I am a foreclosure investor and have been working with AFX for the past months They have provided me with dozens of title searches and my experiences have always been pleasant The reports have been timely and accurate What prompted me to write this today is their most recent report saved me from bidding on a property that had a $?23k HOA Lien Not only did they uncover the lien but they also reviewed the report with me to make sure I understood their findings Over the years I have worked with several different title companies and AFX is by far the most professional to work with and their pricing is about 1/what I pay at a traditional closing

Complaint: I am rejecting this response because: 1) This part of response is lie: --quote-- On February 5, claimant contacted AFX and stated that he had called other potential vendors and was quoted cheaper prices and if he did not have the reports back soon he would want to use the cheaper vendor --end quote-- I never stated that type thing that I "was quoted cheaper prices"Another vendor (who had known me before) had contacted me and said that AFX Search was contacting them and was trying to sub-contract them for my project, indicating that the job hadn't even started by that time 2) This part of response is also lie: --quote-- The claimant [...skipped...] hired the cheaper (and noncertified) Title company to provide his research--end quote-- I had to hire another vendor (for exactly the same price) to COMPLETE the work that AFX Search failed to complete As a result, I got COMPLETE report from another vendor, which had much more details and essential facts captured, than those provided by AFX Search 3) Let's look at the resultsI had paid twiceFirst - to AFX SearchThey didn't deliver complete reportsI confirmed this with 3rd party vendorEssential parts of those reports were missingAnother vendor (the one I hired after AFX refused to fix incomplete reports) provided the COMPLETE reportsThe difference is obvious, I can compare two reports and highlight those parts MISSED by AFX So, the bottom line is that AFX delivered incomplete reports and I had to pay twice (to another vendor) for redoing their jobAnd I have all proofs of that - right reports from 3rd party vendor; poor reports from AFX; all email correspondence; etc Regards, [redacted]

I was extremely pleased with AFX service in providing me with a complete Title Search report on property in Florida. Their service was fast, and they were very courteous with me on the telephone. I would definitely recommend AFX services.

We are disappointed that this client is not fully satisfied with the results of our research, which is highly unusual.  It can be a challenge to provide services to someone that is not familiar with how research is conducted within the official land records.  This file was...

particularly difficult because the information originally provided by the client was not sufficient to identify the properties.  Ultimately, the research was completed and included any relevant and recorded documents from within the official land records on the subject properties from within the scope of the search (ie: timeframe searched).  The client was kept informed as to the progress through phone, email and certified mail.  The completed research was provided through emailed PDF’s as well as hard copies sent via certified mail.  It appears the client may be requesting or expecting information that was never recorded within the official land records and therefore would be outside the scope of a mineral rights search.  The research was much more involved than originally anticipated at the time of order.  However, it was completed and is certified to be accurate.  We are available to review the completed research with the client and have offered to do so on several occasions.

This Company Afx Research, has  stolen my money for research.  ( Corporate Manager) David M[redacted], and his Assistant Manager D[redacted] are fraud, After I paid 1,222.00 for Mineral Research Services from their Company.  This was a simple Mineral Research Assignment, and told me that they were PROFESSIONALS, and have the best EXAMINER in this field. That is the service I Paid for. The invoice of the assigned 3 Wells, that were named after my father,and family. I just needed the titles on these Wells Pulled. After paying the Research fees UP FRONT,  and waiting almost a month for this information, I asked them if they would be able to do this JOB. I was told that they would. Yet they information it was irrelevant ti anything on they invoice contract I paid for.  I am a Senior, and they took full advantage of this fact. They even asked me to send information about these Wells, to so call help track down titles. Then they had the Nerve to Defaced (recycle) the information I sent them and call it upstanding research work.  The proof they didn't practice Due Diligence for their work. The Invoice states the 3 wells that they were to research. They sent absolutely No information concerning these Mineral Research.  Its states in the website that they Certified the information. They sent me information that was irrelevant to the wells, and known of these paper were certified. Basicly they just went Nosing in my family business that had nothing to do with this CASE. I would Like The !,222.00 that I paid to Mr.D[redacted] Refunded, per stated in the website . ( Requesting My Refund, Due to WORK UNDONE.) This Company Guarantee their Work. I like my HARD EARNED MONEY REFUNDED TO ME. (1,222.00 in FULL for WORK UNDONE.

