*** and *** *** originally set a move out appointment with me for February 29, at 2PMSince I knew that I was going to be returning from a flight to Texas that same day at 3:PM, I pushed back the appointment to 4:30PMMy flight from Dallas was delayed and I arrived at approximately
6PM and arrived at the ***'s rental home at 6:30PMDuring the time that I was delayed I kept in constant contact with the ***'s about the delayed arrival which they were fine withThe ***'s knew that at the time of the appointment they were to have all their things removed and whatever cleaning was going to be done also completedPresumably, when they originally set the appointment for PM that day, one would assume that their belongings would have been removed and the cleaning completedSo I was very surprised that at 6:30PM I walked in to find bags of garbage and some personal items still inside the unit and *** was down on the floor trying to clean the vinyl floor in the entry.
Everyone's idea of what is clean is different, but when I do a walkout, I look at the place and ask myself is this Move In Ready for the next people? If I have to do anything to prepare the place for the next party, and it is not done by the tenants then they have to be charged for what is not doneI hired a cleaning company that is in no way affiliated with my company to clean the unit the next dayThe condo had sold and closing was to occur on March 2nd, two days after the tenants were to vacate on February 29thThe cleaning company makes their own evaluation of what needs to be cleaned and they sent gals to do the cleaning the next dayThey provide detail cleaning sheets of exactly what they clean along with the billAt the time that the ***'s received their statement from us, I had not received the detailed sheetsOnce *** and *** contacted us about what they were charged for cleaning, I invited them to come into the office so that we could go over things with themWe made an appointment to do just that which they never came toI contacted them by text 1/hr later to see if they were on their way as I had not heard from themTwo hours later I received a text from them that said they were held up at work and couldn't make itI asked if they would like to reschedule the appointment and two days later I received a text saying they have decided not to meet with us and that instead they had filed a complaint with the Revdex.comI understand that this bill was not what they were expectingHowever, like I said the cleaning company is not affiliated with our companyThey make their own assessment of what needs to be done and then clean and charge accordinglyIf the ***'s have a complaint about the bill, I would suggest they contact the cleaning company directlyThey received a copy of the bill and so they do have their contact information.
On another note, the ***s maintain that the unit was not move in ready clean when they originally moved inI am attaching the move in/out sheet that shows that the only thing that was not completely cleaned well enough was the slider tracksIf they are entitled to any additional refund then in my opinion it should be for whatever it cost the cleaning company to clean thatThey signed off on the Move In sheet when they moved in and they signed the Move Out sheet when they moved outSignature denotes acceptanceIf the unit was not move in ready when they moved in, then they should not have signed the formWe did the walkin together as well as the Move Out walkthrough togetherThey were also not charged for carpet cleaning although their lease definitely defines the carpet cleaning as a non refundable chargeIn addition they were also compensated from the owner for cooperating with showings while the unit was for saleTheir claim to get the entire cleaning deposit back is unwarranted in my opinion and I would encourage them to take the matter up with the cleaning company directly
