dead mice in the unitIf anyone were to go out there they could find mice feces anytimeAlso, we have the testimony of two other people who were helping us and saw the dead mice that I picked up and placed outside the storage unitAs is possible to see the fact that this business owner cannot even admit to his error on the mice issue shows how little respect he was for any of his tenantsRegarding the issue of the owner not letting us in when we were in Idaho, this occurred after we had moved out of state and we made a trip to Idaho falls were we requested entry and he wasn't availableThe fact that my wife told him we were in town from Seattle and he still couldn't make an exception is also a show to his character and how little he cares about his tenantsFinally, although my behavior was not the best and I had the right to be upset after he told I was not getting my prorated rate, I cannot believe that his reasoning behind that is that I *** *** have to pay for the NEXT tenants first free month!!!! I paid to keep my things safe and stored because of my military duty and neither one of those things were doneI'm again very disappointed in his response and how he has to make sure to make us look unreasonable and lie about the rodent issue because he can't admit to his mistakes as a business ownerI hope that the State of Idaho and the Revdex.com can resolve this issue because as it is possible to see he will not do the right thingHe did not treat us right while we were there and he will not be reasonable when it comes to the damage that was done to our property while under his care! If necessary I can send testimonies from the other people that were with us and as stated above if my unit was infested I'm sure they all are because there is no wall separation AT ALL between all of the units in that buildingFinally, as he stated WE did RIGHT by him through paying on time and making sure that we were not a hassle to him or his helperHowever, I find it interesting that the owner mentions that his helper stayed with us the ENTIRE time yet he DID NOT see the rodents since I SHOWED THEM TO HIMThis shows the lying character he is because my wife, my two helpers, and the helper ALL saw the dead mice and the feces all over the place WHILE we were moving out.

I do not remember ever seeing or talking to [redacted] previously but they were customers for two years. The [redacted] always paid on time so there was no denial of access at any time to their stored belongings as [redacted] claims. Their personal checks were mailed to us from locations...

outside of Idaho. The last few months the checks came in the form of automatic bank payments.I received a phone call from my helper about [redacted] while they started to remove their belongings from the storage unit. I was on location so I walked out to the units. [redacted] met me half way from the gate telling me to go around to the side of the building quote“Step around here so my wife doesn’t hear what I have to say to you.”I went with him around the side. He then started verbal abuse towards me and accusations about what a crook I was with poor customer service I provided. [redacted]’s concern and anger was over our policy of not pro-rating the last month that a customer chooses to move out of our units. Our Rental Agreement clearly states this policy and has been in place since our beginning. We give our customers the first calendar month free when they move in (whether it be three weeks or three days). We do this so all of our customers rents are due on the first of the month keeping it easy for our customers and us knowing that the rent is due on the first and also paid in the beginning of the month. We also give a five day grace period before any "Late Fee" is incurred.[redacted] said I "was stealing his money" since he was not using the storage unit after December 8th. He was quite angry about this. I explained to him that we give the first calendar month "rent free” but we don’t pro-rate the last month since most new rentals are towards the beginning of the month. He also told me I was “double dipping” on him and the next customer who rented the unit he vacated. He was extremely angry at the thought of this which does not occur because we give that part of the term of the next customer FREE. After having [redacted] in my face for that time I did tell him he was rude and to finish taking his items from the unit. He threatened to call the Sheriff. I kept a calm voice and collected attitude during our interaction. Just before we parted, he stated that this added to his having a bad day as he had several bad things occur earlier. At that point I told him I had already figured he came to my business with a chip on his shoulder and bad attitude which had originated over something else before he arrived. He smirked and agreed. He threatened he would file complaints with who ever he could trying to ruin my business.[redacted] and his wife went into the storage unit together. I took that opportunity to talk with my helper. He told me [redacted] was snarky right from the beginning. I told him to keep a distance yet monitor the removal and have minimal contact with the [redacted] (usually we help the customers move items in and help them move out). It took them almost two hours to remove their items from a 10’x10’ unit into about a 8’x16’ cargo trailer and pick-up truck. I know this because I had my helper notify me when  they were finished. [redacted] had plenty of time to bring the rodent issues to our attention.[redacted] made no mention to me or my helper about any rodent problem or ruined items. I do not believe that Idaho has rats as mentioned by [redacted]. We keep mouse traps and poison bait blocks in these smaller units to help prevent rodent problems. [redacted]’s unit has not yet been rented again this December, but any new tenant would have received that time for free.[redacted] makes mention several times in his complaint about not receiving a proration of rent. I believe this and his other events of that day have led him to file this unfounded complaint. It was obvious to me that he has a bad temper and we were to be on the receiving end that day. [redacted] is not being truthful about the events at our business location. Woodruff Storage