1) This part of response is lie:

I never stated that type thing that I "was quoted cheaper prices". Another vendor (who had known me before) had contacted me and said that AFX Search was contacting them and was trying to sub-contract them for my project, indicating that the job hadn't even started by that time.
 
2) This part of response is also lie:

I had to hire another vendor (for exactly the same price) to COMPLETE the work that AFX Search failed to complete.
 
As a result, I got COMPLETE report from another vendor, which had much more details and essential facts captured, than those provided by AFX Search. 
 
3) Let's look at the results. I had paid twice. First - to AFX Search. They didn't deliver complete reports. I confirmed this with 3rd party vendor. Essential parts of those reports were missing. Another vendor (the one I hired after AFX refused to fix incomplete reports) provided the COMPLETE reports. The difference is obvious, I can compare two reports and highlight those parts MISSED by AFX. 
 
So, the bottom line is that AFX delivered incomplete reports and I had to pay twice (to another vendor) for redoing their job. And I have all proofs of that - right reports from 3rd party vendor; poor reports from AFX; all email correspondence; etc.

It is unfortunate that the client feels the research was not completed to her full satisfaction.  AFX specializes in research from within the public land records held within the various Governmental Repositories. Therefore, we are constrained by the documents that are actually recorded within these records rooms.  Itappears from the client’s comments that she may be looking for documents that either never existed or were never recorded within the official land records. Our guarantee (http://www.titlesearch.com/guarantee.html), clearly states that if our reports are found to have any substantial errors we will refund the price charged for the search.  At this point, no substantial errors have been demonstrated.The research was completed by a Nationally Certified Title Examiner and the certified abstracts summarize our findings in regards to various parcels of land that were requested to be searched.  It can be disappointing when the research comes back completed but the results are not what you had hoped to find.  That appears to be the case in this situation.

I am rejecting this response because: I kept in touch with Corp. Manager David M[redacted], I sent him many email , And he and is associate Assistant Manager told his secretary to not allow me to leave a voicemail .  talked to and inform Mr. M[redacted] because he was the responsible person  charge. After sending the official report I informed him that the records that sent me had nothing to do with the Woodmore Wells that I requested. There is a Receipt Invoice that stated exactly the locations, the Wells name, Date when they were dug. (all information needed to get title information).  By emails, phone calls, I asked David M[redacted], and D[redacted] H[redacted], several times if they could do this job.  They assure me that they did this all the time. They worked with Lawyers, the Government, and the Certified all information . After a month and a half of asking them to research what was agreed to. (Noted on Receipt information ONLY).   They claim on they AFX RESEARCH  WEBSITE, that they GUARANTEE their work.  I tried to get the information that I paid them for. As I stated in the  original report, Mr. D[redacted] H[redacted], requested that I send him more information concerning the My parents interest in these Wells, ( I send him My Deceased parents Will, Check information concerning these Wells, that had the Samsons Resources, the Lessee. This is after I paid this company do the resource, yet they ask me to do the Work. And then half of the information I sent, these people turned around and DEFACED SOME of the iINFO.. and sent it back to me.  NOTHING CERTIFIED, not proof that they even went to the County Clerks Office. The Only Time I received a certified document, was when I decided to ask for a refund due the  LACK OF WORK UNDONE.  I PAID for their PROFESSIONAL Service, and they sent me things that I already had. I needed the chain of title on these  3 Woodmore Wells. and they took that time to look in my Family's business, that had nothing to do with these titles I requested.    I would like a refund of my money 1,222.00 Paid in Full.

