In response to the complaint the client laid out several things so I'll do my best to address each one.  1.) all clients are made aware that we are a broker who work with several investors they not only sign a form recognizing this  but also receive an email of which the loan estimate is...

sent from the investor we are using within 3 days of the application .  You'll see the email showing she received that and an email showing she opened that at the beginning of the process.2.) The client was denied due to a foreclosure and the length of time since it's finality.  We asked for all the paperwork at the start of the process and received pieces through out the process.  Had she provided all the foreclosure paperwork we would have been able to tell her she needed to wait until the appropriate time frame had gone by (in her case at that point it would have been a little over 60 days) When we had gotten to the very end she finally provided what had been requested for several weeeks and the time frame was short by 45 days.  We offered to wait that period with her and finalize the loan at that time upon which she decided she would try else where.  We denied her file accordingly along with the investor and you'll see that attached.  3.) upon moving on to work with another investor 45 days later she contacted me with the bank she was using and requested my personal help in getting the FHA case number cancelled with the investor [redacted].  I gladly did so and it took FHA about 48 to 72 hours to do.  I've attached a letter from her new investor thanking me for the help and offering me a job along with acknowledging my help to get the case file cancelled.The client seems to want a refund of her Appraisal of which she both received a copy of and she decided to move elsewhere to close this loan 45 days later.I wish her well in her new home.  If needed I can provide multiple emails and documents backing up this response beyond the few in these attachments. [redacted]