Review: In November of 2013, I located the website TitleRecovery.com. The website advertised the ability to recover lost vehicle titles. I'd recently purchased a vehicle from another state, however the owner lost the title.After entering a quote request on the website, [redacted] of AFX LLC (Records Research & Document Services LLC) called me. He quoted me a price of $585.00 to obtain a replacement title of ownership. I asked him if I'd be receiving an actual ownership title and he said yes. I provided my credit card number and was charged $585.00.Several weeks later, I received paperwork from him; it was an application for registration from the Vermont DMV. I accessed the Vermont DMV website and discovered that the paperwork AFX sent me was only an application for registration, not an actual title of ownership.I emailed [redacted], demanding a refund. I cited the aforementioned issue in the text. Several hours later, he called me and assured me the paperwork sent to me would result in the issuance of documents from the Vermont DMV. He said those Vermont documents were the equivalent of a title of ownership from the California DMV. I completed, the paperwork, wrote a check for the registration fees ($38.00) and mailed it to the Vermont DMV.Several weeks later, a Vermont registration arrived and I contacted the California DMV; I was informed that the Vermont paperwork was not sufficient. As a result, I was never able to obtain a title of ownership as AFX promised.I disputed the charges with my credit card company, however did not prevail.In addition to lodging a complaint with the Revdex.com, I'm contemplating a complaint with the California Department of Motor Vehicles and the Federal Trade Commission.Desired Settlement: I want a refund of $585.00.

Review: On 7/6/15, I obtain and paid in full for Title Search Services from AFX Research LLC. I needed a mineral rights search done on 3 of my family Wells located in Haskell County, Oklahoma. I found this company online and it seem to be what I needed. After talking to Customer Service Rep. Raul, and he was confident in telling that his company work with the government, and were certified, also used to supply court certified research. And they also Guarantee their Work. I paid for Services that same day to began a Mineral Rights Search on three wells. ( sent me invoice receipts stating the wells and the charge for each, Full total I Paid 1,222.00). The job should take about 2 weeks,or maybe a little longer depending on what was needed. about two weeks later(7/15/15) D[redacted], (Acct. Manager) called me saying that they needed information from me concerning this title search. I was very confused, due to the fact I was paying their company to research a get this info. I asked him if there was a problem, did they think they couldn't do this job. Because if they could not do the job I would have to go some where else. But Mr. D[redacted] very rudely told me they were specialist in tile searching, and they just need me to send any information that could add so help to the Examiner Specialist. I asked to speak to the Corporate Manager(David M[redacted]) only to find that he was more confused than Mr. H[redacted]. But Mr. M[redacted] assured me that his company could get this job done. He Guarantee their WORK, They are professionals, they work with the Government, and also make sure that all work is CERTIFIED. These people are swindlers. I finally received the report in my Email 8/3/15, a month later. These people sent me information that haD nothing to do with the Wells Information. They sent me information that I sent them. Their so called Oklahoma personnel, went into sections,and parcels of land that had NOTHING to do with these MINERAL RIGHTS SEARCH for Wells that I Paid In Full 1,222.00.Desired Settlement: I would I my money refunded to me, I want them to practice Due Diligence. They said that they GUARANTEE the AFX RESEARCH TITLE SEARCH LLC, (WORK). I want them honor their WORK.

Review: I have ordered Title Chain reports for two parcels in San Mateo County going back to original subdivision time (1908, 1928). AFX Search immediately charged my credit card $1300 (full price of both reports) promised to complete reports in 1-2 weeks. And then the fun began.AFX dragged their feet for ONE MONTH without providing ETA, just feeding me with promises ("we are working on your project, waiting requested docs from county archive").. After I got tired of that and insisted on sending me at least interim results they sent me 2 incomplete reports (covering half of the requested timeframe) and claimed those as final reports. "We are done - have a wonderful evening!"After long fruitless conversations and long email chains I gave up on them and hired another abstractor to provide SAME reports. In 2 weeks I got COMPLETE reports with all the deeds and other documents missed by AFX Search. It turned out AFX Search did such a poor job, thanks God I hired another abstractor! AFX Searched missed many critical deeds, didn't even pull up original titles from subdivision, didn't find conveyances before 1954 (which I got from another abstractor), those reports they delivered would have made me pay thousands and thousands $ more for the parcel legalization! In short words: 1) Poor incomplete reports (I would have lost thousands of dollars if I used them) 2) Inadequate communication - I had to poke them several times for any kind of update, for invoice, for anything I needed 3) Unethical business - they are reluctant to admit they failed with the delivery 4) Double cost - I had to hire another abstractor. Forget about refund - AFX Search never gave back my money. I'm still in the dispute case with them.Desired Settlement: Full refund of $1300
